I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

My solicitor just rang to say that they've had some enquiries back but the responses aren't great, mainly because it's the executors selling and so they don't know the house very well. Contracts have been sent by post and haven't yet turned up due to the postal strikes. But we're getting there!

@Level75 Im. not a cash buyer the process can be fairly swift or dreadfully slow. Depends on a lot of factors including how quick solicitors are to deal with the files and how quickly the vendors send back paperwork or responses to enquiries.

@dubyalass oh no nightmare. i guess there may be some to’ing and fro’ing if they aren’t familiar with the house. Hopefully your solicitors will be proactive with chasing everything up and keeping on top of it all.

I’ve heard nothing since the start of the week and I’m losing the will quite frankly.

DH spoke to EA on Tues who said they are chasing all parties but the signed transfer form we need still isn’t sorted. Vendor is saying if we don’t have a firm move date by the start of next week then he wants to wait until the new year to move and DH is agreeing.

I still don’t know if the contracts for our sale have been received the solicitor due to the postal strikes (they aren’t local so wasn’t an option just to pop in)

sending calming vibes and let’s hope we hear more tomorrow otherwise it’s the weekend and more waiting again

I may have officially "graduated" from the thread, but I am holding you all in my heart. It's an absolute bugger of a process and I have never been so stressed in my life this time round.

Today I got the email saying that my house has been successfully registered in my name with the Land Registry. And I have ordered a new bathroom and cloakroom (needed, am bathing in a bucket with a kettle of hot water)

The last house I bought was a probate sale and the vendors know absolutely nothing about it. Everything was returned "don't know". It was ok in the end.

@FuzzyPuffling lovely to “see”’you back in here and how lovely that your new house is now officially in your name. Great news on the bathroom ordering. A bucket and a kettle sounds somewhat challenging!!!

I agree - they do say buying and selling a house is one of the most stressful life events and I totally get this. I feel like it’s taken over my entire life!!!

We also have bought a probate we had loads of Ropey responses from the vendors ... we've just gone with it . Our survey came back decent so 🤷🏻‍♀️

How is everyone getting on?

the postal strike has caused difficulties for our sale as our contracts and transfer form was returned last week but it’s still not been received so we need to re send it (solicitor not local so can’t pop in) once that is sorted then we can exchange.

our purchase is still moving at a snails pace and heard nothing from solicitor.

pre Christmas move isn’t going to happen 🥲

My solicitor rang again today to say she was putting the report together and to explain a few things like the non-committal responses from the sellers. Oh, and that there could be a right of way over the parking space so if someone contests it because my car is blocking it I can’t park there any more. I am minded to ignore this as the space has been used for at least the past five years without any problems. I can get an indemnity policy although I’m not convinced they’re worth it. Anyway, they also sent through the draft contract and transfer documents from the vendors’ solicitors, both of which have the original agreed price on them, not the reduced price we agreed after it was downvalued 🙄 So now I have to go back to them on that.

I have no fucks left to give about the whole shitshow but I also don’t want to miss anything important just because I’ve had enough. My solicitors are being pretty thorough about everything but ultimately it feels like an arse-covering exercise because nobody knows the answers. They have queried mundic block but the house was built in 1963 at the earliest, more likely 1967, and mundic is usually only up to the 50s.

Forgot to add that because the garage and parking titles are in the executor’s name, not the deceased’s, my lender could kick up a fuss because they’ve been owned for less than six months. I would hope they would apply common sense when they’re notified but who knows.

@dubyalass its such an awful stressful process isn’t it and feels like things keep cropping up. I’m sure the access won’t be an issue as it’s not been for the past few years. Annoying that they had the original price on the contract too.

im just so stressed and fed up with it all. Really wanted to be moved before Christmas but doesn’t look likely now at all.

solicitor dealing with sale has asked us to sign and send further copies of the contract and transfer form as claims the ones we sent haven’t been received (postal strike) so we need to get signed and witnessed again over the weekend to send Monday. Chased up about the purchase as nothing much happening all week but didn’t get a response.

