@PlanarJaner Thank you! I figured it would be something like that. I'm assuming somewhere during the application process we gave the mortgage company our bank details so we can actually pay them. All I could find online is that the solicitor draws down the amount from them to pay for the house in full on completion. I'm assuming no news is good news as I've heard nothing from our solicitor in over a week.

Can I just ask, are we supposed to be doing anything??! 🤔

We are in rented, and all searches have been done for our purchase. Do we just wait now for estate agent/solicitor to tell us something? There are 5 in the chain altogether.

@PlanarJaner @lazyakita - just double check you have signed paperwork for your mortgage! Our solicitor was fabulous (I'm sorry so many on here haven't been) but the day before exchange I mentioned that although we'd had the mortgage offer in the post there wasn't anything for me to sign and was this correct.... she then checked the file and realised that the offer acceptance hadn't been sent to us when her paralegal sent everything else for signature! As she knows me (I work for same law firm!) she was happy to exchange without it but we are local and popped in to sign it that day to avoid any issues for her/us. She would have noticed when she went through her checklist for exchange so it wouldn't have been a massive issue but she needed to be holding the original signature page so if we had to rely on post to get it back to her it could have delayed things by a few days.

(This oversight aside she really was fantastic - our offer was accepted April 9th and we were in a 6 house chain and still completed June 24th)

@niki26 Thank you! I just called my solicitor and he says it all looks OK. He assumes we filled in payment details during the mortgage application process (I feel so stupid but I can't remember, so I'll ask the guy who helped us at the bank to confirm). Our solicitor has sent in the request for funds from them already to give them plenty of time, and says our money for the deposit will clear in time. We paid by cheque and the funds left my account on the 25th August, so if they haven't cleared by 6th September that would be very odd (and terrible, obviously). Ugh. Can't wait to move and not deal with this shit Grin

I'm dying for an update today.

Our EA HATES being chased, so they don't tend to be very useful... but our buyer should have had the house they are remortgaging valued yesterday.

No update from our solicitors yet, or the seller's estate agent. It's so stressful.

Wine to everyone who's managed to exchange/complete and Flowers for those still going through stress.

We've been ready to exchange on our sale since 1 July. Our ftb have done nothing but drag the process out - super slow to appoint solicitors, not responding to emails etc. We've been on the cusp of exchanging multiple times but there's always 'one last thing'.

We've committed to completing on a fixed date now regardless of whether our new build is finished or not, and they're still dragging their feet. They disappeared on holiday last week shortly after demanding to complete 2 weeks before our house was due to be ready (which was never agreed when we accepted their offer) and are now taking their sweet time transferring their deposit to the solicitor.

I was so hoping we'd be done by this weekend but it's looking unlikely now. We've had no direct contact with them but it's taking all my self control not to message the woman on Facebook asking what she's playing at Angry

@PlanarJaner sounds like you have a good solicitor. Crazy that a ROW was ever agreed by anyone. Feels like someone was taken advantage of at some stage in that house's life.

@SaltySeaAir it depends. Is all your paperwork complete? Do you have your mortgage in place? Survey/valuation done? There are stages where you have to just wait and you feel antsy like you should be doing things. If you haven't heard from anyone in more than a week, I usually call for an update.

We had a good update today. Our seller has found a property! And their sellers have secured an empty property so we have a complete and small chain! Only 3 of us.

Our valuation happened on Tuesday and they have valued it at our offer. We have been told we should get our formal offer in a couple of days. Just waiting on our solicitor to actually do some work for us. She keeps prioritising completions which I understand but we are paying her too and 3 weeks with no progression on her part is getting silly.

Well, we finally sorted out the mortgage expiry issues, agreed to break the chain and make alternative arrangements for three weeks while we wait to complete on our purchase.

Only to be hit with the news today that our seller’s seller is doing a whole new mortgage application, rather than extension of offer, and a valuation hasn't yet been booked in. Our buyer’s mortgage offer expires on 14 September and there's no way the seller will be in a position to exchange by then. So either our buyer also applies for a new mortgage (and they've been very reluctant to, which makes me worry something's changed for them) or we relist. Either way, we are unlikely to make the 1 October completion, the chain may well collapse and there is no end in sight to the limbo, stress and worry. Feeling super fed up today Sad

Oh @Househunting21, I'm sorry Flowers, that's really rough.

