It's funny, because exemptions for conservatories and porches are the same floor area (30), separation (doors) and independant heating - the only difference is the roof. Grin

Ughh building survey has revealed visible damp with unknown cause, possible issue with drains, plus other bits that need addressing. Surveyor implied the house is in poor condition for the price. I think we have to pull out.

Ughhhh we viewed this house 10 weeks ago and having kept an eye on Rightmove daily there has been not one single suitable house on the market since. I feel like we will have to wait a while for the market to change

@StrongArm was it you asking about knotweed? If it's in the garden you definitely want to know about it, but if it's 7m away from the house it's fine from mortgage point of view. But you do need it treated professionally- costs about £1500 plus VAT.
I'm buying a house with jk much closer to the building. Only two sprigs spotted by someone looking after the garden as owners have left the country. It's under treatment for next four years. It's not the villian it's made out to be - buddlea for example is worse for harming houses- but it's a bitch to get rid of. This is the only country that treats it like radiation though.

@Livingintheclouds it was me, thanks for remembering. We have also like @Itscoldouthere been dealing with a seller who has no interest in the process so last week I arranged a knotweed investigation, a plumber to look at the heating/boiler and an electrician.

it wasn't knotweed but is russian vine and a massive big lump of it (around 20 foot tall at the back) and they couldn't break through all of it to get to the end of the garden to check for knotweed though they thought it was unlikely. It's a conservation area so they can't just hack through everything to check so I think we will just take that risk.

annoyingly the survey on our house is back but the buyer wants to wait for his solicitor and he's on leave this week so I don't think we are going to hear anything till next week. I'm really worried about the survey. it is a totally and perfectly liveable house - I've lived there for 20 years but reading everyone's comments on here, I am sure he will pick up damp (which we have treated) and other things. it's an old victorian terrace so there is a degree of oldness in the house (cracks). In my mind I've factored in a reduction in price but I really don't want the buyer to pull out especially as we've spent loads of money on the house we want to buy!

I've have a torrid couple of weeks worried about coal mining stuff. My brain! On a positive note I'm thinking of visiting the Coal Mining museum because the subject is quite interesting.

Checking in largely to rant. We are currently selling our London flat. To FTB. And we are moving into rented so chain free sale. Should have been very straightforward but we accepted the offer on 15 April and still haven't bloody exchanged. It's driving me bananas. Survey etc all done, they wanted an electrical inspection too which came back fine and we've now been waiting ten days for their solicitors to get back to us. It's pissing me right off. How can it be so slow?

I think anyone who wasn’t likely to complete by the June stamp duty deadline was just put on the back burner and now lots of solicitors are exhausted and taking holidays.
As a buyer I’m equally frustrated but it’s so hard to make it move faster, we’re just us and the sellers (we sold last year so chain free) but it’s slow and my solicitor really is excellent, but my sellers solicitor is still sending holding ‘we are really busy we will come back in 2/3 days’ emails to all enquiries.

My solicitor is great, responds in hours every time! Theirs was OK too up until this point which is worrying really.

We’re beginning to lose patience - we know that some of the enquiries were answered but in the last week they haven’t been passed over to our solicitor and now she’s on holiday - I’m not asking her not to be, they’ve been busy! We’re not holding anything up - it’s all on their side. No one has any sense of urgency. We’re so fed up of no information or movement.

OH said that if this is looking like going over September we’re pulling out, it really shouldn’t take this long.

Well according to our solicitor we are waiting for the buyer's solicitor and according to the buyer's solicitor we are waiting for our solicitor. Honestly it really beggars belief.

The solicitors at the top of our chain (our vendors' vendor's solicitors) have gone incommunicado Sad Am worried, this is the third time he's tried to buy and radio silence is surely never a good sign. Been ready to go our end since early May - fortunately buyers seem willing to wait but we are desperate to move. If there was anything else available we'd jump but it's absolutely dead round here at the moment Sad So pissed off with the whole process!

Viewed our dream house... but it’s a little over our budget :(

We put in an offer 6% below asking price.... that really is the absolute max we can go.

Now we wait. :/
