What's wrong with this home listing?

I am in Ireland so the market is different but this house went up for sale nearly a month ago and there hasn't even been one enquiry or viewing. Is there anything that could/should be done to improve the ad and get someone interested in it?

I agree with PPs, the lack of furniture and personal touches make it look uninviting. The garden photo is not great and doesn't do it justice at all. All I see is a strange gated area at the back and that it is completely overlooked by other properties - borrow a few flowering potted plants from someone. The bathroom looks very dated - I would get rid of the shower curtain and put in a screen. Maybe paint the tiles. Looking at sales history in the area I would have thought that OIEO €170k might be more realistic.

Personally, the front of the house being so open to the pathway would put me off. It also doesn't look like there's much privacy in the back garden - fence is almost see-through.

I think it looks overlooked from every angle. The neighbours look directly onto the kitchen table across the garden, and then in almost every photograph with a window, you can see another house (so they can see into your house).

I wouldn't view it, sorry.

You need some window coverings up if you're going to try to make it appeal, some sort of planting in the garden to try to give you some minimal privacy.

I think a property should either be staged or completely empty. So either change the sofas or take them out. They don't look good.
I also don't like curtains in an empty room, they look sad and straggly. I would take them and the curtain poles down.
Put up a floor plan.
Garden looks odd, maybe because of where the shed is?

Are people really so unimaginative that they need a house to be "staged" in photos? Personally I wouldn't waste time/money with that. Definitely not getting a different sofa just for photos, Jesus. When I was buying my house I didn't look at photos and think "oh my god, the wallpaper is all wrong, I can't possibly buy it" - you look at a house and see what you'll do with it.

Floor plan would be helpful. Other than that patience. Someone will want it.

I'll try address some of the points:
It's interesting that the garden is perceived as small, it's possibly the biggest on the road. It is oddly shaped though as it follows the curve of the road. The bit at the end was our dog pen.
The shed is big but has an electric supply and built in storage. There is also space behind for storing logs/ coal for the stove. So maybe a selling point for the right buyer??
A two bed bungalow across the road sold in the last few months for €165,000 so how low would you go on price?
The house is spread over 3 floors, has a downstairs cloakroom (not pictured), an en-suite and main bathroom- both are pictured.
All rooms advertised as bedrooms have full height ceilings and built in wardrobes.
The second floor which is an attic conversion has sloped ceilings in landing and other room which was being used as teen bedroom but can't be advertised as such because of the ceiling.

Apart from the house, outside the shed/garden store looks very large and dominating. It would be better at the back of the garden - it looks as if it is the first thing you seen when you look out of the patio doors and a damn tricky thing to move.

Inside, the kitchen looks pretty (apart from the worktops which can be changed) and a very good size which is a plus and I like the hall. It has a fair amount of kerb appeal from the front so don't despair - it just needs the perfect person to come along and fall in love with it which is true of any house.

Bungalows usually attract a premium as they tend to be on big plots. Speak to the agent about pricing - they are doing themselves no favours having it on too high. Who was it who suggested €190k?

If you know anyone with an inflatable bed, borrow it, put it in each bedroom with a different duvet cover or throw and take photos. Ask the agent to add them. People need scale when a house is empty.
But it's usually price .

The property is fine and clean, however....it is NOT in Enniscorthy it is in Bunclody. Enniscorthy is bigger and has connectivity with Dublin via a train station. Bunclody does not have that.

If someone wants it they will bid for it. Touch it up a bit with some flower pots in the dog pen, and make false beds from large cardboard boxes covered with a duvet in a nice cover. Cheap and easy and gives an idea of the room sizes.

Nice county is Wexford, have ancient relatives there near Ferns. Best of luck.

Nothing wrong with the house itself. Neutral, fresh paint etc. For me, the problem is the fact that it is quite overlooked by neighbouring houses. I would either remove the photos showing the houses next door or put some quick growing (bamboos) foliage in the garden to give some privacy.

@Goneback2school just double checked and it is as someone else says in Bunclody not Enniscorthy. You need this fixed ASAP . Also get it valued by another estate. @Seainasive most house in ireland outside of the main cities have oil heating, its quiet common. @RallySooney would agree with you if it was in Dublin, the prices there shocking but not in the country, have dealt with a few in the past and they have been very honest and upfront when it comes to pricing, if its too high it wont sell and they don't want that on their books

Honest and upfront estate agents. A rare breed. Good to know they exsist beyond the pale, Wexone but this house is definitely over priced.

The BER is good and the overall house size is good. Can you look at the property price register and see what others in area sold for?

Personally when I was buying not having the house staged didn't bother me and sometimes it distracted.
The oil heating is standard.

But maybe it is just that Bunclody is more of a smaller market than Enniscorthy?

It looks very cold and unwelcoming. You need to warm the picture up a bit, put the lights on etc. The garden gated area looks very strange? I agree with the oil heating being a bit if a put off.

This house is slightly smaller, but maybe a bit more conventional - as over two floors not three.

I think maybe look around the 180/175 mark???

Agree with comments above, plus:

I couldn’t instantly find it on street view, which always makes me swipe on – make it easy for people.
Bit put off by all the things included, like the sofas and table etc – I’d factor in either having to get rid, or having to negotiate to get rid. Only minor but going to view houses is a pain so often I’ll rule out on minor factors.

I think without furniture and no floor plan all the rooms look very same-y.

Can't differentiate from one to another and it sort of blurs in to one.

On a plus side it is presentable so I have to agree with others that you need a floor plan so ppl can actually see what the house has to offer.
Could you try adding floor plan and more advantageous pics and give it a few weeks then look at lowering the price-

because in these cases it is almost always the price-sorry @Goneback2school.

It has a lot going for it but what would put me of is:
The corner site - it seems very open at the front and that first photo is taken from an unflattering angle.
It is very orange inside. I think rugs on some of those floors would dilute that- particularly that orange tiling in the kitchen and the bedroom floors. Get rid of that red shelving unit- it emphasises the orange floor.
That shelving/cupboards in the sitting room is awful and limits what you can do with the room. Add to that those enormous chairs and sofas which totally dominate the space and a large room looks small.
