Beautiful country parks 10 mins drive away and you can get into the city in 1/2hr on the overground.

Great cafes, community.
Near winchmore hill if you fancy some botox! 🤣

I feel safe. And I feel safe letting my child walk to school with his classmates in year 6.
But it is London not Cornwall.

Seen a house there that we like but can't figure out the area

Personally I would look away from the North Circular & not too near the A10. The roads around the triangle shopping area in the centre are very friendly.

I don’t live in PG but not far away. Very popular with families. Hazelwood catchment can be very small so I’d bare that in mind. Properties in around fox lane are great but again check on schools. Depending on where you are in that area you could end up in a bit of a black hole re school places. Unless you’re religious which opens up some more options.

Also be aware that there is a low traffic neighbourhood scheme now in place around fox lane. Some people love it. Others hate it. But worth looking into it to see if that would be a plus or a negative for you.

I like Southgate/Palmer's green area very much. I was looking for a house with my DH and we are about to buy it at At George's road, which is right between Palmer's green and Southgate. However is seems that there is just one primary school catchment which is St Monica's RC primary school. My boy is not catholic. I am not sure if I like the idea of him being in this school. Are there any other options in this are? Please 🙏 let me know. Any advice is very welcome.

Exactly this, PG has a very limited state school choice which explains why it is relatively much cheaper than other part of north London.

I’m afraid that location isn’t the best for schools. Plug the postcode into here and see what you would have got in recent years on offer day. The 2022 distances are also on Enfield and Barnet council websites.

I think you’d probably definitely get a place at West Grove (not the most popular but deemed a good school) and possibly also Firs Farm and Osidge. Both pretty well regarded but a bit of a distance from the house re walking to school.

You may not get into St Monica’s without meeting faith criteria. Good luck.
