Good grief. They didn't like any of their offers despite being over the guide price?! I wonder if they've now found a more expensive onward purchase?!
Surely a risky strategy if it was priced accurately to begin with as the mortgage valuation won't end up covering a higher price?!

Paddington, there's a special place in hell for those people and I hope this strategy bites them on the arse.

The deadline for my B&F was midday so I wonder when we'll hear back. I think this vendor will go with the highest offer, which sadly is unlikely to be mine. A few new houses have come on in my search area but they're too big and/or too expensive for me given the amount of work that needs doing so I'm not going to bother viewing.

Blimey. I didn't get to view a couple of places because they cancelled the appointment to get the flat put on again at a higher price. They haven't pulled out of a sale or anything. I don't think it's such an awful thing to do.

I think their behaviour was poor and I'd be annoyed in Paddington's position. They didn't just cancel viewings, which would be fair enough. The vendors asked for B&F, kept everyone hanging on and then moved the goalposts. Complete waste of everyone's time at a highly stressful time for buyers.

Yet another who's been outbid at the point of B&F by a cash buyer.

Nothing else that's rely quite right. Will try not to think about it this weekend. Although that's easier said than done knowing my house has been sold now so there's a ticking time bomb underneath us

It's pure greed. What's to stop people higher up doing the same? Do these vendors then remarket at an even higher price because their purchase is out of reach again? Where does it end? I suppose at least they've done it now, rather than waiting till you've paid out for surveys etc, but I think it's really poor behaviour.

People seem to lose all sense when told their houses have risen in value. All it means is your onward purchase is likely the same percentage more expensive, assuming you're staying in the same area. Only people who downsize or move to a cheaper area benefit from large rises.

All this "I need to achieve X to buy my dream house and therefore I won't accept less than Y" - well perhaps these people need to cut their cloth according to their means. I am old fashioned, I know, and a dreadful socialist, but ultimately nobody apart from investors benefits from massive house price rises. But people see £££ and forget that it's meaningless because it's not liquid assets.

Rant over.

I can imagine how it might seem tempting if it looks like you’ve underpriced yourselves, but I don’t think I could do it as you risk getting no offers at the new price and looking like twits. Also I’d just be thrilled to have sold and have back up offers too.

We’ve instructed an agent today and sent our rejection emails to the others. We’ve gone for a local agent who sells in the fairly specific area our house is in - it’s in the postcode for one bit of London but physically closer to another one and we want it marketed effectively. They’re going to do a soft launch at the higher end of their valuation and then take feedback to see what to put it on for online, although obviously it would be nice to get an offer. Hopefully getting the house ready for viewings over the next week (bit of repainting) and an open day a fortnight tomorrow.

Thanks. Yeah, think we'll just have to hope that someone people are still ramping up to it, though I'm strongly considering a letter drop in the roads we like. Anyone had any experience of that? What kind of wording is more likely to be successful?

Failing that we have plan B of renting for a year...

We’re renting and as we managed to find a nice house it’s not the end of the world. We’ll be better placed when buying (although not up there with those cash buyers) and will also potentially be able to stay in it while we do work if it’s needed.

I was originally outbid by cash buyers (investors) on the house I’m currently buying. They then pulled out after deciding they wouldn’t make enough profit when they sold it on. So those of you who’ve lost to the cash rich...well it might not be over yet.

Regarding sellers re marketing at a higher price, my vendor accepted my offer then decided to remarket for £100k more after I’d instructed solicitors and organised my mortgage etc. She eventually came back after failing to sell at her stupidly inflated price but her behaviour means I’ve never trusted her and even as we now supposedly approach exchange I have no confidence that the sale will go through. If there were other properties available I would have tried to buy elsewhere rather than deal with this vendor. Unfortunately the market is what it is so here I am. I wish I could be happy and optimistic about moving to what is a lovely house but instead I’m just anxious and pessimistic.

My rant is over!

Buying and selling isn't getting any easier judging by all the recent posts.
I was starting to think we were making good progress as our mortgage offer from January still hadn't arrived but after a revision we actually received an amended one this week. Reading through it the bank had listed the wrong solicitor so I told our correct solicitor who informed me they aren't on the panel for this bank! 2 months in and we have to instruct a new solicitor for our purchase while keeping original one for our sale.
