I'm still tearing my hair out, sick of being lied to and really really mad with the vendors EA. Useless rude arseholes they are.

Planning on ringing again this afternoon although I'm sure they'll tell me it's none of my business. I mean they're the agent selling a house to me and we are all waiting on their clients onward purchase. How is it NOT my business where they're at.

I'm so mad I could explode.

We received our mortgage offer today. Whoop whoop! But we also received an email from our idiot solicitor who said that the water searches are saying it is a 'commerical property'. It is definitely not. She then said if it is she would have to pass us to her colleague but if it isn't then she would continue but would charge us more money! No reason why. Clearly the 4 weeks of doing sod all is worth paying extra.

We've been trying to call all morning but she won't answer. If she insists on more money then we will find a new solicitor as she has been useless and is already charging a fortune.

Also it's not due to the commercial property error that she would charge more. As she has already said that the sellers would have to contact Southern Water to fix t.

Got our mortgage offer!!! We are having a few backwards and forwards about the house we are buying in regards to planning for the extension but I’m hoping that will be done this week.
We have the contracts sitting on our table to sell our house. So that’s all good. Just the hold up on our end due to the planning stuff.
Our solicitor has been amazing. Quick. Answers emails and phone calls. We have been really lucky.

@blacklilypad How on earth have they decided that they need more money now?! That seems crazy. I hope you get through to her.

Our solicitor has come back with an update from our buyer's solicitor saying she's not aware of any movement on his mortgage offer but he is chasing... Eek.

Our EA is still trying to contact him. Our vendor's EA is very nervous about updating the chain to say that no progress appears to have been made in 10 days, and we're still waiting on the mortgage offer...

I feel sick.

Allegedly the valuation that was carried out 10 days ago was the "wrong type", so a new one has to be carried out, which will go back to the underwriters, and then a valuation would need to be completed here.

In 11 working days, that seems really unlikely, almost impossible. I don't know whether to reply and mention that; or wait for someone else to...

To be honest, I feel like he can't get the mortgage, but is waiting for someone else to pull out so that he doesn't have to pay the legal fees (we've used his solicitors previously, and that's the standard agreement). DH wants to sit tight...

I hope everyone else is having a better time.

I wonder if we're using the same solicitor, *@Okigen* 😬It's very frustrating. I was so stunned that she answered the phone yesterday that I forgot what I wanted to ask.

Still no update from our buyer, whose mortgage was supposed to be with the underwriters until yesterday "at the absolute most".... I have a bad feeling, to be honest with you.

We're buying a house and it hasn't felt much easier... infact DH is convinced that it was a lot more straight-forward when he bought a flat with the same solicitors a few years ago, it was all done within 6 weeks, and all the solicitor part was done in a face-to-face meeting at once.

I hope your purchase is going better now that you can get hold of your solicitor Smile Mine now claims she can't find the seller solicitor's responses and "has chased". The last time it was because of a broken link. The time before that the package was just losted Hmm Each time it drags the process for another 2 weeks. At this rate it won't complete by November, at which point my mortgage offer will lapse. I'm very tempted to just declare the deal falling through because of that. Seriously, this is such a bad time to get onto the property ladder. I struggled to find anything decent even when my budget isn't that bad. And once I found something it seemed anyone in the process just couldn't care less. Had I not been so keen to move out of rentals (which is practically just me paying people's mortgage), I would have waited.

Still no meaningful update just a patronising email assuming I don't know the process even though we've just done it and the whole chain and waiting on their client.

I've forwarded them back their own email telling me the searches are complete from a month ago and asked why it was sent if it's a lie.

I'm furious.

She's emailed me saying well you only offered 8 weeks ago you'd never have completed by stamp duty cut off. What so 10 weeks? It's nowhere near impossible.

I'm so so fucking angry with them. She's all what's the rush!

Well the rush is that I'm living apart from my partner during the week, staying at my parents and it's not fucking sustainable. That's the fucking rush Angry I am so so angry.

@Okigen I'm sorry - I share the same frustration about sort-of wanting to end it now, to be honest. We just seem to chase for four days or so, and then get an update that makes no sense... I really hope the seller's solicitor gets back to you soon Flowers

@Getyourarseofffthequattro I'm so sorry. We had the same from our estate agent for a few weeks, in the middle... they just kept saying that our offer was in July, some people have been waiting since January, we need to be patient.. .I think they always knew it'd never be done in time.

Today's update from us... No movement thus far. I'm so annoyed.

I've had to sit on my hands... I really want to reply to yesterday's email and say that I don't believe that any mortgage company would send around a valuer AGAIN in person, and that even if they did, it'll never be done in time...

DH wants to wait and see what the rest of the chain says.

Weirdly one of the flat owners upstairs is now looking for another property to let. I think he'd be a nightmare to sell to, but DH wants to talk to him and see if he'll try and keep the chain together... but even with the best solicitor, 10 working days seems impossible.

I strongly feel that our buyer can't get a mortgage but needs someone else to pull out, so that they don't have to pay the legal fees. The waiting for someone to do it is painful.

