Our house has been on the market for 2 months - launching as the school holidays started which I think was a huge mistake - with what I'd describe as a handful of viewings (mostly right as it went live).

The price it's been listed at was the agent's price, not ours, and when compared with others locally, doesn't seem OTT. All the agents who came round gave similar valuations too. No viewers have said upon viewing it that it is overpriced either.

We had only one bit of negative feedback and it was only from a couple of viewers, not all - that we are overlooked from the side of our property - so we purchased some 10ft trees to allay that concern.

I'm putting myself out there with a link to see what you guys think so be gentle! Should we stay on the market or take it off for now? I should say we only went on the market as we fancied a project for our forever home and were told there was a massive opportunity in our price range as there is such limited supply.

Going back to the laundry room - is there space for a tumble drier?

What is the wood flooring? Laminate/ engineered / solid?

How is the downstairs heated?

I quite like the staircase.

What happens with the hot tub when you go? Will you sort out removing it?

I know I keep saying it but the kitchen and bathrooms are the real problems and look cheap.

The house looks better from the front then the back.

The appliances are built in and integrated. No built in integrated means seamless not on show. Concealed behind flush door. Your washing machine isn’t flush or integrated it’s just sat there at a different angle to other things

Sure you have a water tap but not a fancy tap

For million plus these things matter

Gosh, who knew Sutton Coldfield was so expensive..

I am nowhere near the midlands and have never lived there, but even I know that Sutton Coldfield is expensive!

Besides which, the OP has told us that there are houses far more expensive than hers in the area.

Its the second capital.....

Which is why my town and surrounding areas house prices are sky rocketing.

I'm sorry, I have nothing to add to your original question but I've just read though the whole thread and feel free to ignore my nosiness, however I'm just intrigued as to how you managed to afford a house like that so young? You bought it in 2004 which was 17 years ago and part exchanged a 200k house before this so presumably you must only be in your early/ mid fourties at the most as you have a baby. So you bought this house in your mid twenties ish? As I said feel free to ignore me just general interest and jealousy on how someone in their twenties afforded such a nice house!

Flooring is LVT.

Downstairs is radiators.

Hot tub can go with the house or I can remove and take it with me!

Yep, kitchen and bathrooms are the focus of works it seems.

I don't mind at all. It's from Terra Lumen in Glasgow. I had to save for ages to get it! I bloody love it!

Bought first house at 20. This house at 25/26. Was self-employed from a year after leaving school so I just worked ALL THE HOURS. I mean 18 hours a day, 7 days a week. Which was good because I didn't meet my soulmate til I was 30 and then I had to crack on with having kids after we got married! No 3 arrived when I'd passed 40 and he was a shock, let me tell you!

The declutter job has gone too far, I did wonder if you'd moved out. So maybe put some things back in. Except the gaming chair. Wheel that out for the photo.
Kitchen does look oddly cheap and bathrooms aren't swish hotel enough.
However my entire reason for posting is to ask where your dangly landing light is from. I'm hoping it's more IKEA budget than house budget!

Not with underfloor heating as it'd be cost-prohibitive. You mean can we change the radiators for other radiators? Yes we could. But would an alternative design make that much difference?

LVT - I’ve looked that up - is it vinyl? Would either porcelain or wood be more in keeping? And possibly underfloor heating is more the norm downstairs (unless fancy radiators)

I think it's the price plus now's a good time to sell but not a great time to buy.

There's the potential for economic collapse due to recent circumstances and I think that will also have impacted people's choice to spend money.

I haven't read all the comments but for that money the kitchen and the bathrooms are dated . I would expect them to be modernised . I also don't like the little house at the side of your garage with its driveway and their rubbish bins nor the other houses that you see from your garden . I think the price is too high although I'm not familiar with the area but it would certainly be too high in the SE for this.

I’d also get the kitchen spray painted a more modern colour and change handles - make it look more modern

The house is lovely but v bland - can you do some statement wallpaper in main bedrooms?

Agents have been lazy and not labelled the photos well - they show the file number and no text to say which room it is?

Have they done a video tour?

Agree with practically everyone.

Too many pictures that are either not very nice or show the same thing.

All the lighting is quite dated

Yellow everywhere, all the decor is dated

The kitchen….I don’t know how you’ve been able to resist painting it for this long. Arrange your flowers better. Put a cloth to cover up the table.

Bathrooms - dated. Nice and big etc but dated.

Overwhelming blandness and over decluttering.

Missing window but don’t see what you can do about that

Agree with the haunted chairs

I hate the hot tub, others will love it.

The render looks tatty but not sure if it’s just the photo.

The ceilings look low in some of the bigger rooms. Large rooms in modern houses often suffer with this but a better photo might help.

I don’t think those 3 Christmas trees in the room with the bariatric dining chair are adding anything.

You are overlooked. No need to put a big picture of how overlooked.

It looks very like my old house, which was a Taylor wimpey 2001 job. Pale wood cheap fire surround, boring wardrobes, bathroom with a tile border, kitchen that nobody would choose at the time let alone now. In 2004 that house would have been worth about £180k so laminate worktops and cheap looking Victorian knock off fire surrounds were more acceptable. The problem with this sort of house is they don’t have any intrinsic nice features that you can see with your eyes. They may be draft free and have reliable wiring and the windows all fit but it’s not like a period house where you can focus on the fireplace or stained glass or hall tiles or staircase or cornice, or a contemporary house which is…well, contemporary. You have to actually add the features with your lovey furniture and decor and “stuff” and you’ve taken yours out. I would be thinking that the bathrooms and kitchen need replacing and everything needs redecorating. I would also think it was the house of a man whose wife had left him and taken all the stuff and the estate agent had plonked 3 vases of flowers down in a desperate attempt to add some colour. I wouldn’t pay that much for a house without a fridge in the kitchen.

Luxury Vinyl Tiles (LVT) are renowned for the ability to imitate high-end flooring designs to an impeccable standard.

Ok- in a house of this price you shouldn't need to be replicating high -end. You should have high end

Look at radiators in renovated houses of a similar price. No-one has once white square radiators.

Wow, what a house! It's amazing. The only criticism I'd have would be that for the money, the kitchen seems really underwhelming. It might be worth making the kitchen match the rest of the house!

But that's nit picking. iF you could see my kitchen you'd laugh! My house is worth a million pounds less than yours!

I'll join those saying that it looks too sterile and unlived in. There's no colour or character to it. If I was spending that kind of money (ha!) I'd want to be wowed by the interior. Some art, some warmth (it looks very 'cold') and some individuality is needed to bring those photos alive.

If you own the house at the back as well, then I would definitely spend a bit of extra time/money sprucing up its entrance or hiding it away a bit more.

  1. a nice bin shelter to hide all the wheelie bins

  2. could you add a fence on top of the low wall? Or gates across the front of that drive to conceal it from view?

  3. weed all along the wall/fence between second property and road

  4. sweep your drive and all the communal road. If you recently jet washed (after photos were taken?) then update the pics.

At the moment it all looks a bit neglected and let’s down the beautiful frontage of the property you are selling…
