I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

so sorry to hear the buyers mortgage still isn’t sorted. Sounds very much like they are struggling to get a mortgage. Really hope that this is sorted for you soon

Completed today! Taken 6 months with no chain and me being a cash buyer. However, 6 weeks in and while things were moving at a pleasing pace, the 101 year old vendor died. Everything stopped for probate. Which seemed endless but all the delays were worth it.

@RM2013 how are you getting on? I'm lying in bed in my new place and I love it so much. Still got some things to unpack but it's mostly there. Lots to do in the future but just thinking about plans for the moment, not getting quotes or anything.

Is anyone else still waiting? Don't make me start another thread!!

@dubyalass we love it here. It feels like
home already. All rooms apart from what will be the office are pretty much done. The only issue is the boiler which we knew would probably need replacing but is a little more complex as regs have changed so
its not a simple job. Haven’t missed our old house at all. So
glad you’re enjoying your new home too

I’m so happy to read all the positive stories! Ours is still ongoing. We went on the market September 1st and accepted an offer within days. It’s a big chain of 8 houses though. We’re all working to complete mid-March at the moment and it seems everyone wants to exchange and complete the same day. Hoping not will all be worth it very soon!! I may even start packing over Feb half term… no idea where to start really! Seems like it’s never going to happen 😂

Lovely hearing about everyone moving in . I posted once but have been lurking as started to lose faith. However we had an offer on Friday. Been on the market since Nov ! 30k below asking so will be negotiating this week. Hoping they up it as we have found somewhere we love , however we will have to negotiate hard on that too as we will be scraping affording it by the skin of our teeth unfortunately . Seems this is the way my purchases always seem to go! I feel a rollercoaster of a week incoming .

hi there, apologies for jumping on the thread with an odd one, wondering whether anyone has any experience of this and can offer any insight?

The house we're purchasing is being sold under power of attorney, due the owner going into a home. one of the attorney's has been non responsive since mid November. I've only just discovered this information as we've now sold our house and ready to proceed, and now hit a wall. I've been informed that the 2 power of attorney's have equal rights/say, one cannot do anything without the other. No one is providing me an update or what the plan of action is to resolve this.

I suppose I'm wondering will this sale even go ahead? and frustrated that I went through the stress of trying to sell, and finally getting in offer to now being faced with this conundrum. It's like the relief of finally selling has been overshadowed by another chaotic thing!

My other concern is the house was in a state of disrepair, which we knew and we were happy to continue as it would be our forever home, so we would fix it up. However the property has now been vacant since august, so 7 months!? In that time and over winter, i imagine the dampness has got far worse (it was already listed as a high priority item) and will probably have no heating as no one has been there to run it! We would have upgraded the boiler anyway, but we wouldn't have done it first thing, now I'm wondering whether the property is even habitable?

I don't want to pull out, there are far fewer properties available now, but wondering what our rights are when we move in if things are far worse than when the initial offer was placed? do we even have any rights?

@rosesposess o haven’t been in your shoes other than it has taken way longer than expected. The house we purchased was in habitable, dated but clean and well kept. However, we decided to change the electrics and the boiler. Please consider the following, especially if you say the house needs renovating:

  1. A good boiler plus new radiators(we went for designer ones), pipes and labour set us back almost £10 ooo for a 2 bedroom house. And my partner took all the old piping out himself.
  2. If you’re doing this you might as well do the wiring, again, it means taking all the floor boards out, digging holes in the walls, lots if dust, makes the place practically inhabitable.
  3. As you do the wiring and plumbing, the player will start falling off and you may need to replace this too. Which will solve the damp issue.
  4. As you do all the above other issues may arise.

so since you are selling your house, consider renting for a while if you want to wait for your dream home. But do go for plan B and start looking at other houses too. It looks like the other attorney is not reliable and this may prove a far too expensive affair for you.
