i am looking for 3 rooms semi detached, live with family, low budget, any recommendations from you

Surely a house has to do more than meet your budget? Are you not concerned about location, school catchments or commutes as they'd be top of most people's priority lists! I wouldn't get too hung up on it being a new build, whilst the maintenance costs might be initially low they are often poorly built compared to older properties and everything is of the same age so things all start needing repairs around the same time! At least when you move into an older property someone else has already sorted out all the snagging issues.

you ar absolutely correct, that is why i ask recommendations from people, budget is very important to me otherwise i cannot afford it, location is an issue, developer is another issue, community and neighborhood .... please feel free to share !

@user1619706997 it's very hard to recommend something (other than based on price) if we don't know what your requirements are......what sort of location do you want, what are your criteria for schools (good primaries, secondaries only, private schools, faith schools, Trafford grammar schools), where will you be commuting to and will you be driving or using public transport, do you want rural, very urban, suburban etc etc. Location location location!!

school is not my concern, burban and very Urban like central of Manchare is definitely not okay. however society /community reveals the quality of neighborhood that is more important than anything. We look forward permanent dewell. Hope to gain your understanding.

So you don’t want suburban or urban but want to be in Manchester?
The only places that feel village-y while being in Manchester would be spots like Woodhouses, and £250k isnt going to touch the sides!
Looking further out. - Bolton, north of bury, littleborough maybe, might be more fruitful but it’s not a cheap part of the world!

I'm struggling with this, Manchester but not urban......so we're talking outskirts of the greater Manchester area and maybe into Lancashire or Cheshire?
If schools are not a concern then I'm guessing you don't have children? If not, then why the need for 3 bedrooms and semi detached when your budget is so tight?
What sort of community are you hoping for? I'm detecting that you might not originally be from the UK? If you've been watching coronotstion street or eastenders then keep dreaming! People make friends through their kids schools, parent/ child groups, faith groups, sports clubs etc. Bear in mind that if you move into a new build house the locals may not be happy about the land having been built on and additional strain being put on their local facilities. You're also not moving into an established community, which might have its benefits but it might not.

my kids are in college or approaching a higher degree.

Grin £250k won’t get you much in worsley!
Warrington is an option but it is very suburban
If your children when you uni would they want to stay living with you?

gosh this is like pulling teeth for information!! I suggest you do some research on rightmove and zoopla and browse the big housebuilder websites for what's available in the area then start doing some research.

I think what most people are struggling with is location. You want Manchester but don’t want suburban or urban? So you want villages near Manchester in which case you need to double your budget!

I realise you want advice from locals, but you need to list your specific budget and surely you must know which location you want? There's no point in us recommending North Manchester if your life is otherwise based in Sale!

Manchester is a big place and prices here are very buoyant. You need to be more specific, and it would also be helpful if you shared your own findings as presumably you have done some reason already?
