Hi all,
I’m trying to sell my flat. We’ve been on the market for 4 months and only had 3 viewings! Any advice or feedback on our ad?

i think it looks lovely OP! I can't see anything wrong. If I was going to be really really fussy, it is very beige, which may not be everyone's taste but I think it looks classy and is fine as is.

faints at the price strewth that’s an expensive area OP!

It looks lovely- clean and tidy! If I’m being picky I’d get a rug the same colour as your sofa and a couple of floor plants and maybe a coffee table if there’s room. Give a bit of separation between the kitchen and living area.

It looks really nice but more like a Showhome I suppose? If i was being really picky the lounge is clearly an awkward shape and doesn't look very comfy? No rugs nothing to show how you actually live in the place? Where does the washer/dryer go? Is there only one place the TV can go - ie not on a wall? It's small but presumably it's priced in line with what else is on the market?

It's beautiful, absolutely immaculate. But I'd be put off by the shape of the living room and the lack of dining table, plus the hob location (looks like there isn't space to eat at the breakfast bar because the hob is there).

It looks like its above a pub at first glance which would put me off ... I'd scroll on. I had a closer look and I think its a cafe / shops which won't suit everyone but is something you can't do anything about and I assume that is reflected in the price.

Advice - I'd lead with pictures of the inside so people engage with the flat itself.

I was just looking for a better overall photo of the main living room. Is it possible to get an angle where is show the whole room?

Im not in the market for a one bed flat but think that would stop me viewing that is storage…. I can’t see any.

Seems expensive for a v small 1 bed.. and I live in London!
I agree that it's a bit soulless and dated. Usually with stuff like this it's price. Plus no outside space which would put off many people. Flats are a hard sell atm

@Ham94 are other 1bed flats in the area selling? That would give me an indication of whether the problem is with your place or the market. We had this issue with my partner's flat when we tried to sell - oversupply on the market of new builds meant we had to re-price to get people in the door. Also think outside space still important to people, this might not be best time to sell if you can hold off a bit longer....

It doesn't look like it's ground floor. But it doesn't actually say what floor OP. Or if there's a lift or just stairs.

It's lovely and clean but maybe could be a bit more homely. Definitely a rug in front of the sofa, add some colour. It's hard to imagine coming home to your flat after a hard day in February.

Is there a towel rail in the bathroom? Perhaps some coloured towels.

As a very general principle, if you aren't getting many viewings it's normally because of price or location. If you get plenty of viewings bit no offers, it's something inside the property that's putting people off.

I can't comment on the price, but from the photos and map, is the flat above a shop and on a road junction?

Over £1k of annual fees is a lot to find and would put me off.

The remaining lease is only 123 years, means resale would be effected. Can you afford to try and extend the lease?

It is super expensive for what is a very small 1 bed flat (albeit beautiful). I know the area so it's not necessarily overpriced, but a 1 bed is going to be first timer market and with a lot of the help schemes more first timers are jumping straight to a house.

I think the addition of some plants, a rug and a couple of mirrors to add light would really help. Also ageee with not leading with the outside photo as it does indeed look like it's above a pub.

I'd consider getting better photographs done as well.

Nicely presented flat.

Nine of the photos seem to give a full view of the living area. It makes it seem dominated by the kitchen area.

Other than that I would check your pricing. When there's nothing awful, that's usually the issue.

Thanks all so much for the help! We’re asking for £20k less than I paid due to the current market for flats Sad. The suggestions to be more homely definitely make sense! I think investing in a rug and plants is a good start. We’ve also given notice to the current agent so will be getting new photos and write up in a couple of weeks.

It’s very bare, OP. It doesn’t look homely at all and your estate agent should have advised you about this.

As others have said, rugs, plants, flowers, maybe some books.

Find a way to demarcate the kitchen from the living room. Shelving unit or something?

Opening photo is awful - it should be an interior one. It looks like you live above a shop.

You need to experiment with the sofa configuration to make the living room look a less awkward shape.

Do you have a dining table? Is there room for one. This would be a dealbreaker for me.
