I've been in Hornchurch 16 years and Upminster before that. Elm Park bit of Hornchurch is less desirable as is the area going down towards Roneo Corner but there are still some lovely houses the further you go into those areas the cheaper the houses will be, so you really want to stay central within easy reach of the tube. £800k is really top money for Hornchurch. Do you need schools?

@mumof3curly I don’t think you can go wrong around Upminster High Street, Upminster Bridge (where Westland Avenue) is and Hornchurch itself. The Elm Park end is probably the least desirable as it’s more urban and going towards Dagenham.
Personally I love the area as there are plenty of bars and restaurants for various ages, lots of lovely country parks such as Harrow Lodge (which is the area I live), great transport and easy to get into London. Plus easy for me to visit family and friends further into Essex by train or road. Schools are also good so the area suits people with or without children.

This is a horrible area to live. Just near Gallows Corner with tons of traffic (often gridlocked) and very little that appeals unless being near a big Tesco and busy main roads is your main priority.

The Hornchurch house is in a much nicer location. Shenfield is too far out unless you're making an active decision to be too far out for the tube.

What are your requirements outside of being able to get into London? Have you looked at Bishops Stortford? Sawbridgeworth? Saffron Walden? All nice towns.

That's actually more Emerson park than Hornchurch and is an expensive area. Not sure what u mean by the area going downhill! I live in Hornchurch by the way Hmm
If you live in Hornchurch you should know that certainly isn't emerson park Confused One end of that road is almost on Hornchurch High Street and the other, where the house is situated, is practically Upminster Bridge.

Chelmsford is nice imo , also look at Hatfield Peverel , it has a station but depending where the house is , you might hear noise from the A12 , next station along from that is Witham.

It's very of It's time and place. Chelmsford is much less Towie than Hornchurch.

I know from my work that Shenfield/Brentwood have developed a huge problem with gangs over the last 5-8 years.

Although the residents in the nicer bits are probably blissfully unaware, it's a big problem in the schools.
