Which plot?

I posted the other day asking about plot 21 or 91. 21 has now sold and we put a flexible early bird reservation down on 91. However, 84 has just been released and we could change our reservation to 84 and complete sooner. So what which would you go for… 84 or 91?

The top of the map is north.

Which plot?

Still overlooked by 7 or so other houses but the garden at 24 is south facing and looks bigger.

84 looks too many neighbours lol, I liked 21 damn it, if I had to choose between the two it would be 91. It depends what you want and need and don't like as a person in your home. What are your thoughts on them both? X

Depends on how many cars you have, more than 1 I'd go for 91. Only ever to be 1 then 84

84 could be massively overlooked. The larger garden is great but if there's no high boundary fences and the other houses to the back and sides are all 2 story+, you'll feel like you're in a fishbowl.

Originally I preferred 84 because of the bigger garden but I think some of the PPs are right, it’s very overlooked. I know 91 is also overlooked but it seems much less than 84.

I like the orientation of both gardens. South or west is good for me.

I think I’m leaning towards waiting for 91 tbh.

It sort of depends what is or what will be on the other side of that development boundary line directly opposite 91.

All other things being equal and I'm not a new builds fan so I'm not in my area of expertise here I reckon 91 looks the better bet. The back garden of 84, while bigger, looks to be overlooked by up to 10 other houses.

91 should mean sun in the front in the morning, and sun the rest of the day in the garden.

South facing garden is great but consider what rooms are at the front of the house as you'll never get sunshine coming in that way IYSWIM?

I would be tempted by the bigger garden, it does have alot of other houses surrounding it though compared to 91.

Agree with this. At least with 84 you know what surrounds it and presumably it won’t change. What about 91?

One thing with 84 is if you struggle with parking you could always use a bit of the front garden that's at the front to park.
Someone on my development stoned a bit of their garden to make their drive wider and it looks fine.

91 looks like a quieter spot to me so would be my choice. 84 has more neighbours driving past the house.

Very coincidentally I'm looking at buying a new build that's in front of an attenuation pond and was wondering what people think of these.

  1. I think the garden is a better shape- wide gardens are hard to do much with compared to longer ones (from the house, that is). Plus sun on the back of the house in the evening is nice for sitting out in. And more distance from the neighbours, in general. But it depends on what might happen opposite.

Only downside I have thought of in that context when I have seen them is insects might proliferate in the summer- but that's speculation. Maybe someone on here close to one could qualify that? Of course, I'd want to know who was responsible for maintainig them long term.

Upside is it means you have some guaranteed space in front of the house, good for light.

I need a N facing room for work. Try asking house agents what they have with north-facing rooms.... Pre-streetview we had to househunt by visiting streets with a compass! Grin

84 if you want a bigger garden and don’t mind people driving past your house to get to their house.

91 if you want to be tucked away at the end of a drive with no passing traffic. Smaller garden though.
