Gazundered day before exchange

We were all on track to be exchanging this week with completion on for the end of next week. We were waiting on our buyer's searches etc for some time and they finally came through earlier this week.

Call this morning from the estate agent. Buyer has dropped their offer by £15k due to 'immediate issues flagged in the survey' with no details about what these are, no copy of the report and no estimations on how that figure has been calculated. We've said we'd need to see the report to understand the basis for their drop (and to potentially renegotiate... No promises). But they've been reluctant to do this and says they'd be happy to proceed with exchange tomorrow still should we agree to the £15k Hmm

Fuming does not cover feelings right now Angry!!

Its a dirty game isnt it? Bastards, I would tell them to fuck off to be honest but I guess it depends how desperate you are or whether you are willing to call their bluff. I hate the English system that this can happen. Its so so stressful!

Our CF buyers did that and I told them (via the estate agent) to do one. Calling their bluff worked, and they reverted to the originally agreed price.

To add, we can't help but think it's a deliberate knock down tactic. They've been waiting since March to buy our place in an incredibly hot market. Everyone in our chain is desperate to compete and we're expecting a baby in October.Sad

Call their bluff. They're hoping you say you can't afford 15k and offer them something like 5k off. Horrible CF buyers. Please say no.

Was it a full structural survey or just the basic one? If the latter then absolutely no way it could come up with £15,000 worth of work needing to be done, unless you need a whole new roof???

I would just call their bluff.

I'm sure it is deliberate. Presumably they've had the survey for some time? We asked for a reduction in the sale value due to issues highlighted in the survey, but we did this straight after receiving the survey, which was well before exchange.

Our buyer did this, I was also pregnant and they knew. We told them to get fucked and put the house back on the market.

Also to add we shared the report with our sellers, got a tradesmen around to price up the work and also asked them if they'd like to get a tradesmen of their own to do the same as a comparator. If you're genuine about it, you're fair and try to work it out.

If thats the case do you really think they would be willing to lose it at this stage or are they just cheeky fuckers? This happened to a colleague of mine and when she said no buyers said ok we will pay it, she then told them to she would no longer sell it to them under any circumstances now they had pulled that dirty trick. She is very stubborn but fair play to her.

Exactly. Our immediate thoughts were they can get stuffed! But we don't want to cut our noses off to spite our face. We really struggled to find the house we are buying as the market has been so ridiculous.

Such dirty tactics. Any advice on a reasoned response to go back with would be appreciated!

They’re going in hard hoping you’ll begin a negotiation as they think you’re in a weak position. Don’t do it. Give them 12 hours to proceed with original offer or it’s going back on the market. Cheeky fuckers of the highest order!

I would call their bluff. The market is mad at the moment.

And I would only negotiate on sight of the report if it was from a reputable source.

Happened to me. I was pregnant also. They wanted a 10% reduction.

I told the estate agent that I wanted the flat re-marketed immediately and that the purchasers had until 5pm that day to get the paperwork to my solicitor or I wouldn’t sell it to them for any price ever.

Fortunately it worked but I was raging. Absolute bastards.
