About to put our house up for sale.. anyone else?

We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

  • finishing the last small jobs such as painting a ceiling
  • having meets with estate agents for valuation
  • nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

Are you going for sale soon? Tell me how it's going!

(we are in the South East)

Valuation no. 3 came also at the figure I thought (based on previous sold, what's on the market, etc.)! :)

I like this last person most of all. They are not the cheaper but the most transparent and their fee includes everything.

And my DREAM HOUSE just landed on Rightmove today – the garden is ::Italian chef’s kiss::, it’s £15k under our top-line budget, and just the right mix of “period features intact” + “properly looked after” + “slightly dated so won’t appeal to the shiny things crowd” that I lust after. Let this be a sign! Let this house linger till I get an offer!

Also let this sunshine linger for photo day, it’s making the front of my house and the garden look perfect! Although also showing the dust bunnies in the house Confused

Hahaha - YES - I got the front of the house and windows professionally cleaned and then the dusty desert rain came, and now it has dried and my windows look covered in sand - and my house is mainly made of windows - not a great look Blush

I think we have found our estate agent. Not the highest valuation but, in my view, the best marketing strategy and they are the ones who have performed best in the local market recently.

Oh, after the first age who undervalued massively, everyone else valued our house roughly in the same price bracket I calculated from available houses/sold prices in our area.

Right, so today it's final bits and bobs in the house - painting the stairs, tidying the utility room, maybe buying a couple more plants for the house (that's not really necessary... it's an excuse to buy some plants Grin)

Monday we will instruct the EA and the rollercoaster will begin! :)

By some miracle a roofer came and replaced my missing slate on Saturday morning for a tenner. However the gardener who was meant to be coming to sort things for the pictures on Friday was a no show…inside the rooms are stripped to their bare bones, decluttered within an inch of their lives. Garage full of boxes of stuff. I found the house particulars from when we bought it 23 years ago - 2 sheets of A4 with an actual photo stapled to the front. No inside pictures, no floor plan. Those were the days!

Our house went on the market on 9th March, had 14 viewings over the course of the week (5 different days) starting last Sunday to yesterday. We've received 2 asking price offers so far but EA's strategy was always to allow all viewings to take place and then decide what to do. Likely to ask for best and final and see what comes back.

The firm is good that we've gone with but I feel that they are too busy with sales at the moment to give us a personalised service, and they have sent 4 different staff members to run each block of viewings. I've had to repeat the same information about why we're selling etc to each as the original contact seemingly didn't make note of anything in our records. Anyway we'll see what happens tomorrow once we've had all the feedback.

Chemenger - 23 years ago :) - we bought our first flat in 2002 in (the dodgiest area of) London, it had a couple of interior pics but certainly no floor plan.

Oooh best of luck parkrunner1977 - would you like to share with which firm you are going for? The person I decided to go for remembered us when we had a semi-intention of selling in 2019 - so for the moment they score 100 on personal service. (I am glad we did not move then, as now relocating).

It's only a local firm where we live, not part of a national chain. Has the biggest slice of the market in our area, outsold the nearest competitor by over 100 properties in the first 2 months of this year. My mum used them when she sold her place and said they were really good so we decided to go with them. The market was massively different when she sold though (2017)!

I once viewed a house where all the occupants were just going about their lives including the teenager still in bed at lunchtime. We didn’t actually realise until we went in the room though - we made tracks pretty fast

Those of you about to go on the market- can I ask why now and not before? We’ve been looking for so long and I’ve been convinced that not many people are selling anymore as most people would have moved during the reduced stamp duty period!

I was in negative equity for a long long time. Now I'm not, plus covid allowed me to save to get the house sorted and moving costs saved up too. I just wasn't in a position before now. I also wasn't sure I could get a mortgage to take the next step up, but I can... just about.

I am so absolutely fucked. Today I have: pressure washed the drive, repointed the drive, cleaned all the downstairs windows in and out, and the inside of the upstairs ones, cleaned the blinds upstairs, did all the paint touch ups, and painted all the woodwork visible downstairs, plus radiators. Along side that I've done tidying and sorting.
All I need now is the bastard builder to finish the bloody kitchen. Then I can hoover throughout, mop, wipe all the sides, make the beds nicely and hide all my shit Grin.
I can't see it being done for weds when all my valuations are booked for though. The builder is really taking the biscuit. His subcontractors are shockingly unreliable. The kitchen still needs tiling, plumbing half sink in, woodwork painting, ceiling painted, light fitting and final fixes. Tiler and electrician are supposed to be coming tomorrow. But then the decorator was supposed to come yesterday... and today, but he hasn't. Hmm
