grew up in hornchurch and worked in romford . cant see how its anymore rundown or shite than anywhere else .i moved to milton Keynes when i was 32 and i have regrets. hornchurch/ romford are so much better. its not possible for me to move back sadly otherwise I'd have gone back years ago

The only things I don't like are that original features like fireplaces and possibly picture rails have been removed , and the totally open plan layout (I wouldn't want to hear the kitchen noise when I'm watching TV).

I’ve read a lot of mumsnet threads on area, seems RM2 is the desirable area, near Raphael Park. I don’t think this house is in a desirable area.

Just use Google and search the postcode.

We found somewhere in our area in budget finally, but I was starting to seriously look at RM2. Upminster/Cranham have lovely houses but I don’t think so nice to live in (I did go).

You have to spend a Saturday or a Sunday on the high street and area I think.

For other posters think8ng this is an odd question - if you work in London you just find somewhere you can afford and can commute! Then people migrate as groups to the next affordable area they can upsize too. Where I live it’s everyone who was priced out of Crystal Palace, Forest Hill.

If you want to live in Hornchurch, then make an offer on a house in Hornchurch.
If you don’t, then it’s probably not a good idea to buy a house there.

It has good schools, even if you don’t have kids, that’s always a good buy.

Westland Avenue is a real cut through, you are not close enough to the station either really although you are really in between Upminster Bridge and Hornchurch there. Great for walking into the high street.

Such a shitty stereotype of Essex too, yes there are some people that look like they've stepped off the set of TOWIE, as there are in so many areas but it's overwhelmingly a lovely place to live. Great schools, beautiful parks and green spaces, fantastic transport links, loads of bars, restaurants and shops.

House prices are very high at the moment as they are in most places I assume so you would be paying well over but that's how it is right now.

I work in London. Live in the midlands. 1 hour 15 mins on the train into st Pancras. Could get an actual mansion for £800k

Yeah it is, but my large 4 bed detached house with 3 reception rooms cost £295k so plenty left for travel 🤷🏻‍♀️

I’ve lived in Hornchurch for the last ten years and absolutely love it here. We just moved last year from our old house to a bigger property ten minutes walk away in a similar price range to the OP. There was a good thread a few months back with more detail so have a search for that.
The house you’ve posted does seem like the market rate and it is a good area. I have family in Chelmsford and I like visiting but no interest in living there, it just doesn’t do anything for me and I like being on the tube map. Gidea Park is pretty enough and you get more for your money but there’s not much to do there apart from Raphaels Park.
If at all possible, I’d recommend renting in the area first. That’s what I did to get to know the area, which bits were good and bad, the commute etc. However, that was pre-child so husband and I could be more flexible.
