Are the pictures off putting? Bad location? Strange layout?

Loads of atmosphere but I think it’s a bit much having those photos of your family enjoying themselves.
People want a blank canvas.

I'd get the photos taken again. The ones with your family in really slow very little of what the house is like.

Just a few quick things that jump out for me:
Not enough spiders
Not enough spider webs
Not ghost friendly
Why aren’t the walls painted in F&B’s Breath of Blood and Screams?

Just a suggestion but I really would have hoovered the carpets a bit before the photos were taken

I'd try and depersonalise a bit

I think pictures 5 and 6 could do with a little more personalisation, they don't really fit with the rest of the house.
