London flat for 450,000

I keep toying with the idea with a move home from overseas. The current political/economic situation in the UK is discouraging, but I can't get the idea out of my head. The pull is strong. If you could buy a flat in London for 450,000 for the requirements listed below, show me what you would buy, so I can daydream!

Requirements:

1 bed minimum
Car parking, or at least relatively easy street parking
Centralish - zone 2-3 if possible
Close to a decent high st
An outside space - small garden (ideal), but a balcony would be ok
No new builds

If you lose the requirement for on street parking you would get what you want in Zone 1. For 450K though it would be ex-local authority.

Sadly I will definitely need a car for a variety of reasons - wish I didn’t tbh!

Looks nice but also it's lower ground, & on the constantly busy Shooters Hill Road.

And an awkward distance from the centre of Blackheath / Greenwich Park - a bit of a pain to walk but not quite worth the drive.

It's share of freehold, though!

We just bought a house near here but there are 2 beds with gardens here. Zone 4 but has Piccadilly, Elizabeth line and central line in walking distance

You might be able to get a1 bed in Kentish Town /Tufnell park for that price but it would be very small -that’s the main compromise for zone 2 flats

I bed PLUS a study

And a 60 foot communal garden with private patio
