Anyone noticed the market has changed?

We are in the process of buying (have sold) & it was mad in March, lots of overbidding etc. I've noticed now reductions & stuff is staying on rather than going in a wk. It's making me a bit nervous tbh.

Think is even if prices drop a bit by the end of the year mortgages will likely cost more.

LOL, buyers are a bit late to become "savvy", what an absolute mess, you have to feel some sympathy for recent buyers though, many of them are going to be financially ruined.

You still haven't come up with a coherent argument to counter Jamie Dimon, Elon Musk and Lawrence Summers. Other than "the CEO of JPMorganChase, the richest man in the world and the former Secretary of the Treasury haven't got a clue about economics and finance".

Elon musk is an absolute joke, look at his behaviour over the purchase of Twitter, the fact that anybody would even take anything that comes out of his mouth seriously is disconcerting.

I've noticed a few flats in my area that have been on the market for ages, but when you do some digging, you realise it's because they have dodgy stuff going on with doubling ground rent etc. Any realistically priced flat with standard clauses seems to go quite quickly. (I'm in London so my budget restricts me to looking at flats..)

Back to the original question. I asked an estate agent about this when viewing a house this week.

They said from what they've seen, things are still busy and properties being snapped up at the lower value/ FTB level but otherwise it has definitely calmed down and they aren't seeing bidding wars now

Am I yeah absolutely. I was able to save the deposit for it another under 12 months put 25% down so I am not over leveraged. Inferior to push I could pay the whole lot off tomorrow but it’s not financially prudent to do so however that’s not the point.

The point is probably 23 years ago the markets fluctuated and we did have peaks and troughs that just hasn’t been the case since government intervention and there is no reason to believe that will change now.

I have noticed (and I live in a city known for property holding value well) that many more houses are on the market since March. They are staying on for longer unless in the very desirable areas.

Properties staying on for longer in my area (zone 1), quite a few price reductions, however, well-priced and good stock is going under offer. I saw a gorgeous flat last week and it went under offer yesterday. For the space, it was the right price.

Agents are saying more deals are falling though as buyers need to renegotiate mortgages. I want to hold out until the end of the year as we will get a good sense of how shot things really are.
