About to put our house up for sale.. anyone else?

We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

  • finishing the last small jobs such as painting a ceiling
  • having meets with estate agents for valuation
  • nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

Are you going for sale soon? Tell me how it's going!

(we are in the South East)

Open house saturday, only three bloody bookings. Im livid, I honestly thought it woyld be fully booked :(

Two viewings last night. Both didn’t like it, for stupid reasons that were obvious from photos/floor plan. Such a pita to have gotten the house ready and then gone out to leave agent to it for an hour, for nothing.
Two more this evening.

The gardener who was meant to come on Saturday - "van trouble" then today has just told me at 3.45 that he "forgot he had to take his van in for an MOT today". Now have to dig our dodgy mower out of the back of the garage...Fuming.

Good luck to all the sellers out there.
Lots of useful tips here. I don’t think we’re ready to take the plunge and move just yet but we’re thinking through our next move (we want to upgrade in size and location but stay local) and we need an idea of what our house is worth for budget purposes, so I have booked three valuations for next week. Problem is I have a 4 yr old and baby twins so not sure how much time we can allow to make the house presentable for agent valuations. I was hoping the agents would see beyond a bit of clutter but maybe not! We might have to stick a load of stuff in the cellar or garage over the weekend.

@TheMagicDeckchair honestly, don't bother clearing up too much for the valuations. A EA who knows what they're doing should be able to see past clutter/kids' stuff to value the house, and also offer advice on things you could do that would increase the value.

Thanks @RidingMyBike, I was just concerned that everyone else is touching up paintwork, fixing gates etc whilst we’d be lucky to even get the toys/old clothes moved!
We’d originally decided on probably moving in a few years, but this week a bungalow with land has gone on for sale in a local village which is one of our dream locations (and where decent family homes rarely come to market) - and of course it’s a bit over the top end of our original budget, so we need a starting point to see what we can do realistically going forward.
Last had a valuation done in 2018 when my eldest was a baby (house was a bit chaotic then too) and it was a bit disappointing but we’ve renovated and modernised the downstairs, adding in French doors and a huge kitchen diner plus utility & wc so I’m hopeful we’ll see a reasonable uplift in value. I keep an eye on similar homes in this area and they seem to go SSTC immediately.
I’ll see what the agents say next week.

Hi everyone, our house is going on the market beginning of April, I've been decluttering like mad and this weekend DH and I are going to go round and do all the last little jobs like touching up paintwork, outside is going to get a good going over too!

We’ve got tenants in our house so no control at all over what it looked like for the valuations or the viewings, if that helps anyone worrying about keeping it immaculate!

Eight viewings booked tomorrow, oi oi! Just need to stop 3yo DD from completely trashing the house today – she’s a girl on a smearing peanut butter mission – and hustle her out early tomorrow on a Special Picnic Day What A Treat, No Don’t Do Any Playing Before We Go. Then fingers crossed!

One came on the market this week that appeared to be minus a floor so I really wouldn't worry too much about touching up paint etc Grin

Ours remains completely off the internet following some deeply irritating additional paperwork required by the anti money laundering team, who are now taking several days to look at it. So that's another week lost given that we've agreed viewings on Fridays and Saturdays only with our tenants. I am so annoyed at the whole process. It's five weeks since we agreed to go on with our agent, and it's actually been advertised online for less than a week of that.

I think they're trying. I have had three conversations now where they've promised a fresh start. But after the (many viewings) we had on the first day didn't result in any offers, they seemed to lose interest in it, and I've had to chase on getting the photos redone (first lot were awful), getting the blurb done - in the end, I rewrote theirs and they used that, and no one told me it had been taken offline because of the AML stuff until I tried to send someone a link and it had disappeared. Now it's stuck with the compliance team who haven't yet signed it off to go back online, and may even ask for further information with even more delay.

Welll.... we're up! Literally finished the pics and floor plan this afternoon, wrote the blurb tonight, and 20 mins later the Strike agent had it up on Strike, and RM 5 mins later. I'm astounded! I was expecting it to be Monday at the earliest!
Despite the dickhead agent over valuing, so far so good! I'm pleased Grin.

So, I've had the photos taken which are fab but I'm having to copy edit the brochure text which is really badly written.

Also, the EA seems to have 'borrowed' (ahem) the floor plan from a similar recently sold nearby property which doesn't accurately reflect my house measurements - they're all out by a couple of cms at least, some more than that, my house is slightly larger than stated. How important are exact floor plan measurements?

@ThisMustBeMyDream we're just up the road from you 👋 and also went with Strike, we sold in 2 weeks and have to say so far they have been excellent and we've saved 3k in estate agent fees! Your house looks lovely, am sure you'll get viewing requests today. Good luck ☺️

OP, how do you do that 14 day filter thing on rightmove? We are ready to sell but have NO IDEA where we are going. We were planning on moving from Northamptonshire to Warwickshire but nothing is lighting a fire in us.

Am doing radius searches from DH work but there's hardly any choice. We are hoping to feel inspired by places over Easter break.

We have chosen our agent already snd they are being super patient with us and just checking in on us once every couple weeks since valuation.

I am really scared by this move tbh. Girls education is rubbish but I don't know if we can afford any nice areas for us to live in.

@Xtraincome - I am adding a screenshot of the Rightmove filter page, basically you choose your area and look at the 14 days (or 7 days) sold and tick the sold box, then scroll looking what sold. I hope this helps, any questions ask :)

@stuntbubbles that is our house. It's a borderline fixer upper with a couple of nice fresh rooms in it. We have a very large extended semi-detached so do hope that we will appeal to the WFH crowd/business owners as there's great scope there.
