There's this incredible invention called the internet and on it is these things called estate agents and Rightmove and websites and stuff. Highly recommend!!

(Unless you might want to expand a bit like on a particular area or something? Manchester is a big place)

Just put your budget. Low for some could be £80k for someone else £250k

Looking online within the m60, there are some in harpurhey for £230k.
You couldn’t pay me to live in harpurhey.

Then they jump to the 325-350k mark.

Its hard to find a decent 3-bed new build for 250k or less within 8-10miles of the city centre. Search Bolton instead, and then check the developers names on Facebook or instagram. There are usually support groups or trending hashtags when the houses have turned out shoddy.

Which side of Manchester? How close to the centre? There are building sites in Partington, not sure when they'll be ready but worth a look. Bolton is a good shout, it's closer to Manchester than you may think.

less maintenance work, less structure problem, normally contractor guarantees 10 yrs on building structure

There are some new builds on isherwood road in Carrington that are currently being built. I’m not sure on the prices though. Although it backs onto an industrial area I actually quite like it’s it has fields right opposite and is a good location for motorways etc. I can’t remember who’s building them though.

Im finding house prices in Manchester and greater mcr have gone mad.

But a quick search showed me a developer "wain homes" in denton (5/6miles from Manchester) have 3 bed semi for sub 250k

Those ones in Denton are next to a motorway. That will be SO noisy

Interesting claim on their website, they must have built a railway as well as houses!! Frequent bus and rail services operate between Carrington and Manchester
I wouldn't want to live there, it's neither rural nor suburban and you'd be completely reliant on a car.
