How many attempts at exchanging did it take you? Tomorrow is the 4th attempt

Today was attempt 3 for us and it failed. The solicitor of someone further up the chain dropped the ball. Yesterday it was our buyers solicitors. Apparently it will happen tomorrow Hmm 4th time lucky?!

Oh god we’re supposed to be moving next Friday but our solicitor has told us with covid we can’t exchange until either the day of completion or the day before. I wanted to exchange before hand as I’ve heard horror stories of problems happening and you’re sat left with a loaded van while it all falls apart.
That seems strange advice, we moved last week (chain of 5 in SW London) and exchange and completion were a week apart. Sounds like their are lazily using covid as an excuse for some reason.

Our exchange was delayed by a day as the top of the chain lost their removal company, but the estate agent who was dealing with three of the sales in the chain including ours phoned around until they sorted a new removal company. Fingers crossed for Monday OP!

In Dec 2018 I bought a house and completed in 5 weeks and 2 days. Completed first time. No chain at all though as person I was buying from was moving in with her dd. Since Covid everything seems to be taking longer. The stamp duty holiday caused so many more people to move and solicitors/conveyancers took on too much work.

This just isn't good as ice, your solicitor/conveyancer are lying to you for some odd reason. I work in a law firm and we get exchange faxes all day and I see them and they all have agreed completion dates on them, some the next day, some same day (it does happen), but also weeks ahead.

@caringcarer the covid excuse doesn’t wash with me lm afraid. We’ve been good to go since August and it’s now November, the original offer was put in at the start of June

It took us 4 attempts. We were at the top. First time, turns out that a "cash buyer" at the bottom was in fact selling and buying with a 90% mortgage (so the opposite of a cash buyer!), and his sale had fallen through but the agent had tried to keep it quiet!!

Second time, someone's solicitor was on holiday, it was a Friday and no-one wanted to pick it up in the office, third time, there was an issue with a title which meant one of the bank's couldn't place the mortgage charge. It was at that point we broke the chain and went ahead with our purchase.

A few weeks later, they all got their act together and we sold, it was nerve wracking, more expensive that it needed to be (as we had to bridge 2 mortgages) but if we hadn't done it we would have lost our purchase.

It's a terrible process, I'm sending you all the positive vibes for tomorrow. Good luck!

UPDATE: eventually happened on Tuesday Grin. Of course that’s the day we were getting a new car and Friday l had exam. So this week has been a whirlwind!
