We're waiting for the survey - it took place last week. Anyone know if it's likely to turn up as an email attachment or in the post? Our last one was spiral bound and in the post but that's more than 12 years ago!

I'm the other end of the country with work atm so if it does come in the post I won't get to see it for ages.

I appear to be more impatient than my 6yo waiting to go to a party.

I think one thing that might help is to have your own deadline in your for when you think there needs to be movement, if you know what I mean.

The 6yo would differ on that. She took one look at the pictures of the house, said that it was too small(!) and went straight back to talking about her friend's party!

Since she's seen it and realised the current owner has a dog, she has become obsessed with us getting a dog once we move in. This is a very long way from being on my to do list.

DH and I had... words... about our house situation. In short, we've been looking for 2+ years for the house of our dreams, very small area with nothing coming on, has to be a bit 'special' as we don't want to move again soon. DH extremely, extremely fussy. DH also the bigger earner so funding the home. He claims he feels like the bad guy for always saying no to everything, and also under pressure to earn the money to pay for stuff Hmm I am totally easy going and just want us to settle somewhere and make it our home. In the meantime our eldest has started at the local school and we've had a 3rd child, DHs business is much shakier than it used to be and house prices have absolutely rocketed so the sort of 'special' place we thought we would be able to get is now probably out of reach.

Gah.

House prices around here are just being listed as ‘Guide’ prices and they’re going for between 5 - 10% more.
It’s crazy crazy crazy.

We are getting photos taken tomorrow and we have viewings booked in for Saturday before our house has actually gone on the market. I’m looking obsessively throughout the day, am being v flexible with location and have a wide price bracket but still….nothing! There is one potential house but not allowed to see it unless proceedable. We are looking for our forever home but I think we will end up moving when our kids are teenagers as doubt we will get it.

Wondering if we even bother now!

I'm still here. Still looking. Going to view one this week which is over our budget, but we're getting desperate and it does actually look great. Nothing else has come up for weeks. Spoke to our broker and we technically can get a mortgage that big - just feel like it might be foolish to stretch ourselves at the moment. But is it worth it? Prices might keep going up or we might not find anything else this nice. I don't know what to do.

@hopefullybuying we're going the opposite way and going to look at something under budget needing renovation and extension. The crazy prices and financial uncertainty is making us nervous about taking out a massive mortgage. I don't know which is the right way to go! With a smaller/cheaper place we would need builders, materials etc which are all outrageously priced at the moment plus living in a building site for 2 years... I don't know.

Rang up about not ideal house because there's nothing else on and I feel like anything would be better than nothing. Of course it's already under offer but the goddamn estate agents haven't updated RM "because the process only started last week". Grrrrr.

Hi

I need some advice

So on my latest offer seller story keep changing, is there anything I could do?

Other '(probably truely) chain free (already vacant)' property is snapped up in a day with significantly over asking price.

  1. Before offer in Early Feb: seller said they are not tied to chain and had somewhere temp to move to and we agreed thru agent on a May completion time line, offer accepted. I am chain free
  1. After survey is done: agent advised they are buying a chain free probate house
  1. couple of weeks ago: seller said they are buying a house they lost earlier and is chain free
  1. latest update: seller said they need to find out from their buyer the chain situation

J417 I don't know for sure but I feel like many people have been through this sort of thing. I was debating whether I should pull out of mine last week. No rash decisions is the key point. Never take anything seriously if it's not from solicitors.

The purchase I'm making is the third time I'm doing this. The first two times were really easy. This one isn't - but I was always told that having two times really easy was incredibly rare.

There is movement on mine. I am curious to know though - how much do people feel properties are overpriced? I'm still concerned the vendor isn't ready to sell (probate property). I can see if I have to look again, prices will be a lot different.

So in the last couple of months, do any posters think that prices have gone up, say, 5%?

EAs are clearly far too busy for general chit chat these days 😂

Where we are I'm not convinced prices have gone up that much recently. There's been more properties reduced in the last few weeks, as well as more coming to market.

Is there a Thread 3 for non-picky buyers yet as we're nearly at 1000 posts!

I saw this yesterday. I think it’s a bit more than £33k where I live. They are saying that March is likely to be the peak month for prices. So will be interesting to see what happens over the next few months. There’s still very little stock here though which makes me doubt that prices will come down. Unfortunately!

Survey came back late Thurs! Email attachment with a hard copy in the post.

A quick whizz through it doesn't reveal anything concerning - clearly there is work required but we'd already guessed most of it. And fortunately DD has a dance rehearsal this morning so we actually stand a chance of reading it in detail!

Thanks for setting up a new thread *@Momniscient*. Having waited 6 months (and counting) for my purchase to go through, I'm expecting a call any day now to tell me that my vendor (a very elderly one) is pulling out because they've changed their mind about selling. Despite it just being me and them in the chain (they are supposed to be moving to leasehold sheltered accommodation which has been cleared through probate), the whole thing has been like pulling teeth, and I've been living in limbo land ever since putting the offer in.

The January flood of properties into the market hasn't started in earnest where I am (London). There's a few houses come on since the new year, but nothing suitable for me and my DC. So so depressing.

If I hadn't known different, you could have been talking about me selling to you (apart from a couple of slightly changed details).

I have been seriously house hunting for over a year and am sick of houses being

  • already stc before being advertised
  • being an auction property
  • being sold on best and final £25-30k over list price
  • stating cash/investors only
  • tenant in situ

But I finally found one!!! Bungalow, 2 bed, nice area, gardens, £110,999,vacant property, bit small but there's only me now. I I have a buyer for mine (who is debating pulling out as my purchase is taking too long - I put in the highest offer but there are 4 executors to the will, probate not been granted and they are all arguing about the price they'll accept.

I feel like giving in (and will if my buyer pulls out).

I'm so pleased I found this thread.

I realise this may not sound like lots have money to some people but I live in an area where until three months ago go he was possible to buy a three-bedroom terraced for £1100, 000.
