Anyone noticed the market has changed?

We are in the process of buying (have sold) & it was mad in March, lots of overbidding etc. I've noticed now reductions & stuff is staying on rather than going in a wk. It's making me a bit nervous tbh.

Bucks/Berks/Oxon borders I've noticed houses worth less than £750k selling very quickly, with not much supply. However an increasing volume of £1.5m to £3m houses being listed and only selling very slowly, if at all.

I’m would agree the market has changed overall but there are pockets where houses will sell very quickly. We’re in a rural location with no amenities, so we’re struggling to sell now (having sold twice last year but we’re unable to find a proceedable property). We’re in it for the long haul now and anticipating it might takes years to move.

Big change round me (SE) in that lots of properties suddenly come onto the market. Lots of 3 bed houses which need a bit of work and which (I suspect) are probate.

No bargains though so prices still high.

My neighbour has just put theirs on the market for 600k more than they paid for it 4 years ago!! They’ve done absolutely nothing - the kitchen and decor was tired, dull and dated 4 years ago. I suspect that they want to cash in and downsize - but it looks a bit desperate and suggests to me that they have missed the peak of that wave….but let’s see.

A check on my area this week shows several houses reduced and some coming back on that were previously sold. I also had an email from a local agent asking if I want my house valued. I've had leaflets through the door, but not direct emails. So seems to be slowing here.

It will be interesting to see what impact the impending rate rise on 4th August has. As things already seem to be slowing down.

My son is buying shared ownership
around 2 months ago in the block that he is buying a similar flat 2 bed / 2 bathroom with dual balconies was up for 250k inc parking space

The one he is buying is similar but not dual aspect balconies and one of the bedrooms is a mezzanine style bedroom but it’s the same square footage

The one my son is buying is 230k inc parking space
I can’t see that there is a 20k difference in these flats
although I preferred the first flat as the bedrooms are enclosed but that’s not worth a 20k difference

I most definitely can.

the mezzanine level means more storage and even a sofa bed possibly.

and given it is a flat, the dual aspect balcony is also very appealing.

It’s less than a 1% increase!

That’s a matter of opinion. I would easily pay 20k more to have 2 proper bedrooms rather than one being on a mezzanine

In any event… the purchaser clearly did.
as would i

0.9% of the purchase price for the extra storage and a dual aspect balcony meaning more outside space
