I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

England, offer accepted by seller on 3 August. Solicitors all useless, god knows why this process has to take so long these days now everything is online. We have to ask every couple of weeks to find out what's going on, but we're not really pushing for it to be done quicker as we're in a rental contract till mid January. Just need to know that it IS still going through so we can make plans accordingly. Hoping to complete end of November/mid December. We don't need a mortgage, and sellers will be moving to rental so no reason for it all to take so long really. I often wonder if it's strung out to justify the exorbitant fees, we are dealing (only) with a paralegal who seems to be doing all the work, guess the actual solicitor just signs the docs after all the work is done.

Our whole timeline is really grim but we’re now buying a chain free house that’s by far the best of the bunch we’ve offered on, and we also sold ours by sheer luck at a high price.

the whole saga is:

September 2021 – put house on market, offer accepted from 1st set of buyers.

October 2021 – 1st buyers pulled out as their chain fell through. accepted offer from 2nd buyers

November 2021 – offer accepted on purchase property no 1

December 2021 – 2nd buyers fell through

Jan 2022 – accepted offer from 3rd buyers

March 2022 - vendors of purchase property no 1 pulled property off market, saying they had no intention of moving after we’d done survey and incurred legal costs…
Then 3rd buyers pulled out.
Then accepted offer from 4th buyers
And had an offer accepted on purchase property no 2.

July 2022

  • Vendors from property purchase no 2 wouldn’t exchange. Wouldn’t go into rented. Purchase no 2 fell through at exchange. Didn’t want to start new school year in wrong area, so completed on our sale and moved into rented.

August 2022 – offer accepted on purchase no 3….

once we get a house I AM NEVER MOVING AGAIN!

I'm still waiting on paperwork to confirm sellers identity for land registry as there are numerous ones on paperwork 😔 it's seemingly in the post today even though we've told them for weeks they have until next Friday to complete 😡

This thread is really scary. We are six weeks on from offering on a house. Completely chain free. Mortgage in place at our end and vendor moving in with partner so no onward purchase.

I'm living in an Airbnb until we complete. I couldn't extend my rental. I'm also living with cancer. I need surgery but it can't happen until I've moved in. This thread makes me scared this is going to take months and months. I just want to be in my new home.

We moved earlier this year and it took over a year to do. First accepted an offer on our house in July 2021, had offer accepted 5 days later. 4 houses fell through due to vendors changing their mind, we moved in august.

Please delay any treatment for this reason , you'll find a way round it some way or other .

My previous purchase back in 2016 took three months, and that was chain free with me in rented. It was slightly quicker when I sold in 2019 but we both wanted a quick sale.

When I was viewing houses earlier this year the agent said most sales were taking around four months.

Your treatment is the most important thing. Why can't it happen before you move?

I need surgery. I'm currently in a bedsit with two dogs one of whom is reactive and can't go into kennels etc. only a couple of people who I could get to have her and I would need to have somewhere for us all to stay. I also need to be able to get to the doctors / shops etc post op.

I'm in a bedsit 40 minutes from where I lived and where I will be living. There's no room her for anyone to stay to look after dogs or to help me afterwards.

Fortunately it's not super urgent surgery but we need this house purchase to happen soon

We’ve exchanged!!!

It should have been Friday but DP’s LISA funds didn’t come through til around 3pm then our solicitor couldn’t get through to our vendors solicitor. Another weekend to get through, and was told it should happen first thing this morning - everything was in place. Finally got a call half an hour ago to say we’ve exchanged and complete 31 October Shock

I've been trying to get hold of my conveyancer since Thursday I have 79 calls logged excluding the calls from my housephone and not one of them has got through. I emailed her last week stating I want to break the chain if needed, DH managed to get through to her on Friday and asked her to respond to my email... she still hasn't, although I've had a letter through the online portal basically scaremongering around breaking the chain.

I've spoken to both my estate agent and the vendors estates today and explained the situation to them, they're going to talk to buyers solicitor and vendors solicitor respectively to chase bits up. I may exchange this week on my sale and land registry issue pending may exchange on the purchase next week.

I followed those calls with sadly a very passive aggressive email (opener) to her updating on stuff. I just want to talk to someone!!!!!

I am so done with all of this! I just want dates so I can order my ds's new bedroom furniture as his cotbed is going to family and not coming with us.

I just want us all to get in our new houses.

Also sidenote - anyone know what happens regarding the energy payments we're all getting does moving effect that and does breaking the chain cause issues?

Hooray @movingonup2022! We’re all systems go for this Friday and I’ve packed precisely nothing so far. Skip coming tomorrow so I’m going to chuck loads of stuff in that in a panic and then spend the first couple of months in the new house wondering where everything is…

@SuperlativeOxymoron the energy payments - the £66 or £67 a month back? - seem to follow whoever has the energy account in their name. So as soon as you end one energy account it'll end there but will be with you when you start the new energy account at new address.
We've currently got two (in rental whilst waiting for renovation to finish) and both pop up each month for each address. They're different energy companies so paid differently. The one that is direct debit the money goes straight to our account. The one that is pay on receipt of bill the money is credited to our energy account.

Our offer was accepted at the end of July, we exchanged contracts yesterday and hope to complete on Thursday.

Well, the paperwork we've been waiting for has arrived and are set to complete on Friday. I'll believe it when I see it!

It's insane isn't it .. we've not seen ours since early August .. so much of it I can not remember. I've tried EA numerous times to get a viewing but can not seem to tie in with their time table 🤷🏻‍♀️

I went over to see mine yesterday - it didn’t have walls last time I saw it, was just a concrete footprint with underfloor heating going in 😂

I can’t remember exactly what our house looks like either. We had a ten minute viewing back in April with an agent rushing us around, with other people also viewing at the same time. Will be surreal to see it again next week, completely empty and as owners. It’s insane.

The trust has gone with every aspect of this process so just making sure it's not worse than we remember before we hand over our life savings 😁

I'm definitely doing another viewing before exchange - haven't seen it since August and the vendors have been using it as a holiday/weekend home (it's a probate sale). I'm sure it'll be fine but I want to be sure.
