Solicitor said best to let sleeping dogs lie. They may not be aware (two of the properties are let out) so alerting them to something they may not be aware of might not be worth the hassle and they might want someone in return. It is what it is! If someone else's undies and bed sheets are hanging over my car so be it!

Yes true, I can't imagine many people would try and hang washing over a car anyway it would be more hassle than it's worth!

more stress here....

DS starts in his new school on Tuesday so me and him are having to stay with my parents because our purchase isn't ready to complete (Well it is, but the onward purchase of the vendors isn't - they have only applied for their mortgage today)

So i have gone to our solicitor and advised we want to complete near the end of this month because I don't want to live separately from DP for literal months, i'd rather we all stayed at my parents house.

She's come back to me basically insinuating I don't know what I am doing, and that the buyers solicitor is chasing and therefore we should do nothing and stay put. Well yes, I'd love to but i cant commute that far every morning to get my son to school.

I'm annoyed because i asked for her professional advice on the time line for completing our sale and she's just given me a load of guff about how I shouldn't do it and i will end up "sofa surfing" FFS woman i have told you i am staying with my parents who have room for all three of us, not on a friends couch.

I am so so mad!

Eurgh, I'm sorry @Getyourarseofffthequattro.

We've had a rubbish day too. Our solicitor was due back today after 10 days off, which nothing happened in. Chased this morning and got told that she's now on leave for the foreseeable future, but a director at the firm will take over. I did then get an update - it's all waiting on our buyer, really.

Our EA has finally confirmed that he's remortgaging elsewhere and has the valuation tomorrow, and will then book a survey for here, and he's keen to complete in September, so I thought we were making progress...

But our sellers' estate agent has just called to say his seller has threatened to pull out if they don't see significant progress, as they've been ready since March.

I don't know how much more I can take.

No progress here either, the Japanese knotweed survey was meant to happen on Friday, it didn’t due to illness. It’s rebooked for this Friday so another week of no progress. I have started trawling RightMove again, got to keep options open, but I also can’t stand the thought of starting again.
I do hope some of you have good news this week, it can’t all be bad.

Thanks @TakeYourFinalPosition I've just had a big cry about it all. I'm fed up. It's basically either possibly live for months without dp except on a weekend or all go to my mum's and risk early repayment fees and get seen as being pathetic.

I've asked twice now if our sellers vendors are getting on with draft contracts enquiries etc whilst the mortgage application goes through. I just keep getting told searches have been done. Yes I fucking know but that doesn't answer my question!!!! Angry

I wish we'd just stayed here now honestly.

I've had movement in the right direction. I see no reason why we can't exchange, eventually.
But every time I think we are close there's a new search which wasn't done.
It's a bit frustrating then I remember how much I'm spending and reassure myself that the checks are good. I just can't understand why these new searches weren't done in the month we waited for the survey...
And it seems to just now have been noted that it would be in our interest to complete before October...
I've also asked for a timeline which didn't come but we're really really close. I can feel it.

Well we have had some positive news (and I feel bad saying this with all the hassle some of you are going through), our sellers haven’t found anywhere and don’t want to hold us up so they are moving in with their parents!

DP is speaking to his solicitor to see how his buyer is getting on and whether he will be able to move quickly, it would be amazing if we could get in before the 30th September stamp duty holiday ends (which affects his flat), but I doubt it’ll be that quick!

I'm finding enquiring about the buyer's status so annoying, too!

Today's update... our sellers' estate agent has officially emailed us and our solicitor to say that his seller has threatened to pull out due to the delays. She's asked for an urgent update on where everything is at, and whether we could set an exchange date... although I'd imagine not, if our buyer isn't ready, as we can't buy the new house and keep the old one.

I'm really trying not to stress. I've got bad braxton hicks today, which feels so early.

Our EA said yesterday that the buyers' remortgage valuation is today, and then they'll arrange the survey for here, so he is doing SOMETHING, but I wonder if it's too little, too late now.

