Boxing Day - Is it true??

I gave up house hunting on run up to Christmas as it was pure grot coming 9n the market!

Everyone keeps telling me that there will be a deluge of houses appearing on Boxing day, that it's the best day to list etc.

Does anyone else believe this? Am poised to spend the day frantically refreshing Rightmove! (Though come to think of it, is it being a Sunday going to mess that up?)

I've just fiddled around with my alert settings. 17 new properties on today, but that's when I broadened my search criteria to cover the entire city, any type of house and from £0 to £200k above our top budget!

None of them are what we're looking for but hopefully something will come on market in January?

It is a thing referred to in the industry as the Boxing Day bounce.

I worked for an estate agent a few years ago. Anyone that was looking to go on the market in late November or December, we suggested to them that they hold off until Boxing Day as not many people looked in December as families were too busy doing Christmas stuff.

But come Christmas, people stuck with relatives they didn't like, or not enough space, there was a surge in interest, so we used to set up the listing ready to go to auto list on Boxing Day. We could see stats from Rightmove showing how many people were looking at listings etc and it always increased then.

I've seen 4 new properties in my search criteria come up across today and yesterday. All rubbish though (reduced as overpriced, or just not nice).

I think there'll be more coming on in the first 2 weeks of January when those who've decided nee year, new start have had a chance to get photos and listings ready.

Family lawyers expect an influx in Jan apparently, I'm not sure at what point in the divorce process the house goes on the market though.

I posted earlier to say 95 properties came on rightmove in my city this morning. Just checked and it’s 170 properties for sale or reduced today.

I’ve heard from 2 separate sources, one an estate agent and one an acquaintance with a property company, that Boxing Day is the busiest day of the year on RightMove.

Don’t know how true that is but my own house went live on Boxing Day.
