What time did your completion take pace?

I know it's going to massively vary but I have to decide what date to complete on with a few complications possible, I'm going to have to go with the best of a bad bunch.

No chain, only one household is moving into an empty property, no one moving onwards.

Because the process to get here hasn't been hard enough!

10.30am! We were not expecting it quite so early, but luckily the contract had written in it we had to be out by 1pm. It was ftb buying ours and then us buying an empty property. So no real chain.

Not sure how relevant the answers of others will be as it depends massively on where you are in the chain but my last moves have been 5pm (money lost in the ether for a few hours), 2pm (all good but the vendors hadn't actually moved out and it was the evening before we could get in) and 6pm (when we had to beg our movers to unload and not bugger off with all our stuff).

We've moved twice, once into a new build, our sale was a cash buyer. Money was transfered to us by 9.30am and we got our keys by 10.30am - that was perfect!.

Second time in a chain of 4. We were 2nd in the cahin. We completed and handed keys in by 11am and got keys to our new property at 2pm.

@eurochick Absolutely, I'm just in a tough position where one date I am out of contact one half of the day and the other date for the other half of the day. It's only us and one other party so no real chain, just one transfer and one set of keys.

Could you not just specify to the solicitors that you want x date, but are only available for whatever portion of the day? I can't see why they couldn't prioritise those 4 hours or so, assuming money is all where it should be.

@mindutopia one of the solicitors can't find emails and has misunderstood some documents so I have no faith what so ever that would work, honestly, they are the reason I'm now facing these dates (despite telling them several times about the dates). I will try that though, you never know it could work, and reading others above, especially with smaller or being the first in the chain it seems it could be ok. Just extra stress and emotion on a day I really didn't want it.

I don't want to be one of those posters who shoots down all sensible ideas, sorry, I'm just gathering some experiences of others so we can make a decision which way to go.

Our sale completed at 4pm.
I was fuming as we had moved out the day before and I went back just to run the Dyson around and hand over the keys expecting it to happen about mid-day.
EA & Solicitor were impossible to get hold of and to add insult to injury, when I finally got the call to say we had completed I had to drive to the solicitor to hand over the keys as the EA had gone home!!!!!!
Sums up the whole process really. Lying, lazy EA, buyer from hell and a solicitor who couldn't be bothered.

Are you moving in on the day of completion?

Or just picking up keys?

If you are not moving in (or out) on that day, it can all happen in your absence, collect the keys the next day.

Are you the buyer?

For a very short chain it should be possible for completion to take place relatively early in the day.

Mine have always been fine by late lunch time.

For mine. But I bought the house I rented. So I wasn't bothered. It was a bit of an anti climax when they said I could collect the keys. And I said I've already got them!

@Toddlerteaplease did you find a way to celebrate though?

We currently waiting to see if they will go for completion the day before, having explained that I won't be turning my phone on at all in the times I've said on those dates. Hopefully they will agree, the whole thing has been dragging on for ages.

Are you saying you won’t be contactable on completion? If so, they can email you when it has completed instead of phoning.

Please make sure of it doesn’t come through u get ur solicitor to phone. Ours was done bu the other side were crap so they had to chase it

Ours is at 2pm - wouldnt died if they said 10am as think 2pm is very manageable!!

We are moving in with family til our house is ready (new build) so is only the sale part

I think you need to go for the afternoon availability. They shouldn't need anything from you and you can drop the keys to your current property and vacate it the night before / morning of and then collect the keys when you are available after lunch

We were in a chain of 5 and we completed at 11:30am on a Thursday.
