Hi all,
I’m trying to sell my flat. We’ve been on the market for 4 months and only had 3 viewings! Any advice or feedback on our ad?

Lack of info on the lease would make me skip past. Put how many years, ground rent and maintenance charges.
It's all on there already. But you do actually have to read rather than just look at the photos. Wink

People saying “lack of parking would put me off”. Are you on another planet? This is a one bed flat in London. With a few rare exceptions, parking is not a thing.

It's on the edge of Surrey.

Parking is very much a thing (as seen by the other properties in the price bracket).

I wonder if you could wall mount the TV and show a desk & laptop in the living area?

Or remove the TV for the photos, put the sofa there, and a desk & laptop where the sofa is now?

@greenestvalley Walton is not London. It's not even in zone 6, so you're also paying a premium for rail fares where literally the next places up the road (on the same train line) are in zone 6. And it's a mile from the station as it's in the town centre which would put anyone reliant on the train off viewing it. Most places around here have easy access to on street parking and I'd probably expect a purpose built/renovated building flat like that to have an allocated parking space.

I would strongly advise looking into the EWS1 form, there’s been loads of press about it and it’s a nightmare for flat owners at the moment and definitely putting potential buyers off, if you have one definitely add it to your listing! We tried to sell our flat well over a year ago until we realised that the building (although built only 3 years ago) would require a form, the process to get one has taken since then. We don’t even have cladding on the building but the form covers everything relating to fire safety, very few mortgage lenders are offering mortgages unless there is one in place and even if they do a solicitor may require one.

It is a lovely flat - no idea about the area but, in my experience, flats are always harder to shift than houses and it usually boils down to price at the end of the day.
