Gazundered day before exchange

We were all on track to be exchanging this week with completion on for the end of next week. We were waiting on our buyer's searches etc for some time and they finally came through earlier this week.

Call this morning from the estate agent. Buyer has dropped their offer by £15k due to 'immediate issues flagged in the survey' with no details about what these are, no copy of the report and no estimations on how that figure has been calculated. We've said we'd need to see the report to understand the basis for their drop (and to potentially renegotiate... No promises). But they've been reluctant to do this and says they'd be happy to proceed with exchange tomorrow still should we agree to the £15k Hmm

Fuming does not cover feelings right now Angry!!

Sort of this charming house is unexpectedly back on the market realistically priced for a quick sale, through no fault of its own

Good luck OP! We've just completed today so I've been rooting for you since about 430 this morning 🙈 good luck for next week! The system is terrible and really needs an overhaul. The money for our purchase left the solicitors at 1030 but didn't hit the account until gone 330. The longest 5 hours I've ever known

Similar thing happened to me when I was very pregnant with dd. Stood my ground and out the house back on the market, had dd earlier than planned and when she was 11 weeks old the house went back on the market.

An old friend bought it and sale went through no problems. That first buyer was a cf, the second buyer was a dream to work with.

My great-aunt used to refer to a "gazunder" -- a china pot to wee in, kept under the bed. I always thought it was one of these borrowed words, like verandah, jodphur, khazi. But she did once explain it's called that because it "gers under the bed" 😂

Yes, I come from Midlands stock and recognise the original meaning of 'gazunder'.

The contemporary meaning is quite appropriate when you think about it - people who do this are absolute piss-pots.

Good luck OP, if I read between the lines of your latest post correctly, all they have achieved is a load of additional stress and small delay.

Don't be afraid to tell them to fuck off at the slightest sign they are still piss-potting you around on Tuesday.

Good luck with whatever you decide. I am trying to buy at the moment - nightmare of epic proportions. So I can see why you would want to go through with it having got this far. Really its about time gazundering and gazumping were made illegal. What are our politicians doing?

Buying and selling houses really brings out the worst in some people, doesn’t it? I hate both people who have sold me properties as they both behaved so despicably. I like the person who bought from me though - he didn’t do this!

I am so sorry they did this. I agreed with all the other posters that they are trying their luck. No report, no discount .

If there was a report, then they could could have raised it months ago. I really hope it works out for you OP. There seems to be so much appalling behaviour in house buying at the moment.

When buying our current home, we actually did get a survey report that brought our house valuation in at under the price we were paying. To be fair, we didn’t think that was massively accurate (it was a house that needed a complete overhaul and the price was very fair) but it was a problem for us in terms of mortgage as we couldn’t afford to fully bridge the gap. So we shared the report and explained the issue to the sellers. We agreed to split the difference to reduce the price and everyone was fine with that. No crazy reductions or last minute BS needed.

My most recent buyers when negotiating a reduction just sent excerpts from the survey not the whole thing. They then obtained specialist surveys and quotes for the big ‘problem’ and sent them also (in full so I could see details and what companies etc). Behaved impeccably and so did I. Made the whole process easier.
Will be keeping fingers crossed for you op.

@BenjiCat it’s so stressful isn’t it? Our buyer tried this the day before exchange demanded a gas and electricity check to be done (house was 10years old so all modern!), she arranged and paid and found faults. She had also paid for the full surgery before this and raised petty issues such a broken paving slab and rust on the gate (you could barely see it) ffs. What she didn’t know is that my DH has an company that deals with all those things and we were able to get the minor issues sorted day before exchanging. I think she was hoping we would be stuck and have to agree money off. Hate these tactics