I'm sorry to hear everyone's tough times. This stamp duty holiday just seems to be being used by solicitors to not do their jobs. Lots of patronising idiots saying, 'well we're very busy at the moment as there is a stamp duty holiday'. I feel like saying 'really?! I had no idea. I've been living under a rock for the past 18 months.'

I still can't get hold of our solicitor. So still no idea why she wants to charge us more. DH wants to stick with her and we'll get it sorted. I want to send her an email firing her and telling her exactly what I think of her. DH will probably win. He is much calmer about it all.

Annoyingly, I found a local solicitor who has great reviews and I was about to contact them when DH said 'make sure the sellers aren't using them' as a joke. Because that would just be our luck. So I checked and they are! Which is extra annoying as their solicitors are really good so I was right in my choice but I can't have them. Stupid conflict of interest.

Eurgh, @blacklilypad, that is horrendous.

Can you not use the same firm? We were for a while - not the same people, but the firm was okay. Our solicitor changed.

DH couldn't wait any longer so he contacted the bank directly for an update on our solicitor querying them not doing a physical valuation when the loft room is not officially a room... so now they want a physical valuation. They asked our solicitor for the estate agents' details to arrange it last week, apparently, but she hasn't replied.

I think the sale and purchase are going to fall through now. I'm just sat in tears. Pregnancy probably isn't helping! I feel stuck in limbo.

Our solicitor having heard how shit the ea have been is equally as frustrated. Poor woman is chasing our vendors solicitor as well. She's ready to go and wants to get us completed is sick of hearing from me and is also angry on the searches being done / not being done scenario.

Have my Mortgage offer. But can’t seem to find anything out about the valuation. Wanna bet that just before we exchange something pops up that needs changing. But if they have it to use now we could do something.
I have been fairly calm about this whole process. But to be fairly frank. I’m going off the house and want this whole thing to be over.
If we were not moving due to medical reasons I would give up

Also. For anyone out there. The answer to the password for your mortgage offer is your national insurance number. Why they couldn’t tell u that in the email is beyond me. That would be too simple I guess

@Paranoidandroidmarvin I'd check the valuation status... just from bitter experience today!

Our bank is now trying to book in a physical valuation, but thinks it'll be next week.

Our estate agent has contacted our buyers' mortgage broker to see if his repeat valuation comes through...

But to be honest, I think the chances of the mortgage offer remaining are low. They weren't bothered about the loft room when we mentioned it on applying, and told us not to declare it as a room if it didn't have building regs, but now they seem concerned... and Google suggests the spray foam they've used in the loft around the conversion could make it a hard no anyway.

And if that all comes off, I can't see our buyer having a mortgage, and I don't want to go into rented at 26 weeks pregnant... There's not much on the market here, it'll be slim pickings over winter, and rent is so expensive.

@PlanarJaner I was stunned to. They answer emails. They answer phone calls. They chase stuff up. They have been amazing. They send stuff to us with us not even knowing what they are doing. They are a company that only work in selling houses which is why we went for them. They will be getting a massively good review as well.

She has asked for stuff from the other side that we wouldn’t even think to ask. She has pulled up issues that she wants us to say yea or no to. I will recommend them to anyone I know round here who are moving.

Can entirely empathise with everyone's frustrations here!

We have been told since June that the management company (it's a nearly new build on a private development) is being chased for a document which is essential in order for purchase to proceed. Had read that this isn't uncommon and that management companies can be a nightmare to deal with so fair enough, we braced ourselves for a wait. Found out today that there is no management company!

No idea what to think, we have been so patient and genuinely haven't minded waiting, but feel like we've been lied to now. Really worried that we are being strung along on a wild goose chase which will result in no home at the end of it. Am hoping not though and that it is just a case of more chasing and waiting.

Wow, I'm sorry to those who are going through so much stress.

Our purchase is supposed to be as simple as it can get (hollow laugh). We sold back in June and have moved in with family. Our vendors have already bought their onward purchase. But surprises still crop up. This week's was that our vendors previous solicitors "forgot" to apply for the deeds from the Land Registry!! So we will now have to wait for that to come through.

Plus points are that our bank are carrying out the valuation survey next week, our solicitor says the searches will be back on 1st October and we have agreed a tentative completion date with the vendors (no EA involvement, which has actually made things far simpler!)

It is not possible to relax until the keys are in your hands though, is it?!

We offered on a house in February and it took them 10 weeks to have an offer accepted, although they had at least been upfront that they wouldn't go into rented or break the chain, and they were looking for something specific, and we agreed not to do anything incurring much cost until they'd found somewhere...

@LopsidedWombat That is REALLY irritating. Have they got the paperwork from somewhere else now?!

We're still in a weird limbo. We arranged the physical valuation with the bank yesterday, for early next week.

No contact at all from our buyer, and our estate agent hasn't been able to contact him, so we're all waiting on him rebooking the valuation...

But perhaps most annoyingly - our solicitor sent us an update that is 4 days overdue, and said she hadn't heard back from any of the points, but would chase them... Of the six things she's "chasing", I know for a fact that she's heard about 5 of them, because I'm on CC.

I still feel like we're just waiting for it to collapse, but DH is trying to stay optimistic, and I really hate living in limbo.