@TakeYourFinalPosition ever so slightly better, i am really not looking forward to living between two houses and basically splitting up our family during the week :(

I am just hoping that the mortgage application goes through quickly because i cant be doing this for months it will drive me mad!

@Getyourarseofffthequattro If it's a standard application, hopefully it won't take long. We got ours at the start of August and went from application to full offer within 3 days.

Our EA keeps telling us the average is six weeks, and our buyer is using Kensington I think, which seems to take longer... but if they're using one of the usual big banks, hopefully it'll be fast. My fingers are crossed Flowers

@TakeYourFinalPosition that is reassuring - ours was with Santander and it took about six weeks, but it was delayed because the valuation was pushed back a week. Our buyers went through in a couple of weeks though so i suppose there is hope.

I am just gonna keep chasing for updates i suppose! Our sellers seem to want to get out soon though and they're already packing so hopefully they will be pushing on!

We are just waiting for DP’s seller’s pack now which will be 10 working days… I don’t know about searches though, presumably they will be next. It’s just making sure his sale progresses quickly now.

I’m finally joining!

We accepted an offer and had an offer accepted on August 16th. There are 3 of us in the chain, all selling with the same agent.

Today we had confirmation that the draft contract has been sent to our buyer’s conveyencer and the pack has been received for our purchase.

Who knows how long the rest of the process will take but everyone seems pretty motivated.

Some stressful stories on here, fingers crossed for everyone.

We completed on our sale on 30th June as we accepted their offer in November and they were desperate to make the stamp duty deadline. And in all fairness they had waited a while and despite being on RM multiple times a day and offering on lots of houses we hadn't found anything. Turned out to be nightmare buyers though with despite them pestering to exchange for 4 months or so when we said yes, they weren't ready at all! So we had a crazy manic few weeks trying to get it over the line.

We are now in rented accomodation and have finally found a property and had an offer accepted at the end of July. It's not 100% what we wanted but it's about 95% so I'm thrilled. I'm already fed up with the process as no one will respond for days at a time and I have no idea where we are at. Do not even know if our seller has found somewhere yet despite chasing the EA. But we've waited this long to find somewhere so I can be patient. At least that's what I keep telling myself!

That is massively reassuring let's hope theirs is the same! If that's the case it really might not be as long as I'm fearing...

We'd like to be completed before stamp duty but.... It won't save us much.

Nice to hear some people moving along.
I’d always thought we’d be done and dusted well before the stamp duty saving at the end of September, but I think if we still go ahead with buying this house we will miss it, I know it’s only £2500 saving but even so I never thought it would take this long, we aren’t in a chain!
I’m looking forward to coming back to the UK, I’ll get to see friends and family and my lovely sons, I do feel bad for DH who has to stay in Canada because of the dog, he hasn’t seen our boys for over a year now.
Just have to hope we can get this house back on track.

The right of way through the house is still there but we've been able to prove that there are no cables or pipes or drains running through the house for which the neighbors could require access. And the solicitor is making sure it only applies to utilities that predate our purchase. i.e. the right of way can never be enforced.

The legal profession is fascinating. But I do wish it hadn't given me a headache...

No public updates from anyone today, other than the email from our sellers EA that his seller was considering pulling out.

Our buyer should have had their revaluation survey today, so hopefully we’ll get an update on that tomorrow, and a survey booked for here if he still wants one…

@PlanarJaner That does sound interesting! I’m glad it’s being sorted.

I have a really daft question I'm going to call my solicitor about tomorrow, but maybe someone here can put my mind at rest for the night!

We complete next Tuesday and we have already transferred all deposit funds to the solicitor. What (if anything) do we need to do now? Does the solicitor confirm the mortgage with the bank, or do we need to go back to the bank to make sure it's all OK? I don't even really know what I'm asking, it's so long since we last bought a house I feel like I've forgotten everything.

@lazyakita I have the same question and memory lapse! I checked my emails from last time and it seems we got one from the solicitor when we completed and that was it. No further communication (I'm guessing because we didn't need to pay sdlt at the time).
We then got mortgage letters at the new address.
It seems to have been rather anti climatic.
