How many attempts at exchanging did it take you? Tomorrow is the 4th attempt

Today was attempt 3 for us and it failed. The solicitor of someone further up the chain dropped the ball. Yesterday it was our buyers solicitors. Apparently it will happen tomorrow Hmm 4th time lucky?!

Oh gahh we're stuck in this hell at the moment, been trying to exchange since Tuesday. We are second from bottom
of the chain and it's driving me mad. Buyer has basically gone to the cheapest conveyancer they can find who is basically THE WORST literally no one can ever get hold of them, not even their own clients. The lie all the time, haven't received docs when buyer has proof they were signed for at offices etc. I'm constantly on the phone chasing every day but yet here we are with yet another failed exchange attempt. Apparently they will try again tomorrow but i'm not holding my breath to be honest.

@singasongofsixpence1 so not just us then. Vibes for tomorrow! You get what you pay for and cheap conveyancer are the worst.

We are declining to exchange and complete on the same day for obvious reasons!

Funnily enough we are 2nd from bottom as well

Same here, there's no way we can pack a 4 bed house with two toddlers and sit and wait without having even exchanged yet

Exactly! Most of the chain have been flakey and we told our solicitors that a while back. In light of recent events our solicitors said they saw why we said that

Yep hopefully tomorrow. Apparently the offending solicited said let’s do it Monday. Our solicitors said no way, we are doing it tomorrow and start early!

Last time I was in a long chain yes it was fraught. I recall there was some sort of access issue up the chain and it was going to cost £25k. In the end my husband suggested the whole chain pitch in a few extra thousands each to keep the chain intact (all the properties were £1m plus). This time round I sold first then bought, so short chain for my sale, yet still we failed to complete on the day (we did exchange on schedule) due to funds not being released in time. I moved out, luckily in to a hotel, and no one was actually moving in to their new houses on the day otherwise it would have been a total nightmare.

@singasongofsixpence1 no. The chain spans at least 2 counties though -lm at the Essex end and the top l think is Suffolk. We were meant to move last Thursday but bottom of the chain had mortgage issues -they previously had been kicking off about the move date and then their solicitor were the ones to forget to get the authorisation on the 2nd attempt (Wednesday this week)

@maofteens who paid for the hotel? Could it be charged back to the person who caused the issue? My chain have form for fucking up and procrastinating so l thought it would be good to know. Don’t get me started on the 2 different sets of people who set they would go into rented, so the chain could be finished and us all move forward. For both of them within the week both changed their minds Angry

OP it took us several attempts in March for the third house we tried to buy, we never got to exchange as the top of chain who were delaying things ended up pulling out Hmm The last house still took four or five attempts and there wasn’t a chain. We ended up doing it all the same day.

@NorthSouthcatlady definitely small world! The problems all seem to lie with out buyer at the moment and his solicitor getting proof of funds. Hopefully all sorted soon and we can all exchange today

Still trying but nothing yet. Our buyer's conveyancer is being a complete 🤬 and not answering the phone to anyone or responding to emails (even their own. client!) our conveyancer is still "hopeful" for exchange today but we'll see. Today is the last day it can happen for a while as our vendor is going away until 16th november so it all gets put off again. I'm so sick of the whole thing seriously thinking of pulling out and just staying put. What was your chain's reason for failed exchange?

@singasongofsixpence1 more info came out today, top of the chains removal company can’t do the agreed move date allegedly. Rest of chain say oh well, get another removal company or break chain. They can’t either apparently, it’s clearly bullshit so why are they stalling?

We have said sort yourselves out. We either exchange next week and move by the end of the month or we let our mortgage deal expire then pull out of the sale / purchase. Totally had enough

@NorthSouthcatlady that is shocking! Removal companies are ten a penny surely they can just find another one! It's better than risking the chain collapsing and losing out on the thousands already spent on solicitors. Some people
just need to give their head a wobble. Hopefully they will have a good think about it over the weekend and sort themselves out

Desperately waiting for the first attempt at the mo which should be next Fri but my conveyancer is still yet to receive draft contract from the vendor’s. It feels sometimes that some folk in the chain go out of their way to make things more difficult/delayed than they need to be 🤬

Oh god we’re supposed to be moving next Friday but our solicitor has told us with covid we can’t exchange until either the day of completion or the day before. I wanted to exchange before hand as I’ve heard horror stories of problems happening and you’re sat left with a loaded van while it all falls apart.
