Gazundered day before exchange

We were all on track to be exchanging this week with completion on for the end of next week. We were waiting on our buyer's searches etc for some time and they finally came through earlier this week.

Call this morning from the estate agent. Buyer has dropped their offer by £15k due to 'immediate issues flagged in the survey' with no details about what these are, no copy of the report and no estimations on how that figure has been calculated. We've said we'd need to see the report to understand the basis for their drop (and to potentially renegotiate... No promises). But they've been reluctant to do this and says they'd be happy to proceed with exchange tomorrow still should we agree to the £15k Hmm

Fuming does not cover feelings right now Angry!!

HeronLanyon · 01/09/2021 07:44

Hoping things are going your way.

ToffeeNotCoffee · 01/09/2021 09:29

We're all over invested and therefore on tenterhooks for the result. Well, speaking for myself anyway !

Geriatric1234 · 01/09/2021 10:35

@BenjiCat update?!

Eviethyme · 01/09/2021 10:37

Any update? :) hope your getting your move

Hungry675tf · 01/09/2021 10:48

If its any consolation to everyone, I am in the exact same position as the OP and have zero update today 😔

JennaPenna · 01/09/2021 10:51

Place marking Smile

Oh no hungry ! Sounds like there’s some hard ball playing going on. Good luck.

How much have they tried to guzunder you?
enjoyingscience · 01/09/2021 12:37

Oh @Hungry675tf that’s shit, so sorry.

The same happened to us and I gave in far too easily. It’s one of my biggest regrets. I was very pregnant and desperately needed to move and the bitch who bought from us knew it. I still hate her seven years on!

Hungry675tf · 01/09/2021 12:50

@flashbac 5k, on top of the 20k they have already had off due to various mortgage valuation/survey issues which we were sympathetic to and met halfway on. They aren't getting a penny more, and if it goes through I certainly won't be cleaning

Just been reading that house prices are still rising at an insane rate despite end of stamp duty holiday. They'll be sorry if it falls through, I'm sure.

Hungry675tf · 01/09/2021 17:56

@flashbac its interesting as the house prices are still very high where we live, so they would be daft. But where we are buying (different county) then things seem to be cooling off. Lots returning to the market or being reduced.

WingingIt101 · 01/09/2021 20:10

How did you get on OP? Hoping it’s all come together in the last couple of days!

fussyhousewife · 01/09/2021 20:22

Benjichat - quite a few of us are keen to learn how things turned out for you.

prisscalledwanda · 01/09/2021 21:09

Im desperate to know!

evie34 · 01/09/2021 21:56

mummyblah · 02/09/2021 12:02

Place marking for today! I, too, am keen for an update :)

BenjiCat · 02/09/2021 12:39

We've exchanged (finally)!!! Grin We are completing tomorrow and have a very busy evening ahead of us to pack the final bits.

Sorry to keep you all waiting. It has honestly been such a busy and stressful week I don't know whether we've been coming or going.

To give you further details about the negotiations. We held firm on the price (as did others in the chain). However, the top of the chain threw a bone of £5k to our buyer to get on with it, which they took very quickly (what happened to £15k!? Hmm). This confirmed to me it was a last-minute CF move. Especially as they still haven't provided the report, or any real evidence of issues.

Anyhow - thanks to everyone for their support. Hopefully, we will move in tomorrow and have a huge sigh of relief and all will be forgotten in time Smile
