What's wrong with this home listing?

I am in Ireland so the market is different but this house went up for sale nearly a month ago and there hasn't even been one enquiry or viewing. Is there anything that could/should be done to improve the ad and get someone interested in it?

The house looks really empty. Is there anyone living in it?
I think the decor may look a little bit tired. Is it possible to cover those black sofa into something brighter, or even repain the room to refresh things a bit?

It just looks bare and tired , for me the floor would all need changing as it’s very orange and that itself could put me off as it’s a lot of work

Nothing wrong with it from the looks of it. Maybe overpriced or the housing market is a bit slow in that area? Or else it’s next to the neighbours from hell Grin

It's very difficult to judge room sizes with no furniture (particularly in bedrooms). That probably isn't helping.

Yes it's mine.
I'm concerned a little about the price but the EA said to sit as is for now.
A 2 bed bungalow just sold across the road for €165,000. It's not the most scenic of areas but it's not bad either, walking distance to primary, secondary schools and the town. Easily commutable to multiple bigger towns.
The house is empty. Ouch... the whole place is freshly painted inside and out.

I would stage/dress it for the purposes of selling.
Add some basics - beds, a nicer sofa, kettle, a few mirrors, rugs, cushions.
Its a nice house but looks very bare and rather uninviting as it is.

Not even one enquiry suggests it’s overpriced. Because I can’t see anything massively off putting in the pics. The bathroom is a little small and I don’t personally like all the inbuilt stuff in the living room but I doubt those alone would put off all buyers.

When I was buying a house, I preferred listings with a floor plan and dimensions. I don’t think this has a floor plan, so I’d add one.

No floor plan really puts me off.

If there's not been any interest, that suggests it's overpriced. It also looks very uninviting in the photos.

I don't see anything wrong and, as it's clearly empty, I wouldn't bother with staging.
It must be the pricing. How does it compare with the other properties for sale in the same price/area? And has it been advertised properly?
From my personal point of view, if I was interested in the house I would have to factor in to re do the kitchen, bathrooms and floors. Could it be that the other similar properties for the same price are more modern?

There's nothing about the house itself that would explain no inquiries at all, so I am guessing the price is unattractive.

I wouldn't bother with staging, I think that's only worth doing if it's lived in / there is stuff already there. Perfectly reasonable to show clear rooms and many buyers prefer that.

I definitely think it's really important you get a floor plan up though. The combination of little furniture / no dressing and no floor plan makes it very very difficult to envisage layout or get a sense of how it could work as a home.

I also think the black sofas are doing you no favours. (Sorry).

I'm not Irish, so I don't know the location at all. But if something's getting zero viewings and there's nothing drastically wrong with it then it's usually priced too high. It probably needs to come down a bit.

I would be really reluctant to look at an obviously empty house. No real solid reason for it, but the ones we looked at that were empty on our house hunt were damp and smelt very unpleasant. I know it won't apply to all, but it just puts a mental cross on the list for me I'm afraid. Like a pp said, the lack of furniture can also make it really hard to judge sizes, especially when you have no floor plan because estate agents are known for taking photos 'creativly'. Imo the bathroom looks quite dated and could do with a freshen up and modernise.

Oil fired heating would put me right off! An is there a reason the attic room can’t be listed as a bedroom? Details say 3 bathrooms but there is only a picture of one of them.

No floor plan is lazy on the part of the estate agent.

If someone wants to extend or knock through they need to know where different rooms are positions.

Insist on a floor plan.

I can't work out if one or two of the bedrooms have restricted height. A floor plan would definitely help.

Also, at the bottom of the link the Estate Agents advertise 'similar' properties, all of which are priced lower than yours.

No floor plan plus many rooms unfurnished makes it difficult for people to sense the size but agree with PP that no enquiries at all means it's overpriced.

I can't make out what's going on with the garden. It looks as though you have a good amount of space at the back with a big green shed plonked in the middle thereby massively reducing your usable garden?

Things like rugs and staging make a difference once you are in the margins.

Floor plan
What's the pen at the end of the garden for? Maybe a few plants in front of it?
Bathroom looks tired and a bit dark. Can you maybe put a bright bath mat set down? Or make it actually lighter somehow?

Hi OP, I live quite near there and I think both price and location are fine. You have two things going against you though. It's a difficult time of year to sell this close to Christmas. Also, not everyone can look at a blank canvas and see a beautiful picture. For that reason you might consider staging it. That's what I did with mine and first to view bought it. It’s just a bit bland, really (I think the agent is scraping the bottom of the barrel with their description of it as “most impressive” and “exceedingly well-appointed” - sorry) and I think some people will struggle to see themselves living there.

But mainly I think it’s price - you’re at the higher end of similar size houses in the area, it looks like?

Pictures of other bathrooms
Bed if you have them to show how the rooms can be used as bedrooms especially the rooms with slopey ceilings.
