Our house has been on the market for 2 months - launching as the school holidays started which I think was a huge mistake - with what I'd describe as a handful of viewings (mostly right as it went live).

The price it's been listed at was the agent's price, not ours, and when compared with others locally, doesn't seem OTT. All the agents who came round gave similar valuations too. No viewers have said upon viewing it that it is overpriced either.

We had only one bit of negative feedback and it was only from a couple of viewers, not all - that we are overlooked from the side of our property - so we purchased some 10ft trees to allay that concern.

I'm putting myself out there with a link to see what you guys think so be gentle! Should we stay on the market or take it off for now? I should say we only went on the market as we fancied a project for our forever home and were told there was a massive opportunity in our price range as there is such limited supply.

We’ve recently been looking at houses in this price range and if I’m being honest, I think that while it is a lovely looking house, it is somehow missing the wow factor for me. The kitchen seems very basic, lacking in appliances? and I would be looking for quartz or granite worktops etc (am I right in thinking yours are laminate?) if I am spending that much on a house, I really want a luxury home I can move straight into and live in. Not feeling like we would need to update/replace the kitchen straightaway. I agree with others about being overlooked and so surrounded by other houses. As others have said I think you very much need the right buyer to come along. I really hope these comments are helpful OP.

Looking at the market and what else is available it looks very expensive compared to the 1.1 million and the 900k house on the market locally.

Have prices really risen that much since 04?

I paid £200k more than is on the price listing as I part-ex'd my previous home! But yes they have risen that much according to all the agents.

Is this the £900k one you are talking about? www.rightmove.co.uk/properties/108814958#/?channel=RES_BUY - again, a really busy road and houses left and right very close. Big garden, yes, but not on a private gated road hence the difference in price.

I guess, it's what factors are important to people that determines what you prioritise.

It's a beautiful house but I think it's the kitchen and bathrooms letting it down. Is it a laminate worktop? I think most will be expecting quartz or similar. In their head they'll be pricing it up and won't want to pay your asking price.

Me and my husband have no issues making an offer but we found when selling that other people don't often think they that. Therefore they'll not bother offering say 1.2 as they'll just assume it'll be a no.

I have no idea of the area at all or the market there. But a house that size I would expect a bigger kitchen & sliding doors

I can't help on price for that area. I just wonder if it looks too empty and lacking in personality. Its like a show home.

Oh my god, if you knew the crap packed into those kitchen cupboards! Thanks to Covid people aren't allowed to open them or my secrets would be revealed! Grin

I was advised by the agent to minimise personal effects like photos and as we'd just decorated prior to going on the market I didn't want to stick new holes in walls to add more pictures! Mistake?

I think it’s the price op. I think it’s over priced quite substantially looking at sold prices in the area. Suspect you know that too.
I've taken advice from 3 agents all of whom valued it pretty much the same. There is of course wiggle room in the price. Feedback from the viewers today was that they felt it was priced well! But then without an offer, of course, I've thought the same!

It's a lovely house Op, I think your problem may be that not that many people are in your price range so you have to wait longer for the right one.

If I'm going to be extremely picky (because you asked!). I think you've over decluttered in a few of the rooms, like the kitchen and bedroom, and it looks a little sterile.

Really useful feedback. As a fully fledged hoarder if left to my own devices, that's shocking that I've gone too far the other way. I'll add some life back in! Or just leave my kids alone for 30 seconds in those rooms!

Ok so I'm in Scotland and therefore could buy a castle and massive private land for that price, so can't offer wisdom on that front....the house is lovely and well presented but I think it's a little dated for the market you are going for, kitchens and bathrooms could do with a spruce up. But then again that's personal so maybe better to drop the price so someone can choose their own?

Your house is lovely op. My only criticism and it's not really a criticism is the lack of flowers in the garden. I love a garden full of flowers but appreciate many don 't.
I've planted quite a lot in the front garden - french marigolds and the like but it's harder in the back as we have dogs who would dig em up!

There are too many photos. It’s photo seven before you even get inside. My eyes rolled half way down the street at the photo of the house name!

It looks like you are trying to sell the things in your home rather than the home itself.

I think it's the timing. A few years' ago we listed a house at the beginning of the school holidays. We had never done this before, but were keen to get it on the market. However, nothing really happened until mid September with viewings and then an offer came in October and it completed within 3 months. I think you might find the same.

No disrespect op, but it is overpriced.
The kitchen is very under whelming in comparison to the two links you have just shared.
The house does lack character and has a very new build vibe which I think doesn't appeal to everybody.

Great size house, I do think the whole house is too sterile to be honest. However anyone can see past that and see great room sizes.

Otherwise, house is in good order, great photos. I’d discuss price with EA. Take off the market for now and relist after Xmas

This is a recently sold one a few streets away, it's dated but has potential, conservatory and a pool. Also you will know better but it looks far less over looked than yours. Possibly creative pics but if so get your garden ones reshot and remove the unnecessary duplications maybe.

There’s one super nearby you up with gorgeous period features, also 5 bed detached for £1.1… There’s your trouble… it’s the prices
If you're talking about the one literally on the road next to ours, that house has "issues" and previously sold for £1.29m and has come back to market. You may be talking about another though.

Our house is 16 years old so whilst no period features, it also has no nasties to come up in a survey!

It's beautiful but perhaps a little over-decluttered as others have said. I think the main issue though is it is a small buyer pool at that price, and smaller again when you consider that several posters (me included) would want more for their money if they were paying that much - something that gave it a wow factor like a gym in the garden/ a few acres and stables/swimming pool - that kind of thing. It may well be worth that much given the area etc but it's a very small buyer pool, and now the stamp duty holiday has finished, those that wanted to move in that bracket probably already have

It's gorgeous, but the price!!!
I know. Everything we are interested in is also very very expensive too! It is a lovely area but my eyes water at the prices. Ours is not in the top portion of the market round here! Not even close!
