Boxing Day - Is it true??

I gave up house hunting on run up to Christmas as it was pure grot coming 9n the market!

Everyone keeps telling me that there will be a deluge of houses appearing on Boxing day, that it's the best day to list etc.

Does anyone else believe this? Am poised to spend the day frantically refreshing Rightmove! (Though come to think of it, is it being a Sunday going to mess that up?)

Agents wouldn't hold on to photos, listings etc prepared before Christmas to upload today (a Sunday between Christmas Day and bank holidays when nobody is working).

I think they mean that Xmas is often a turning point in relationships and come post Xmas and NY you will find some additional listings.

I don’t think it will be today, but people certainly start to make a move in the new year and spring.

Yes it’s true (according to my current and previous agents.) Lots of houses have been listed for sale this morning in my city as I have just looked. Some are reduced. 95 properties!

I normally get 2 - 4 listings come through every day on Rightmove (large geographical area). I had 8 listings come through on Christmas Day, and some of them were actually lovely, so clearly some agents have held listings to launch this weekend.

I'm in exactly the same situation. I understood it as people make the decision to move at Christmas/NY but the properties won't come on until mid Jan onwards.

Happy hunting and hopefully we will both find our dream houses soon 😀

Was told this by EA on 23 Dec when I went in to register. She then admitted she had precisely 3 properties scheduled to go live on Boxing Day!

Presumably there will be more coming up in next few weeks as people decide over Xmas they need to make life changes?

There's 8 new on my search! (Some were posted yesterday, but I gave myself the day off from fruitless rightmove refreshing!)

Yes, the agents told me last year to get my house ready to List on Boxing Day as it’s the day when Rightmove get the highest amount of views.

I sold my last house on the 27th. Had listed it Christmas week
They were staying with family prior to relicating. They called the agent at 9am and came round at lunchtime
They were going to knock on the door if the agent didn’t open (website was vague on Christmas opening hours)

Hi @FanGirlX we viewed one that's been on the market for ages on 23/12. Liked it but it had a few too many 'no's' for us at the moment (DH had more no's than me!).

Technically we have ages as another 9 months left on the house we're renting but allowing for the time to get a sale thru and to do any building work needed (bearing in mind builders seem to have waiting lists!) means we really need to find somewhere by Easter. And there's nothing coming up at all ATM.

Looking at the STC properties on RM there's only been two houses on there that would have met our criteria!

I didn’t know this was a thing but have just checked Rightmove for properties listed in my area in the last 24 hours and there are loads that have just come on today.

Just had a look in my area - 27 new properties in the last 24 hours! Nothing suitable for us unfortunately but it gives me a bit of hope

I've just done a Rightmove search, nothing in the last 4 weeks (so I h ent missed anything by not looking in December). Nothing new on today. Hopefully this bottleneck will ease and there will be more properties coming on from mid - end January.

January is a good time to look for property. I used to be an estate agent and we were always inundated after Christmas with people wanting to put their houses on the market because they were separating, or realised they needed more space.

We’re house hunting and there’s 15 we want to view that weren’t on Rightmove yesterday. I’m really surprised tbh.

I’ve just done a search. Eight new properties listed today - all from the same two agents. It’s obviously a strategy that some use, but not all.
