About to put our house up for sale.. anyone else?

We are taking the plunge and it's happening - we are selling our house (and relocating 200 miles away but that's another thread I guess) - anyone else? I could do with a collective handhold!

This is where we are now:

  • finishing the last small jobs such as painting a ceiling
  • having meets with estate agents for valuation
  • nervously searching rightmove for possible houses in our relocation area (there isn't a lot!)

Are you going for sale soon? Tell me how it's going!

(we are in the South East)

When I first started courting the idea in January, that was the case for most houses. Now it seems it isn't. Market has changed... taking longer to sell...

Thanks 😀I was really shocked when phone rang and was the agents, I’d fallen back to sleep so it woke me up, answered and no one there. 10 mins later it went again and agent was at the end this time, walking his dog apparently! Was a little surreal.

We had our other viewing today and also this family seemed very interested and said they will make an offer on Monday.

I discussed with my family and if we have more than 1 offer we are going to go with the person/family who is the most proceedable (shorter chain, larger deposit).

That’s really positive @DomusAurea and a good suggestion given your circumstances. Would be better to not have it hanging over you while you are 200 miles away. Fingers crossed. Mine is going back on early next week 😵‍💫

Hi people, I got a call fro the estate agent whilst I was in a meeting - I was actually interviewing so I could not really take the call - eeeeeeek - will update you tomorrow as soon as I know as you all have been living this with me - honestly, giving birth was easier than this Grin

Right, I have received an offer - not great but an offer - and we are finding out if people are proceedable.

I cannot be excited about all this.

If I wasn't going to another job and I wasn't utterly fed up of living here - nothing wrong with it, just the small village vibe is no longer suitable for our family - I would have cut my losses and packed it in and stayed here: our house is large and lovely so there isn't that immediate push because we don't fit in the space. I cannot bear the idea of 10 years more in this county, though, so that's my motivation. I need to tap into that.

You’re in the same boat as is @DomusAurea Our house is lovely but I really want to go now, my DD hates coming home as so quiet here. Fingers crossed the people who offered are able to proceed and maybe can offer a little more.

We will all get moved eventually.

Buyers lender surveyor here tomorrow can't say I'm looking forward to it their reviews are appalling. Not sure how long I will have to wait before I find out valuation. If its less than buyers are paying the deals off because they will be looking for more money off and Ive already dropped 10 grand. At the mercy of someone who makes a decision that affects your life really

Domus and Volterra it's such a crap system isn't it good luck with your outcomes

Congrats on the offer @DomusAurea but get why you don't feel excited, think it gets to a stage where you're just over it.
@Lindisfarne1 and @Volterra hope you both get some good news!

So after days of painting, decluttering, hiding stuff in wardrobes and drawers etc and on little sleep due to the heat, we got our survey, photos and video done today. All I want to do for the next two days is lie on the sofa, read and watch trash telly!

Fingers crossed for the valuation @Lindisfarne1 - our old house was downvalued £5,000 and then it shot about £50,000 up in value within six months - I am still cursing the twat who downvalued it -
& hope you got good news @Volterra

  • well done on the photos @InTheCludgie - I remember seeing the photos was the moment when it all felt real.

So, what's happening here: we have a buyer!

We agreed on a price (which is £7,000 lower than our previous sold price but hey - we need to move quickly). We went from sale fallen through to SSTC in six days so that's not bad going. I am proud of how we have taken it and how we have acted.

However, the plot thickens, the estate agents of the sellers are having kittens because they have given notice to their tenants to leave at the beginning of August with the idea of completion at the end of August and now there will be a delay - the agent had an absolute fit when they were told our sale fell through and wants to remarket.

I am booking viewings at the weekend because the market seems to have cooled a little and there are a few houses available coming back to the market at reduced prices - possibly because of down valuations. So if our sellers stupidly pull out I have a forward plan.

Well surveyors been. I was pleasantly surprised very nice man very sociable and chatty. Made coffee, seemed to go well. Feeling happier but still a bit sceptical about being lulled into a false sense of security. Now just have to wait for outcome....

Good luck @DomusAurea and hopefully things can progress speedily.

I am raging at DH as he hadn't sent ANY of the paperwork to the solicitor that we went through two weeks ago. I thought it had all gone off. I've just had a call from the estate agent worried that we have a crap solicitor but actually I have a stupid husband. He thought it didn't matter because they didn't have the survey back but they've not been able to do anything at all, including commission searches. Our tenants are now out, so every week of delay costs us mortgage payments on top of our own rent. I am livid. And scared stiff our buyers will pull out given the state of the market.

I’ve just read all your posts @DomusAurea - what a pain about your buyers business going under. Best of luck with your new buyer and fingers crossed your seller can hang on.

We’re just about to put our house on the market. I’m cleaning and decluttering like a mad thing because we’ve instructed an EA and photos/video will be taken on the first sunny day from next Wednesday.

I’ll catch up on the rest of the thread a bit later when I’m not stuffing clobber into boxes for the loft!

Hope it was not your husband 😁 - hello @Didsomeonesaydogs, welcome! OMG reading all my posts... I'll do it when things end (well at some point they will, won't they?) - best of luck for your house sale: long slow breaths, you'll need the patience of a saint, the resilience of David Brent, and the resourcefulness of Pippi Longstocking and a big portion o luck to succeed at this game... I wish you all of these

My update: I have 3 viewings lined up for Saturday. Hopefully we won't lose our original house but if we do I want to have options and possible alternatives available 😀
