I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

Congrats to everyone who has exchanged or made progress!

No progress for us yet but I’m considering taking some time off work for a big clear out, in the hope we might actually move eventually and I’ll have less stuff to pack.

Just when I thought this month couldn’t get any more stressful… My buyers’ mortgage offer runs out on Sunday, and we’re still waiting for confirmation that the landlord of the shared ownership part of their house is signed and good to go. If we don’t all complete before their offer expires the whole thing falls through and I have to find a new buyer as well as losing my new house🤦‍♀️

hopefully this will be us next week… I’m transferring vast sums of money to the solicitor and hoping to get our declaration of trust ironed out. Also wondering if we should ask to see it again? Not viewed since July…

We were supposed to be exchanging on Monday, chain of 3 and everything ready. Then Wednesday we find out that the top of the chain (who was supposed to be going into rental) actually has an onward purchase they need to tie in and there are outstanding enquiries on that one.

Livid is not the word.

@sicklycolleague I am definitely asking for another viewing before exchange (if we ever reach that point) and I last viewed at the end of August. I definitely would in your case.

@dubyalass I've just emailed the estate agent asking to – we've also transferred the solicitor the exchange deposit and returned contracts etc. Only thing is we are now waiting on her to redraft our declaration of trust and I think that's pretty much it before we exchange? I am a little bit annoyed my dear DP has not really read any of the paperwork but I'm hoping he will do it this weekend. He never checks his emails, it's extremely frustrating.

We exchanged and completed today and got the keys a few hours ago!
Keep going, because up until two days ago I didn't think we'd ever get here.

We exchanged at 1600 and completed at 1634…
I have a new house! However the movers now can’t deliver my stuff until Monday morning so I’m staying with a work friend for the weekend.

For everyone still in the process, keep the faith. My buyers were talking about pulling out this morning as they didn’t think their stuff was going to get sorted before their mortgage offer expired, but we all pushed through and it came good in the end.

8 months ! our vendor pulled out, then we had an offer accepted on another house and our buyer pulled out. Then our vendor wouldn't wait and put their house back on the market. Then we got new buyers and re-offered on the house which was accepted. That was in late aug - near the end now but so nervous in case anything else goes wrong!

It's now come back that the vendors solicitor has had to order a management pack (house on private road ) it'll take up to 10 working days before they can even begin . We made our offer July 13th ... I'm enraged they've only just thought to order this .
I've told my solicitor we either complete in November or it'll be late January as I'm not doing it in December...
I can't believe how shit some solicitors can be .

Thats crazy, ordering the management pack was one of the first things my solicitor had me do when we instructed her! There were 3 options 24 hours, 5 days or 10 days. Obviously the prices were extortionate for 24 hours or 5 days, but they should have sorted that for you from the beginning!!! I'm so sorry!

I've asked my solicitor what the implications are if we were to exchange and complete before the land registry issues are resolved as I know they can be done retrospectively, however I don't want to be liable for any additional costs.

Also thank you @RidingMyBike for answering my question about the gas and electricity :)

Hi just joining in here. Have been watching the thread and thought I’d jump in.

We are buying and selling. 3 of us in the chain. Our buyers (FTB) us and our vendors who haven’t found an onward purchase but are moving in with family.

we are 11 weeks in so far since offering. Our first buyer pulled out but we found new buyers within 24 hours!

Our buyers are pretty much good to go we think but we are just waiting for the enquiries to come back from vendors solicitors (raised this week)

Im hoping for completion end of Nov but who knows

We are still waiting to talk about dates. Our buyers solicitor had raised some additional enquiries which my solicitor me said has been answered and documents sent several times. Let’s hope they can finally agree enquiries are satisfied soon

I found out this week that my buyers solicitor had (internally) changed in September, but my solicitor hadn't been informed, so has been emailing the wrong person 🤦‍♀️

There is one outstanding enquiry on our sale, but she isn't aware of what that is as she hasn't had it, but will chase today.

I've spoken to her daily this week as she got enquiries back on Tuesday ref our purchase, they haven't been checked yet and they'll "be checked when we get to them, and you'll be notified" today she said this will be some point on Monday.

My sellers EA called me today to let me know the land registry issue has now been resolved, so documents should have been sent today, or will be on Monday.

So, things are moving, maybe I'll have exchange and completion dates next week, rather than we are aiming for dates (that are well past)

We're 21 weeks in since offers were accepted tomorrow. House is half packed because no one has energy to do a whole scale pack and clean after work in one week this time of year.

My poor son tried to help pack and boxed up some of his toys, we've had tears because he wants them and both dh and I have said no to opening boxes (he was told this multiple times when he packed)

Can everyone on this thread just be sorted now please St Anne of moving...

Have asked estate agent to chase and suggested that if the vendors are so keen, they put a rocket up their solicitor's arse because we can't order searches until we have sight of the title plan, and searches are taking 2-3 weeks 🙄

My solicitor is away this week but didn't tell me, however her assistant is pretty on the ball. I think I can kiss goodbye to the idea that I might complete at the end of the month. Meanwhile my rent has just gone up. It's all tedious and therefore I have opened a beer.

Oh don't pay the increased rent . Just give them your notice .. even if you are not completely done by that date they still need to give you a section 21
