@KleineDracheKokosnuss congratulations! That's great news. You can't wait forever for a house no matter how much you love it. And it sounds like this new one will be great.

@TakeYourFinalPosition I'm so sorry to hear that. Your EA has really let you down with pushing this buyer on you. If your sellers have moved out there's a good chance that they will still sell to you.

Do you have even a vague idea when your buyer might be ready? Would it be worth testing the market to see if you can get a FTB or cash buyer? Might hold the chain together if you say you have ditched him and found a very motivated buyer

I actually received the email from my solicitors! I've very shocked.

It seems I was a little unfair on them. When I spoke to them last week, they said they had not done anything but since then they seem to have raised some enquiries and received responses. So that's great.

Overall, everything looks good. The septic tank isn't to regulation but they had already said they were getting this replaced. And they have included all the details of the installation of the sewage treatment plant. Hopefully, it's a good one. I will have to read up on them.

Anyone know anything about sewage treatment plants that I should look out for?

Oh the September air is coming with contracts and exchanges!
It could just be conveyancers were all in holiday mode last month and we will all be out of here soon.

Do you need a water company to give it the once over maybe?
I don't know where you live but would someone like Thames Water be interested in you getting it right?

@blacklilypad No idea at all about sewage treatment plans, sorry, but I'm pleased that they've done some work and sent over your pack!

Do you have even a vague idea when your buyer might be ready? Not really, although both estate agents seem to be saying that if he gets his remortgage approved on Monday, then the valuation here could be next week, and the full mortgage offer either the end of next week or the week after... probably the week after. So maybe two weeks...

That would leave us with 4 days of September to complete in, so if all the enquiries and things are sorted by then, it's potentially doable. Tough, but doable...

I ended up at the AAU today, so I haven't managed to do much chasing. I'm hoping for movement tomorrow, but it's starting to feel like two steps forward one step back a bit too much!

I'm going to chase up tomorrow because our seller applied for their mortgage almost two weeks ago and we've heard nothing. I've asked several times whether everything else is happening alongside that but to no avail. Aghhhh

May I join in please even though I'm only selling?

I have a house which I've been renting out after failing to sell it a few years ago. I need to sell it now for a number of reasons and the market is a completely different place to how it was back then.

Unfortunately the tenant didn't look after it quite as well as I'd expected despite it being rented out through an agent as I live quite a distance away from it. It's perfectly habitable but needs modernising so it's going to be marketed at a price that reflects that.

It should be going on the market this coming week and I'm trying to kid myself that it will be snapped up quickly and the sale process will be easy and straightforward but then I give myself a reality check when I remember the horrors I had the last time I bought and sold.

It looks like my mortgage people are going to turn down our mortgage. Why do they hate the self employed so much. I wasn’t on furlough. My wage is always going in. I’m devastated.

Well we had a completion date, now someone wants to change it. Chain of 7 so it's been bloody hard work to agree a completion date already and been through every bloody date in september it feels like.

Not exchanged yet, but I've gone back and said no the date set is the date. Hopefully everyone else in the chain will say the same!

We are 1st time buyers and 18 weeks in.
Have been ready on our side for about 6 weeks. Seller has been very slow with their purchase and dreadful at keeping in touch.

Well that's contracts for purchase signed and sent back. Contracts for sale went back weeks ago.

No response from estate agent. Solicitor chasing sellers solicitor. Last we heard they'd applied for their mortgage almost two weeks ago and nothing since. Getting a bit twitchy now I must admit!

So, our vendors didn't apply for their mortgage two weeks ago. They applied for it two days ago. And nobody bothered to tell us until now. Why is everyone such a useless fucking wanker!!!!!! Angry

Estate agents have been in touch with me since then and didn't think to tell me. What is wrong with these people!

No real updates our side... we talked to our solicitor today, she actually answered the phone! She seems confident we could be done in time. She hasn't heard anything else from our buyer's solicitor, so we're hoping all enquiries are now satisfied, as they've had the answers for a few weeks now.

Our buyer was due to have their mortgage sorted today, with a valuation on our place being the last step, and supposed to happen this week... No word from anyone yet. I poked the estate agent earlier but the main lady who has been dealing with us is on annual leave, and someone else responded without an update...

No news from the rest of the chain. It seems to be all waiting on our buyer's mortgage offer. Our solicitor is preparing for simultaneous exchange and completion to get us over the line, but I don't know if the rest of the chain will want that.... Hoping tomorrow brings good news.

The buying process continues to drag on. I'm now on the 4th month and dreaded to think this can continue for a few months more. To add salt into injury, much of the stress was caused by my own solicitor. Never picks up the phone and never calls back. My emails seem to be replied at a whim. My enquiries missed. The management pack was sent in late July and they still haven't received it yet, apparently Hmm If I were early in the process I would definitely switch solicitors, but we are more than half way in now. I did do my homework when picking solicitor: chose one recommended by a friend and had great online reviews. What bad luck.
As time goes by the initial enthusiasm has now evaporated. I think I won't be much bothered if the purchase falls through now, except for the few £k that I had to fork out for this. Maybe I should have picked a house instead of a flat so we'll never have to love again. Angry

I wonder if we're using the same solicitor, @Okigen 😬It's very frustrating. I was so stunned that she answered the phone yesterday that I forgot what I wanted to ask.

Still no update from our buyer, whose mortgage was supposed to be with the underwriters until yesterday "at the absolute most".... I have a bad feeling, to be honest with you.

We're buying a house and it hasn't felt much easier... infact DH is convinced that it was a lot more straight-forward when he bought a flat with the same solicitors a few years ago, it was all done within 6 weeks, and all the solicitor part was done in a face-to-face meeting at once.

Just been told the ea doesn't have to update is and she's sorry if I think they do. Also been told searches have been sent off for on vendors onward purchase.... Same searches we were told had been completed when the offer was accepted. Presumably purchased from a prev buyer.

Fortunately everyone else in the chain has said the date is the date, and the one looking to change has backed down. Apparently the movers they wanted aren't available on that date and it would be 200 quid more for a different firm. Yet if it goes past september they'll lose 2500 quid in stamp duty... glad a bit of perspective has been realised.

So provisionally booked my removals today. I have opted for the packing service, I've seen on here and elsewhere everyone say it's worth it. Was only 150 quid extra which is fine by me, I'd set aside more than enough for moving fees.

Sorry to hear of everyone else with pains and stresses, I don't think I've had more than 4 hours sleep any night for the past two weeks. It's not fun, is it?!

Things are moving now we can see solicitors face to face. It is honestly so much easier to go over documents once, asking questions as you go along before you sign!

Good luck to all those hoping to be done before Oct 1st. Sounds like a few buyers really suck...

I'm due to complete Friday. I'll believe it when I hold the keys.

No real updates here... the rest of our chain were promised an update by midday today, so I'm being chased by a lot of people.

Our estate agent tried to contact our buyer yesterday with no luck... tried again this morning and said she's sent an email and left some begging voicemails, but still nothing.

Weirdly, the email is full of apologies, which is very unlike our EA, and I'm concerned that she either knows that this means his mortgage application has failed, or that the rest of the chain will pull out now.

I can't believe nobody can contact him. He works locally, I'm so tempted to call and ask to talk to him, but that feels a bit weird!
