If you were priced out of Teddington...

where would you go?

We've been in Teddington for about 10 years and equity in our terraced house coupled with two inheritances (from very loved and missed parents) and of course a mortgage means that we have a budget of £850k for our next move.

We really love Teddington and the schools here - our DC are at Collis, but for our budget we are looking at something not very remarkable. We have family in Kingston, Hersham and Molesey and lots of friends in the area so don't want to move too far, but we are not sure where to start looking. We thought about Hampton, but hear the state secondary schools are not great, and that's something we need to consider, as well as good primary schools for the next 6 or so years.

Anyone got any suggestions about areas we could look at in the general vicinity?

(I know we are really lucky to have the budget we do and it would buy us a mansion elsewhere in the country, but we'd like to stay near to family)

Do you need to move in the near future? House prices are wild at the moment, if you can wait and see where they go (and continue to add to the pot) it may benefit!

Another one querying why do you want to move. You already own a house in an area you like with good schools.

We've outgrown our house completely - it's bursting at the seams and we can't extend (we're on School House Lane if you know the area). DH and I are both working from home and we will be around 50% of the time at least going forwards and our current set-up isn't sustainable!

OK, I'll bite. This is similar to what we have. This is the kind of size we would like - as you can see we are not aiming for a mansion, but family sized houses the next step up from ours in Teddington are ridiculously priced. Hence me asking for advice. And if you read my OP you'll see we are only in such a fortunate position due to inheritances (from people who died way too young).

I don’t think it was a goady question! Also your second link is just leading me to a general Rightmove search of everything from 1-bed flats to mega mansions, not a specific size/type of property.

Maybe I was a bit touchy - apologies for that. I've just read so many threads on mn where someone posts their budget for a property in the south east and gets mauled for it! Hence my name change. The 2nd one I linked too was a 4 bed on Bushy Park Road.

What about Ham? It's slightly cheaper as it doesn't have a train station, but especially the houses nearer the Ashburnham Estate might be a bit cheaper. You could walk over the lock to get to Teddington schools.

New Malden, Epsom/Ewell, Tolworth side of Surbiton, parts of South Kingston? You'd get a good doer upper for 850K.

No kerb appeal, but scope to improve/extend and probably a deal to be done on price. I think this is a good location for a family, convenient for shops, schools and Bushy Park/Hampton Pool.

I lived in and around Hampton and surrounding areas for about 20 years. In that time the secondary schools have performed at all kinds of levels and seem to change constantly. Teddington was requires improvement but was rated good at the inspection before and vice versa for Hampton High. Turing House gets very good reviews from my dd's friends who went there but you could realistically only move as far out of Teddington as Hampton Hill to be in the catchment.

Further out you have Sunbury and you'd definitely get a decent size family house for your money. Something like this The best schools in Sunbury are church schools so if you're Catholic St Paul's is an Outstanding Secondary if not then Sunbury Manor is also rated good.

Another thought if you don't need to commute into London every day (it's quite a long way from a train station) would be Ham. The prices are a bit cheaper though not much and you have Grey Court which is Outstanding and also Tiffin if your DCs are very bright. This would be in your budget.

Thank you so much that's all super useful - I will investigate Sunbury. And you are right anything could change with any of the secondary schools in the next six years. My nephews go to Grey Court and love it there. We had dismissed Ham because of the transport links, but might be worth a look.

I know what you mean :( But most of our family and a lot of our friends are in this neck of the woods, so I don't know where else in the UK we'd go!

This house is lovely OP, nearly twice the size of the house you linked as similar to your current one. Hampton is a decent area, you'd be fine moving there. Very good private schools, though I don't know about state.

They've refurbished the Teddington house you linked nicely, but personally I find it top heavy. If you have 2 or 3 DC, I'd prefer their bedrooms on the same floor as mine, as in the Hampton house, rather than on top. Plus there's much more living space on the ground floor, and the garage could be converted at a later stage.

Going to properly investigate Hampton, Ham and Sunbury. Thanks for these suggestions everyone that's exactly the kind of advice I was after :)
