We are about to put our house on the market, due to go live later this week. EA reckons it will sell quick (a few houses on our street have gone within days) but this issue is there is FA to buy. We have wanted to view 3 houses, which weren't even particularly what we wanted and they have ALL sold before we could even view them. They aren't in "desirable" areas either.

I don't know what to do - EA says sell ours and then worry about it, but if there is nothing to buy we will inevitably have to pull out and i dont want to fuck anyone over particularly. Its a nightmare. I thought things would have calmed down a bit by now!

Is anyone else having the same issues?!

Have the people on this thread read the other thread where people are having to pull out of sales because they have sold their house but not found anywhere to move on to and don’t want to/can’t rent? Also people who sold a few months ago accepted a lower offer than they would probably get now but are trying to buy in the higher market so are struggling.

It took friends of mine over a year to successfully offer on a property and they were FTBs, they kept losing out at best and final even offering very, very high. What do you do if you’re a family and you’ve accepted an offer but can’t find somewhere to buy? Even if a buyer is willing to wait 6 months - it sounds like a long time but it’s really not and in some areas that could only translate to a handful of houses coming on the market.

Just musing aloud here really. The advice on this thread and from EAs is very much ‘sell your house’ but you’re going to find it much easier to sell than buy at the moment and then if you can’t find somewhere you either have to pull out, move into rented accommodation or buy a compromise house (and probably pay through the nose for the privilege).

I’m not sure what the answer is though! Because I can completely understand why a seller would choose someone who has sold their property over someone who hasn’t. It’s tricky and I think it’s the reason so few houses are appearing for sale just now.

i havent seen that thread @Hotelhelp that is a huge shame!

we have just sold ours this morning for over asking... now just got to find the next one.....! this is going to me more of a challenge.

Its definitely an issue - when we sold/bought last time, we found our house now before selling the old one - it seemed like everyone was doing that. This time its so different and stressfull!

Congratulations on selling yours! Hopefully your estate agent may now start to show you ones they get before they go on the market - that's what we found.

You do have to be super quick - we missed out on one that went on Rightmove 2pm Sunday, we rang at 4pm, allocated a viewing Tuesday aft, it was gone by Monday night.

To those that have suggesting renting, no not really, too nervous that we would be priced out and don't really want the upheaval!
I think this is really sensible. I recently bought and sold, completed in December last year. I am relocating and renting until I can move in August. The house next door to the one I bought has just sold for 50k more than I paid for mine 6 months ago. Had I have just rented I would have been priced out of that area. Its crazy at the moment but I am seeing quite a lot being reduced in the area I current live. (affluent area in the West Mids).

This is scary reading so I don’t know why I have as only confirming what I know !!

We’re hoping to be on the market at end of next week. I don’t think ours will go straight away though. Looking at a wide area and worried we won’t be able to get to places to see them quickly enough. Can’t do rented as have animals and I would worry about being priced out.

I would quite like to do a self build but current building costs and supplies shortages have put me off that idea.

Another one echoing perhaps to move into rental. Would be a massive pain in the bum, but better than buying something you aren’t convinced about.

I recently bought a flat, the one nextdoor just sold for 50k more. I don’t think I’ve ever experienced a housing market like this, perhaps if you move into rented out of necessity, you might find there’s a bit of a drop in price coming that you could benefit from?

Our EA told me that this the business for them has never been seen before. The daft complete before 30 june rule is madness and they are all (well the decent ones anyway) are struggling to prop up chains. Meanwhile the mortgage companies are overloaded as are councils and Land Reg so lots of delays and mistakes.

My guess is that things might settle after this to a more regular rhythm. And for the PP who's house hasn't been listed yet, given all the above, I'm not surprised.

We've had 3 lots of buyers over 3 years and have never managed to find something to buy. We did yesterday -finally! Put in an offer there and then but 20+ more viewings are booked on it and it likely to go to sealed bids, so despite offering asking we are still unlikely to succeed. Madness. Utter madness!

I think that was me @lightlypoached. I’m in the fortunate position that I just want to move rather than need to move for work or anything so I’d rather either keep trying to offer despite not having sold and hope a seller realises there’s no reason not to sell to us or wait until things calm down a little than sell now and risk having to move into rented or lose a buyer because I can’t.

It’s definitely a stressful time. Good luck with your offer. We lost out on one last week despite offering over 15% more than asking price - and that’s small fry compared to some I’ve heard of!

A local EA ( friend) said that renting is a nightmare , absolutely nothing to rent at all in terms of family houses. The local Facebook is awash with people who have sold and are looking to rent . We know someone who is contemplating taking a series of holiday let’s because they have sold but can’t find anything to rent or buy.

There’s some funny stuff going on. I’ve seen a house go on at 800, been on for about a year without a sale, then repriced to 950k (still not sold).

Another corker - flat on the market for ages at 450k, no takers, reduced twice to 425k, on with two agents. One agent sold. The other agent kept the property on the market. The new owners promptly put it back on the market for £485k but it’s still on at £425 with the other agent 😂

Here's hoping the madness will subside in the coming months.

You can’t muck around at the moment as soon as something comes up on right move you need to call that day to arrange a viewing and let them know that you’re proceed-able! Make sure your estate agent is on the case and knows what you’re looking for. If it’s the same area when they go out to valuations they can keep you in mind and give you the heads up

Have you tried Anyvan? I've used them a few times now for removals and they were fine.

We were looking at renting last year and we budgeted what we thought was a fair amount and in the areas we were looking we could rent a 4 bed detached house with a double garage.

Now it is 3 bed detached or semis and terraced places for the same money. The rental market has taken off hugely

@Cocoabutterkim we are so on it. got the 'new property' notification email, phoned within seconds (literally), was in the door viewing 15 mins later. Put in a full asking offer there and then. We still didn't secure it. We have a solid buyer, don't need mortgage and have been beaten by someone with millions in the bank who can buy tomorrow and doesn't care how much they pay.

Very frustrating but maybe it will happen one day ! We've only been trying to move for 3 years....! Mad, mad, mad.

@lightlypoached it’s so frustrating. Do you mind if I ask how long you’ve found buyers are willing to wait? I’m tempted just to market mine but be upfront as say if we don’t find something in 6 months we will pull out ... ours is a FTB house.

@Hotelhelp last lot waited ; months and then we called it a day as literally nothing was coming on. Lucky we did oft it would have been an 18month minimum wait !

Agents tell me people are patient but it's hard to say how patient !

Luckily we don't have to move but it's kind of unsettling being in limbo.

Yea I think agents obviously just want you to sell do they when they harp on about how flexible people are willing to be? There waiting a few weeks and then months and months which is more realistic atm. I saw a post on here where the buyer was moaning that her sellers weren’t even viewing houses she deemed suitable for them and I don’t need to be in that position with a buyer snapping at my heels wanting to know why I’m not viewing X, Y, Z because they can see it’s in my budget and area Confused

Fingers crossed you get something soon! I agree with you so much about the limbo thing and I’ve not even sold yet.

Got this exact problem.
So little coming in the market and yet property where we currently live go under offer in days.
Can't go into rented due to childcare/ school place and a very wide search area. Also friends of ours have done that and will now be priced out of what they are looking for.

If sellers considered offers from people who haven’t sold it would then allow them to sell too and increase stock on the market. Or is that just wishful thinking on my part?

Interestingly I’m on the other side of the coin…
DP and I have bought our home with no mortgage. The owners have said they’d like to relocate to Cornwall however they are delaying the move as they don’t know where to live!
