London flat for 450,000

I keep toying with the idea with a move home from overseas. The current political/economic situation in the UK is discouraging, but I can't get the idea out of my head. The pull is strong. If you could buy a flat in London for 450,000 for the requirements listed below, show me what you would buy, so I can daydream!

Requirements:

1 bed minimum
Car parking, or at least relatively easy street parking
Centralish - zone 2-3 if possible
Close to a decent high st
An outside space - small garden (ideal), but a balcony would be ok
No new builds

I really don’t think you will get anything in Zones 2/3 unless it is part ownership.

The Lloyd Park area of Walthamstow with its ex-Warner flats. Zone 3. 15-20 minutes walk or less than a 10 minute bus ride to the tube.

Walthamstow is brilliantly connected with Victoria line and overground to Liverpool Street, and everything you could need or want. You will definitely get a one bed for that money and might well get a two bed like the one below. You get your own front door, and usually a shared outside space.

I live nearby and have been keeping an eye on this church for when flats come up for sale. It's quiet spot but only a few mins walk from shops, gyms, cinema, cafes, etc as well as 5 mins walk to the Elizabeth line, Central line, District line, H&C line, Overground trains, major bus routes and A11/A13/A1 out of London. Walking distance to Spitalfields/Brick Lane/Shoreditch/the City/Tower Bridge.

No garden/balcony but right next to a tiny park and 15 mins walk to Victoria Park.

Needs a refurb, but you’d have the budget to do that and it’s in a great area. No outside space, but there’s beautiful Fulham Palace with its botanic gardens close by.

But I don't think I'd ever get used to the bathroom being off the kitchen.

Maybe that's why it's been on since June....

If you lose the requirement for on street parking you would get what you want in Zone 1. For 450K though it would be ex-local authority.

Ah yes, but facing Burgess Park! It would be wonderful having that on your doorstep. You can camp out fishing by the lake, have barbeques on summer evenings, feed the ducks, etc, moments from your front door.
