Our house has been on the market for 2 months - launching as the school holidays started which I think was a huge mistake - with what I'd describe as a handful of viewings (mostly right as it went live).

The price it's been listed at was the agent's price, not ours, and when compared with others locally, doesn't seem OTT. All the agents who came round gave similar valuations too. No viewers have said upon viewing it that it is overpriced either.

We had only one bit of negative feedback and it was only from a couple of viewers, not all - that we are overlooked from the side of our property - so we purchased some 10ft trees to allay that concern.

I'm putting myself out there with a link to see what you guys think so be gentle! Should we stay on the market or take it off for now? I should say we only went on the market as we fancied a project for our forever home and were told there was a massive opportunity in our price range as there is such limited supply.

It's very roomy and obviously the gated road is a big plus. To me, it just looks immaculate but bland, with the odd feature (like the pelmet and the only other noticeable colour being yellow) standing out slightly unfavourably. Paint some of the kitchen walls a bold colour?
In terms of photos, I'd suggest changing the first one so that either you see the house without the bit of drive that looks like a road, or you see the house showing it's outer boundary. One of the house name would be sufficient. And bedside tables in the spare room, plus move that chair so people don't wonder why it's blocking both the bed and the door.

The inside is ok if a bit too immaculate/soulless. Similarly the back view is very.....bare. Reminds me of this one near us www.rightmove.co.uk/properties/105282773#/?channel=RES_BUY but at least you have some colour. Let the photos show your personality more!

Agree with practically everyone.

Too many pictures that are either not very nice or show the same thing.

All the lighting is quite dated

Yellow everywhere, all the decor is dated

The kitchen….I don’t know how you’ve been able to resist painting it for this long. Arrange your flowers better. Put a cloth to cover up the table.

Bathrooms - dated. Nice and big etc but dated.

Overwhelming blandness and over decluttering.

Missing window but don’t see what you can do about that

Agree with the haunted chairs

I hate the hot tub, others will love it.

The render looks tatty but not sure if it’s just the photo.

The ceilings look low in some of the bigger rooms. Large rooms in modern houses often suffer with this but a better photo might help.

I don’t think those 3 Christmas trees in the room with the bariatric dining chair are adding anything.

You are overlooked. No need to put a big picture of how overlooked.

It looks very like my old house, which was a Taylor wimpey 2001 job. Pale wood cheap fire surround, boring wardrobes, bathroom with a tile border, kitchen that nobody would choose at the time let alone now. In 2004 that house would have been worth about £180k so laminate worktops and cheap looking Victorian knock off fire surrounds were more acceptable. The problem with this sort of house is they don’t have any intrinsic nice features that you can see with your eyes. They may be draft free and have reliable wiring and the windows all fit but it’s not like a period house where you can focus on the fireplace or stained glass or hall tiles or staircase or cornice, or a contemporary house which is…well, contemporary. You have to actually add the features with your lovey furniture and decor and “stuff” and you’ve taken yours out. I would be thinking that the bathrooms and kitchen need replacing and everything needs redecorating. I would also think it was the house of a man whose wife had left him and taken all the stuff and the estate agent had plonked 3 vases of flowers down in a desperate attempt to add some colour. I wouldn’t pay that much for a house without a fridge in the kitchen.

I want you to write the Right Move description when we update the house and put it back online. This made me laugh out loud. In my attempt to declutter, I have clearly gone too "Wuhan Lab after they know the WHO are coming to visit" rather than Insta - Farrow and Ball - chic.

My house is in a similar price but fortunately not on market . From what I have heard from local agents there was a mad rush on stamp duty holiday but now this is ending people are pulling back a bit. On this price it’s an eye watering amount.
I don’t know about prices in your area so can’t comment on price but you have a beautiful house. Good luck with it. Hang in there, someone will come along. If it’s overpriced they can offer what they think x

I'd agree with a lot of comments here but looking at the video, what strikes me is the house looks very light and airy. I would buy lots of houseplants to bring a bit of life to it and a bit more of a personal feel with some pictures and photographs. I would also put some of the smaller appliances on the worktop in the kitchen, kettle, toaster, microwave, whatever, as you need to show people how the space is used and how much there is. The worktops could be replaced but I wouldn't bother as the buyer will almost certainly put in their own kitchen but I would make it look welcoming and an attractive space to be in. The French doors are nice and a couple of large houseplants inside the door and some large potted shrubs outside would bring the outside in and vice versa. It all looks a bit souless at the moment. I would also buy some substantial shrubs in large pots and group them on the patio and round the garden. You can take them with you when you move or sell them to the buyer but they would improve the garden no end. Forget the marigolds, you need something much more substantial than a few bedding plants. You need to break up that lawn and soften the deck. I don't think you should bother updating the bathrooms and kitchens but someone suggested putting in luxury towels etc. in the former and I think they are right. You could spend a lot of money changing the bathrooms and kitchen and it may still not be to the buyer's taste. Good luck with the sale!

Sadly, I don't think our tenants would like going through a set of gates to get onto the road and immediately another set of gates to get to their house. We can perhaps do a hedge between the two properties?

yes, the house is so spacious that unlike most people you can afford a bit of clutter/signs of life. My house is 800 sq foot and one jacket and one school bag makes it look like a bomb site but you could allow a few possessions lying around.

Yes but that's because the integrated one that was in the kitchen was small, top - fridge, bottom - freezer. We have a huge one in the utility. We put it in there as the kids are constantly getting ice which clunks so it's out of the way.

This is a slightly older house which has been partially done up -the bathrooms show what I mean. The house is still of an age and the design is dated with the balconies etc but internally it seems more modern.

This is the screenshot of the drive. Is this before or after jet washing? The big oil patch (?) stands out a mile to me and makes me think that I would need a new drive it it can’t be cleaned up… the outlines of the two cars in the loose sand needs sweeping, and emphasises that it is only a two vehicle drive

I think it’s a gorgeous house! The only thing I would say is the back garden is a little plain. Maybe some rose bushes next to the house? A bit of colour would perk it up.

If you look at next door it was bought for 585 when you bought yours, it sold for 660 in 2015 and zoopla estimates 962 now. Zoopla is fairly accurate if the house has been sold in the last few years. So I’d say yours is overpriced.
It’s a nice house but you can tell that you haven’t replaced things like windows, bathrooms, kitchen, fireplace and to get the highest estimate you would really need to do that. I’d expect top end and up to date for the price you’re asking. Do your stairs have any floor covering?

Might be worth mentioning the potential to purchase the second smaller property too ‘subject to separate negotiation’ … we have been looking at properties in this price bracket only due to possible pooling of funds with parents so you might open up additional interest if there is multi generational living potential