DH keeps telling me it will be fine but it all feels like things could go wrong at any minute - annoyingly the dishwasher has stopped working and we said we would leave that behind for our buyers (they aren’t paying extra for it) so now not sure what to do. Spent ages yesterday being trying to work out the issue but it won’t work!!

at least I have a fairly busy weekend to try and think about something other than moving house!!

Congrats on exchanging @Adj @EmmaGrundyForPM @ISeeTheLight @hanna65 & @SuperlativeOxymoron. I’ve been struggling a lot due to house stuff so it’s nice to see good news.

We have made zero progress except I’ve become increasingly angrier. When I open messages from further up the chain the air turns very blue these days!

22 November, when POA should have been sorted, came and went. We made a revised offer (to try and get our mortgage reissued) on 1 December like we said we would in the angry letter.

We were then told the POA was conveniently “on its way” which, when we proved, actually means they’ve assumed it is because 22 November passed and no one has checked it’s even been issued or questioned why a v important legal document isn’t being sent signed delivery and has taken 10+ days to arrive 🙃we’ve told them we expect our revised offer to be considered unless they can provide a date to exchange.

We also offered on a different house but didn’t get it. The market is v slow and it was very nice so it went for crazy money.

I’m exhausted because I can’t sleep, I regularly have stomach ache and on the most stressful days I can’t sleep. I’m genuinely exhausted and I can see it in my work and y general lack of patience

Part of me wants to pull out now, we told them we’ll pull out if their inaction means our mortgage offer expires on 11 January but I think we’ll do one last push next week then decide. It’s been 8 months now and for 5 of those literally nothing has happened. I can’t keep living like this indefinitely.

@rrrrrreatt oh my goodness I can totally relate to how you feel although our wait hasn’t been quite as long as yours. It’s so frustrating that everything moves so slowly.
We are in a chain of 3. Us in the middle, FTB buying our house and the vendor we are buying from is moving into rented - should be straightforward. We should have been easily able to move before Christmas but it’s not going to happen.

I get what you mean about the emotional stuff. I’ve had periods of not sleeping and my general anxiety levels have increased. Work has suffered and my home life too as I’m snappy and irritable. us and our buyers have until March on our mortgage offers but I just want it sorted now

hope you get some positive movement soon

Ive lost my temper today as solicitors dealing with the sale has asked us to re send the signed contract and TR1 form that we sent well over a week ago as they claimed not to have received it. They sent us hard copies in post and emailed copies but as the email arrived first we printed it and signed it.
thought we could use the hard copies they sent in the post but went to sign them tonight and realised DH name spelt wrong (the email version they sent was correct)

you literally could not make this shit up.

Ive still got copies on email but means DH printing them off work and getting colleagues to witness the signatures will delay it going back by at least an extra day - would have saved time if we could have used the posted copies.

so done with all the mistakes and cock ups

well still no word from the solicitors handling the purchase although DH has spoken to EA who will speak to vendor to get them to put a rocket up solicitors backside that has caused all the issues

solicitor dealing with sale has confirmed that finally our signed draft contract and TR1 has arrived - been delayed about 10 days with postal strikes and we thought had got lost in the post

I’ve still convinced myself it’s all going to fall through though

It’s comforting to know I’m not the only one who finds it hard work emotionally @RM2013 . A lot of my friends haven’t bought yet and they’re just like “don’t think about it”, easier said than done!

We’re in a chain of 3 too, everybody else wanted a quick sale and we had to persuade them we could deliver that which seems laughable now!! I’m off work today after a hellish on call shift so we bobbed over to see the estate agent. Our revised offer hasn’t even been put to our seller yet as they can’t get hold of them 🙃

Booked to view two other properties they’re marketing and I’m going to go through all of Rightmove today to see if there’s anything else we should consider. I look regularly but with less than 6 weeks until our mortgage runs out maybe we need to be a bit less fussy! We’re into week 33 now so needs must, we can’t live in a rental forever.

@rrrrrreatt DH keeps telling me not to stress. He’s very laid back and I’m the planner and organiser. I’m just very aware of how much work is going to be needed to make this move work!!! I hope you get news from the seller as would be so much easier if they accept the revised offer. Good idea to keep looking though. I’ve continued to look throughout the process but just haven’t seen anything else I liked as much as the one we’ve offered on!
