just cant view any fucking houses!

We are about to put our house on the market, due to go live later this week. EA reckons it will sell quick (a few houses on our street have gone within days) but this issue is there is FA to buy. We have wanted to view 3 houses, which weren't even particularly what we wanted and they have ALL sold before we could even view them. They aren't in "desirable" areas either.

I don't know what to do - EA says sell ours and then worry about it, but if there is nothing to buy we will inevitably have to pull out and i dont want to fuck anyone over particularly. Its a nightmare. I thought things would have calmed down a bit by now!

Is anyone else having the same issues?!

its horrendous isn't it - we are willing to massively compromise as well now we have realised that finding "the one" is unlikely but nope - not even a complete doer upper in a not very nice street has stayed on the market for more than a couple of weeks! I am just praying our timing is good and we can view something when ours is sold that we actually like and can buy!

We had this problem but understand it as a vendor will not view you as ready until yours is sold and the likelihood is they will have sold by time your ready so they don't need to bother with viewings when you are not even on the market. You wouldn't be able to get a offer excepted or very unlikely

It's not been that they haven't let us view because we aren't yet proceedable, it's that they have literally accepted an offer and been listed as sstc before we can even view.

I know some EA's do specify that but we haven't come accross that (yet!)

I am hoping once we have sold there will be something we actually like for sale. Its so hard!

The market is mad that is true, what do you have to lose though?

If you want to move, put your house on no sale no fee, when you get a buyer, start to view, EA will be more interested if you have the chain below you complete, your buyer will need to give you the chance to find the property you want to buy, if you can’t and they start to pressure you, pull out of the sale.

Good luck OP, we moved at the start of the year, bloody stressful, not something I will repeat in a hurry!

oh no! Have you had much interest in that time?

we are in W yorks and its usually a steady market - we viewed bloody loads and had the pick last time we moved, i am not used to this crazy business!

Definitely put it on the market! I put mine on in March with very similar fears (I.e. worrying mine would sell and I'd have nothing to buy) and I was just quite open with people viewing and told them that I hadn't found anywhere yet and there wasn't anything currently on the market I liked either.

I'd say about 75% of my viewers were more than happy to wait - they also know how mad the market is and they are willing to compromise/wait provided they have an offer accepted and can lock that in (as much as possible).

I've not even had a viewer through the door in 2 months either :(

Then you get taunted on the Rightmove alerts seeing a lovely house, and as quick as you've browsed the photos its Sold STC :)

The market is just ridiculous at the moment. I’m helping my mum to move closer to me. Her chain collapsed spectacularly a couple of weeks ago even though everyone was ready to exchange. She has since got a new buyer but now there is nothing for her to buy. When stuff does come on it goes above asking price to people with no chain, even sometimes without viewing it. She’s willing to rent but there’s nothing to rent either!

It’s like a game of musical chairs, but the loser is made homeless!

You need to have the agents tell you about things before they are on the market. They won’t do that unless you have a buyer.

That's what we're doing, I feel your pain though, we sold in September and still haven't found anywhere.

There are definitely less properties around, even though I'm not buying I keep an eye on what comes on Zoopla for the area I live in, there used to be about 10 properties a day, now there aren't 10 a week. Could you get your name down at every local estate agent with what you need & ask them to contact you if anything suitable comes on the market? Other than that if you know where you want to live could you drop a note through the door of every property & see if you get any answers?

We sold beginning of April and houses are selling before we even get a chance to view. Our buyer knows the situation and is happy to wait (I guess they want to keep hold of it because of how things are). EA said there are hardly any houses going up for sale because people are scared they will sell quickly and have nowhere to go...its a catch-22.

We had 12 viewing requests the day it went live and sold within days. A lot of EA's won't let you view a house unless you've sold and have your agreement in principle, its mad atm! Good luck!

West Yorkshire market is still very hot. Many properties have viewings lined up before they even hit Rightmove. Talk to the estate agent selling your property and ask to get notified of any new listings straight away.

We were in your position in March and my friend is in the same position now. Best thing is still to list and just be transparent. We were open with our buyers when choosing between several offers that we hadn't found somewhere yet- one couple said this was fine and they were happy to wait and the other party said they wanted to move before June so would we agree to move into rented if we hadn't found something within a few weeks. I think as long as all parties are able to be transparent about their expectations then you won't be letting anyone down 😊 Good luck, it is all madness right now!

Crazy market in Bucks too. Our house went on the market Friday and was sold by Saturday lunchtime. We have had people knock on outdoor begging to view and prepared to offer more but we are happy with our price and buyers.

Ring all the EAs now, get friendly and be very clear with your requirements. Keep them updated and I found as soon as I told them we had accepted an offer then I was getting lots of phone calls about properties that were not yet on the market (some hadn't even valued it yet, no photos done or anything) which you can view before it hits Rightmove. I prepped my team that I was on the market and would need to move meetings etc to go straight to viewings. We exchanged last week, but the market is crazy!
