How long has your house purchase taken [so far]??

I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

Chased solicitors today as buyers solicitors had been saying 1 more enquiry sent and my solicitor saying they had been answered. Think we have sorted it now so just waiting to discuss dates: still waiting to hear on enquiries for our purchase. It’s all so frustrating as everyone ready to go

It's so frustrating.. esp on the run up to Xmas .

Good news on my title plan too - well, half of it. Not had the second title plan back yet but I'm hoping my solicitors can order searches based on the plan itself rather than who currently "owns" it. If they can, I'll be pretty annoyed that this wasn't mooted as a possibility,, but meh. Anyway, another step forwards.

I didn't even know their was a second to the title plan

dubyalass · 08/11/2022 19:03

Sorry, my purchase has three title plans - house, garage and land nearby. The house one was fine but the other two were in the wrong name. One has been changed and sent to us; the other is still outstanding.

So all 4 title plans for my purchase are now combined to 1 plan.
My buyer has had all enquiries answered and were now on track to exchange and complete in the next week to 10 days.
My sellers solicitors have answered the final enquiries, so my solicitor will check them tomorrow.
We have our mortgage deed, tr1 form and contract they are signed and witnessed to be posted tomorrow.
My purchase should be ready to exchange and complete hopefully in the next couple of weeks.

So we're moving forward now. I think my "we've paid almost £2k extra on our mortgage since we came off our fixed term" hopefully gave her a bit of a kick?
And the fact I was furious about telling her to break the chain and complete the sale 2 weeks ago for her to still be holding off on that...

RM2013 · 09/11/2022 21:47

@SuperlativeOxymoron that’s great news fingers crossed

RM2013 · 09/11/2022 21:48

Still waiting for confirmation that enquiries are all answered for both our purchase and sale - solicitors advising they will let us know once satisfied to discuss dates. I just really want everyone to pull their finger out now and give us a date - so much to arrange abs pack up

pavillion1 · 10/11/2022 07:02

Does anyone know how long it is taking land registry to change the title . My solicitor seems to think 10 days at the moment but I'm reading online that it's longer due to back log . Ours was signed and submitted yesterday?

dubyalass · 10/11/2022 07:45

Have they requested it to be expedited? Mine took 10 days (well, the first of the two titles, I've not heard about the second yet) but was expedited.

I just wish my solicitors would communicate with me in a timely manner. I know they're swamped, but there have been times when I could have chased things for them but had no idea there was an issue/delay until I contacted them.

Hope all the title updates/dramas get resolved quickly! So annoying when there’s even more bodies and parties involved that you have no control over their timescales.

we’re waiting for the survey report for our purchase - we know there’s money we are going to have to negotiate off. Urgh, hate hate hate this bit.

I believe so , I don't know if it's 10 working days though.

RM2013 · 10/11/2022 14:03

Hope things are moving for everyone. I don’t feel like we are any further forward this week. Was really hoping the solicitors might start discussing completion dates but they’re still saying they are reviewing the replies to enquiries.

TakeMeToKernow · 10/11/2022 14:29

My seller is using Medway Law who have been awful. It’s an “auction” purchase and the completion deadline was 13th Oct. They’ve stalled and stalled and then this week we’ve been told that the “whole team has been changed” !!! What?? And now a new team has to look over the file… this after being told that they just needed a “manager” to sign off compliance before we could complete. I’m going to run out on my mortgage deal soon :(

Renov · 10/11/2022 16:33

How long have you all been waiting? It's been 4 months and counting since we made the offer and still no completion date discussed between solicitors 🙄

FuzzyPuffling · 10/11/2022 16:42

The offer on my house was made on 20th July; the offer on our onward purchase was accepted on 1st August and we are moving this Wednesday, so 3.5 months after chain (of 3) completed.

We have a very quick (online) solicitor and I have been pushing and emailing frequently and also responding to everything asked of me on the same day. It has been very hard work!

Renov · 10/11/2022 16:49

@FuzzyPuffling that is quick! Good luck with the move. I've been emailing weekly to check progress and ask for updates but their responses have been so slow...

FuzzyPuffling · 10/11/2022 17:02

Renov I know. Probably aided by the fact that none of the three of us need mortgages, and I am the only one who is both selling and buying.

But my vendor's EA has commented several times on the unholy speed of my solicitor and how it makes everyone else look bad! But you can only go at the speed of the slowest, and one was very poor...until she left.

hanna65 · 10/11/2022 17:05

@Renov I'm now in month 4. There's 3 of us in the chain, I'm the only one buying and selling, and there's no mortgages involved. Still no discussion on exchange or completion dates!

SuperlativeOxymoron · 10/11/2022 17:08

The 11th marks 5 months since we accepted our offer and the 13th marks 5 months since our offer was accepted. We are in a chain of 3 and our buyer is an investor, the house we're buying has sat empty since it went on the market in May.

Today I got my suggested completion date from my buyer. I've asked for an extra 4 days as I'd like to have the weekend to move my stuff into storage and clean the house up rather than move mid week. Also will need to sort out calling utilities and put a forwarder on mail.
My solicitor confirmed the last 5 outstanding enquiries on my purchase have been recieved and she is checking them. So hopefully will have a suggested exchange/completion date for my onwards move.

I really hope we'll be in our new house by the end of this month.

Fingers crossed for everyone.

dubyalass · 10/11/2022 20:52

22 weeks and counting here. So, five months or close enough. Still dragging on. I had hoped that we might be sorted by the end of the month but nope, no chance.

Offer accepted 7 July. We are on the home stretch I think though - hopefully will exchange Monday or Tuesday and complete on the 24th.

RM2013 · 11/11/2022 08:36

Offer accepted on our house 31st Jul and found house we wanted to buy and offer accepted 13th aug. We did then have buyer pull out and seller decided to re market house. Fortunately we sold again within 24hrs so back on again.
No dates discussed yet we are at final enquiry stage

FuzzyPuffling · 11/11/2022 09:43

RM2013 I am rooting for you.
I thought our final enquiries were going to go on for ever....then all of a sudden we were done! Fingers crossed you have the same thing.

RM2013 · 11/11/2022 10:11

@FuzzyPuffling thank you 😊

pavillion1 · 11/11/2022 14:34
