How long has your house purchase taken [so far]??

I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

Nope, no way. My landlords are decent people whose hand is being forced by their own fixed rate coming to an end, it (hopefully) won't be for long and the rental situation down here is so dire that I wouldn't risk it to save £50/month. I was one of 60 applicants for this house and if my purchase falls through I wouldn't think about moving until next year. It would be insane to risk it. I'll give notice when I've exchanged, I can absorb the cost for a month or two if needs be.

My purchase fell apart this week ☹️ survey came back with huge amount of unexpected issues.
Fortunately we have found another property and had offer accepted but feels very much like back to square one. Really hoping things move relatively quickly.

Huge sympathies for slow and fallen apart chains. It's a hellish process.

Yesterday I got an email telling me that my first choice house is back on the market. Very frustrating ( it's a slightly better location and better garden - and has a cat flap- than the one we're buying). I bet they wish they'd accepted my offer back in August. I keep the mantra "no room for my piano" running through my head. All will be well

@FuzzyPuffling oh no! That’s just typical but you’ll be happy when you get in your new home. Funnily enough the car flap is the one of the things we didn’t like about our new house as it’s been fitted into the front door and we don’t have a cat 🤣🤣 so at some point we will need to replace the door. Just hope we don’t end up with all the cats in the neighborhood visiting 🤣

Another week commences ... I always start with high hopes . Then I get abit of info on Wednesdays to say they are chasing enquiries, leading to Friday where il no doubt lose my shit at the estate agents or solicitor (maybe both ) for another week of getting no further .

I've heard absolutely nothing from anyone since exchange a week ago. Is this normal? I can't remember. We continue to fill boxes and holes in walls.

@FuzzyPuffling yep pretty normal once exchange is done that it’s radio silence. I normally prod the solicitor to check they’ve got everything in place and whether anything else is needed, then usually the day before completion you get the completion statement

@FuzzyPuffling I would imagine it’s normal not to hear much until completion now. I haven’t started on the boxes yet but I started taking down pictures at the weekend and filling holes abs generally touching up paintwork. Starting to feel a bit bare now 😬

Thanks chums. I'm a bit lost..wandering round the house deciding what to pack and what I might need.
We've just been invited to the neighbours for a meal on Sunday...and I just packed all the wine!
( Admittedly this is a really minor and pathetic issue.. don't shout at me,. I get it)

Well, had notification Friday from vendors estates that the land registry issue is resolved (yay) today I've had 7 notifications ref enquiries on my purchase to read. But still nothing on my sale... according to my estates there is 1 enquiry to be answered, but my conveyancer doesn't know what this is, she emailed the buyers solicitor last Tuesday and then told me she'd chase it up when I spoke to her Friday and that she'd update me today... she hasn't (shocker)

Still no indication of exchange/completion.

No news here today.
Last contact was Friday where on purchase solicitor had advised that some replies to enquiries had been received so would be reviewed and the outstanding ones chased and on the sale our solicitors were advising that there were no further enquiries outstanding but were waiting for the buyers solicitors to confirm they were happy so that we could start discussing dates.
Will chase them weds if no news tomorrow

Estate agent rang me back to say they'd chase the vendors' solicitors. He seemed to imply that he thought my solicitors were being unnecessarily meticulous but given the title issue which has caused this to drag on for 22 fucking long weeks so far is caused by someone NOT being meticulous, he can jog on.

Also, ring me after you've chased, not before! Apparently they didn't want me to think I was being ignored, which makes a change.

Empathy, @pavillion1 . IIRC @SuperlativeOxymoron is also struggling with title issues. My estate agent suggested I have a plan B in the event the title plan hasn't been expedited and my mortgage offer runs out. Plan B is I abandon the whole sorry affair, lick my wounds and try again next year.

We’ve had some good news, although I’m struggling to have any faith!

Sent a very firm letter to our seller’s solicitor & agent on Friday making it clear we can’t afford the house if our mortgage expires so we’d have to offer less or pull out. My partner’s on the edge and wanted to offer less now but I talked him down - our seller is sweet old man and I really don’t want to cause him more stress or do him out of money unnecessarily.

Followed up this morning with a call to the agent and we’ve just had an email fwded from the top of chain solicitor - POA issue is due to be resolved by 22 November and estate agent said we should all complete well before Christmas!! We’re into week 29 tomorrow and my main takeaway is the top of chain solicitor can’t be trusted which isn’t great, hopefully they surprise me this time.

I do feel mildly terrified. It’s a fixer upper and I stopped planning due to the delay. I’ll need to get back on it! I’ve also got time off work to sort things so I’m going to try and clear more stuff out ready for packing.

We’re almost ready to exchange.

They are actually waiting on us to return the declaration of trust but my solicitor is quite slow, not very bright and doesn’t pick up the phone so it took ages to get it as we wanted it (she told us for two weeks we couldn’t do it as we wanted, then backflipped when I suggested specific wording and sent it across in 15 minutes on Friday afternoon!). But boyfriend was away so couldn’t get it witnessed at the weekend.

Anyway, we will return it probably tomorrow to be delivered on Wednesday. Hopefully we’ll be able to exchange then? Completion is proposed for the 24th 🤞🏻

Soooo after a lot of back and forth our vendor has signed the land registry for to change the title from possessory to absolute. This should be the last bit for us before we can talk dates ...

Chased solicitors today as buyers solicitors had been saying 1 more enquiry sent and my solicitor saying they had been answered. Think we have sorted it now so just waiting to discuss dates: still waiting to hear on enquiries for our purchase. It’s all so frustrating as everyone ready to go