Have you heard anything from your buyer yet? I guess they'll have to get a new mortgage if they want to buy anything new now, so it's either a new mortgage or staying where they are... I really feel for you.

No updates from our side today. Solicitor emailed earlier to confirm that there's no gifted element to the deposit, and ask me to sign a form, but I don't have access to a printer right now. I'm hoping they'll print it for me if I drop by tomorrow morning, and I should be able to get an update at the same time.

Sometimes I feel really resigned to what will be will be, but most of the time I'm really frustrated that our buyer is so slow, nobody really chases and it's all taking so much longer than it needs to.

Thanks FinalPosition. Our buyer is considering their options - they're a first time buyer, so I'm hopeful they'll stick with us, but it means a few more weeks uncertainty at best. The other option is that we complete with them without exchanging on our purchase, but I have no faith in the top of the chain and am loath to expose us to that much risk.

I completely get you with the swings in emotions. And the frustration of nothing moving- I keep being told everyone else in the chain wants it to work, but it doesn't bloody well feel that way!

@Househunting21 My fingers are crossed that you get good news soon.

We got an email this morning from our solicitor saying that they’d review the whole pack this weekend but then we’d be in a position to discuss completion next week… I couldn’t believe it.

But we’ve just been CC’d on emails between our estate agent & our sellers, and our buyers mortgage valuation failed, so they now want to have our flat valued for the mortgage instead. There’s no news on the mortgage offer, and they feel there might be outstanding paperwork from the leasehold company, but they’re not sure as his solicitor hasn’t reviewed it fully yet. It’s the fourth week in a row that he’s said he’ll sort a survey and then not, too.

They’ve agreed, without talking to us at all, that he’ll try and get a second valuation of our flat next week, and that the sellers estate agent will let everyone else in the chain know that we are “several weeks away” from anything happening.

I’m so mad and frustrated. We had another buyer who was really motivated… they pushed us to this one.

Now we wait to see if the rest of the chain will keep waiting, I suppose.

We have just started down the buying/selling road and all the posts on here are making me wish that we hadn't! My God, it sounds as if most of you have had a horrendous time.

We put an offer in on a house and showed proof of funds as we can be cash buyers. Offers went to best and final and we won. I found it a horrible process as you have no idea if you are overbidding. Hey ho, we won.

We have a house to sell, but the purchase isn't dependent on it.

Our house has gone on the market and we have had one viewer and another on later today. We are hoping for a busy viewing weekend as I want to get it in motion as we go away for 2 weeks in mid September, which is such bad timing I know.

We have lived here 36 years and it feels strange to be moving.

We are in! We ended up exchanging and completing on same day, so moved on 1st as needed. Had to ring and chase constantly to get there though, never been so stressed in my life Grin

I'm torn between going to the estate agent to ask what proof of funds they had and why the plans have changed; as well as querying why we were the last to know, or just leaving it. It doesn't seem that much will change now.

That's great @readytosell! What's your completion date? Do you have long to wait?

My solicitor has done absolutely no work at all. She has admitted this outright. Our offer was accepted at the end of July and we instructed her the same day. I don't know what to do. They were good for our sale but it was a different solicitor and now we've been moved to a partner of the firm and she is just useless.

As she hasn't done anything should we just change firm? They have apparently kicked off searches and we've paid for them so surely they can just be sent over to the new solicitor. Does anyone have experience changing mid-purchase? Or am I just being silly and we should just be patient as it is a busy time for house buying?

Oh gosh @blacklilypad that isn't on at all, I know things have been a bit slower as lots of people have been on leave post the big June push but even so... no advice to give but hopefully one of the other wise MNers will be along soon.

3 weeks time, so just getting my backside into gear. Just hoping no nasty surprises when it comes to exchange... but completion date has been agreed by all parties in the chain and sounds like everyone is good to go.
