If you were priced out of Teddington...

where would you go?

We've been in Teddington for about 10 years and equity in our terraced house coupled with two inheritances (from very loved and missed parents) and of course a mortgage means that we have a budget of £850k for our next move.

We really love Teddington and the schools here - our DC are at Collis, but for our budget we are looking at something not very remarkable. We have family in Kingston, Hersham and Molesey and lots of friends in the area so don't want to move too far, but we are not sure where to start looking. We thought about Hampton, but hear the state secondary schools are not great, and that's something we need to consider, as well as good primary schools for the next 6 or so years.

Anyone got any suggestions about areas we could look at in the general vicinity?

(I know we are really lucky to have the budget we do and it would buy us a mansion elsewhere in the country, but we'd like to stay near to family)

This area of Isleworth is nice and popular with families, near the station. Walk to Richmond is easy and pleasant. Aircraft noise a consideration as it is in Richmond and Kew. Not a bad drive to Teddington.

Have you looked at the KT2 postcode ( Canbury area) in Kingston? Not a million miles from where you are now. Cheaper than Teddington but still has good schools, transport and green space. The Tudor Drive area closer to Ham is also a good hunting ground for family houses.

Wow that house is nice! Thanks so much for the research :) We hadn't considered Isleworth but I'll put it on the list of places to look into.

Ham is a great suggestion. Grey Court is a great school and lots of teddington parents are trying to get their kids in over teddington school now. You do need to bike to Richmond or Kingston for train though as traffic awful.
Would avoid Sunbury unless you are catholic as other local schools not great and it is on a very slow train line.
Hampton lovely but school not great.
TW2 near the new Richmond school?

Thank you and sorry again I got a bit snippy earlier, I know £850k is a huge budget for most of the rest of the country outside of the south-east so I was a bit paranoid I'd get some 'are you diamond shoes too tight too' comments and I read your question the wrong way! Looks like Ham is getting suggested a lot - do you know which primary schools are likely to have spaces, or are they all as oversubscribed as Collis and SMSP?

In the short term , please campaign for a pedestrian bridge at Radnor Gardens, linking Strawberry Hill and Ham. You could live ina lovely house in Ham and have access to schools in Teddington and Twickenham

Have you considered a town house? You will get a lot more space and they are within your budget in Broom Close.

I do understand your dilemma,Teddington is a lovely place to live.

Sorry I don’t know the primary schools in Ham.
I really like the Twickenham house posted above and twickenham is lovely with a fast train into Waterloo.
Hanwell house also lovely and Elthorne secondary is highly rated and Bunny park is close by and lovely with a or the children with a mini zoo. A bit further a way from family in Hersham and Kingston though.

Isleworth is definitely worth considering. Good schools and transport links, and your budget would go further here.

I'm actually looking to move to Isleworth, though as I'm buying by myself my budget is only £650k, so looking more NorthWest of the area.

You should be able to get something in Isleworth Old Town for your budget, which would mean you would get in the catchment for the Blue School. Secondary options the religious schools are the best in the Borough (Gumley girls, Gunnersbury boys, St Marks mixed), so there's that to think about.

I'd say Twickenham is closer to the feel of Teddington as an area compared to Isleworth, as it's more green, and you need to stay away from anywhere near Mogden (sewage works).

Plane noise in Isleworth is no worse than Richmond, and in some pockets better. I'd visit to try and get a sense of it, although with C-19 travel restrictions, there's a lot fewer planes flying at the moment.

We have been to see that one actually and it is a lovely house, the EA asked what we would offer for it, we gave a figure based on ones in that estate that sold at the beginning of the year and we were told that the vendors had already rejected a offer higher than that. Also the houses there aren't straight out freeholds and have lots of covenants on them, so it kind of seemed more trouble that it's worth. And the garden was very small for the size of the house.

Buy you are right townhouses do seem to have a lot more space and we would definitely consider one :)

Thanks for all the suggestions everyone, you've given us lots to think about. Places we are going to investigate are Ham, Isleworth, Hanwell and Twickenham. A friend I was speaking to yesterday has a theory that lots of houses are going to come back on the market in early July as people miss the stamp duty deadline so we will keep our eye on the Teddington property market too and not give up hope we can stay here as we do love it and our DC are happy and settled in their school.
