After a 6-month rollercoaster of searching, we’ve viewed a house we loved and placed an offer yesterday. We were the first to offer but probably won’t be the only ones given the number of viewings, so I’m trying not to get too excited or hopeful. Have been furiously crunching the numbers today to steel myself for a potential ‘best and final’ scenario - the suspense! We’ll hopefully hear back at some point tomorrow…
Fingers crossed!! Does it tick all your boxes?

Sorry to hear things aren't going well EmmaH, I hope they turn a corner on the upside soon. I think from earlier in the threads you have your mum/other family nearby, which should be very helpful if they are providing support with all your situations. Having been through a failed purchase where everything was weighed in the vendors favour, I really do sympathise with you.

Haha Eastie, although nursery fees have been horrific (I don't qualify for 30 free hours), I originally wanted 4 DC, but didn't meet my EXDP until I was mid 30's, and now having ended that relationship I'm early 40's, so baby time is over. My nursery fees spreadsheet is thanking me that it'll all be over soon, the total would make a good house deposit!

Good luck for tomorrow Hamster! Hopefully you'll be in with a chance if you've emphasised your position, and are willing to move at their pace; it's a sellers market out there!

I explained myself badly. It’s not the property situation is upsetting me that much. It’s more I would have found it helpful to move.

My mum is just a burden and my sister is not nearby sadly. My life turned to shit after lockdown so I was hoping the move would be a fresh start and save on travel to mum. But I will stop moaniing. Even if the move doesn’t happen, a different move will I guess.

Thanks @RidingMyBike @thefatpotato @Starseeking - I’m keeping fingers crossed but trying not to get too excited given how competitive the market is! I’ve emphasised that we’re chain-free and ready to go but know there’s a risk that a cash buyer may pip us the post. Oh well, we’ve given it a shot and will let fate do its thing. Didn’t have massively high expectations when going to view but it was an unexpected surprise and ticks pretty-much all of our boxes :-)

Glad to see theres been some progress for people and promising more properties are coming on the market!

I'm getting so frustrated with our upper chain. they confirmed the chain was complete on 10/02/22 and not a single update since, the EA is ghosting ours, solicitors haven't had any responses on the enquiries. And they're the ones who want to complete in March!

This is my first chain and i dont know if my expectation are just too high but all i want is a reply/update? If we're not going to make March its fine by me but hate the unknown!

  1. Our buyer (FTB) - awaiting a couple of searches, Otherwise ready to exchange (offer accepted 11 weeks ago)
  2. Us - awaiting response to enquiries. Otherwise ready to exchange (offer accepted 9 weeks ago)
  3. Our vendors - who knows?! (offer accepted 9 weeks ago)
  4. Their vendors - no idea!! (offer accepted 3.5 weeks ago)
  5. End of chain - shrugs (chain free)

Would it be too far for me to call the upper chains EA myself if they're not responding to my EA? (1, 2, and 3 in the above all have the same EA, its just 4, and 5 who are dragging their feet!)

Oh Danis that is a huge chain!! How incredibly stressful 🤯

Called our agent this morning to officially accept the offer we were given on the weekend and he was weirdly down-beat, saying 'we'll, it's very early stages so don't go offering on any houses yet!' And I was a bit like 🤔 not that there's really anything on the market if I don't like the one at viewing tomorrow!

Am normally quite optimistic but it feels so blooming depressing today :-(

Ah shame, Hamsterrific - the same happened to me a few weeks ago. The estate agent said "it went for well over what you offered" so I'm intrigued to see what it went for. It was offers over £250k and I suspect it's gone for £300k because the market here is insane. So sympathies to you.

A depressing day here today too. No offers on our house, and almost no feedback. Doesn't seem to have inspired anyone. The only query was whether it had been underpinned. No idea why!

Congratulations to those who have exchanged.
We had to change solicitors for our purchase as ours was not on the panel for the bank. Thought we would be exchanging soon but back to the beginning with purchase.
Has anyone used one solicitor for sale and 1 for purchase when all happening on the same day? Is it straightforward?

Thank you all for your good wishes. It has been a long hard road to get to this point, and nothing was simple. The professionals we dealt with were difficult and in some cases (most) less than competent, and all seemed to be suffering from Covid Malaise or Manana syndrome!

Unusually (it seems) from what others have said, our EA was brilliant. They helped keep our difficult buyers on side and were there to sound off to when they behaved badly, which they did, repeatedly!!

We just have completion and moving-day to look forward to now!

Thanks for all the support on here too. It helps to know you are not alone in the process and that others are experiencing the same issues.

I hope you all find what you are looking for soon. Keep the faith.

Cheltenham I have found EAs very good in the past, hopefully they will be good now too.

How long has all this taken, for you?

@EmmaH2022 we began the process with this buyer/our onward purchase in early September.

Prior to that, we had lost out on a property at best and final which went for 100k over asking.

Then we had an offer accepted on another property but the seller pulled out after a week and took a higher offer. So, none of it has been plain sailing.
