Building survey is booked for this week. Eeek. And “the searches are in” according to the estate agent so not sure what that means exactly but the estate agent seems confident we will complete before September

How long is reasonable for homebuyers report to come through after survey? We are 9 weeks in and property we are buying was surveyed last week. It’s an older house so if there is anything massive needs doing or any structural problems I need to know now as each day I fall in love with our new property more and more!:(

@Itscoldouthere we paid for our own assessment. Our sellers also totally disengaged with the process so we decided to send in our own electrician and plumber. Had the price not already been reduced, I think we would have asked for a reduction for the fact that they hadn't done this. As it was reduced already and we didn't want to buy if there was a massive problem (it was a fixer upper but given that most good builders are busy for a year, we know that we will be stuck living in it for certainly 1-2 years), we felt we needed to know.

I think we might have to do the same, the house isn’t a doer-upper but is showing signs of lack of love (they are getting divorced) the seller information they have produced is terrible they seem to know nothing about anything !
I suppose we will have to see if we can get people in if they won’t do it, all made slightly more complicated as I’m not in the UK at the moment, but we need to know it’s safe and will work, even if in the long term may need some updating/replacing.

Ugh. Getting a bit stressed. Our solicitor emailed us at 4pm Friday (why do they always do that??) to say that our sellers actually still have a load of enquiries outstanding on their ongoing purchase and so it's unlikely we will exchange this week.

FGS. We actually met the sellers a couple of weeks ago and they said they were ready to go and just waiting for us!

She also casually dropped into the email that there were 'issues' with the source of our exchange deposit funds (it's being gifted, long story!) which sent us into a flat spin. There aren't issues, of course, but apparently the thing that she'd been telling us was fine for the last 2 months...isn't. Can't help feeling we could have avoided this weeks ago if she'd been a bit more on the ball, but there we go...

Gaaah. Stressed. Tired. Worried. Want this all to be over!

yes I think it's a pain @Itscoldouthere but we felt similar to you in that we couldn't risk the house being unsafe. And I think for the amount of money we are spending, it's a small investment. I think you just have to decide what you will do if the report doesn't give you reassurance you need.

@MaudBaileysGreenTurban our buyers haven't sent enquiries yet despite the surveyor telling me they were likely to raise some! they want us to wait another week. I think a lot of the solicitors/conveyancers are on leave this week because of the mayhem of last week

@WednesdayIsPurple I suppose if they won’t get the reports done they risk us doing them and finding bad news and asking for a reduction on price, but I suppose it becomes a negotiating issue, if someone can’t be bothered to put all their paperwork together to sell their house at the best price, I don’t see how they can expect it to sail through the legal process.
I get that they have emotionally moved on but we are investing a lot of money and need to make sure we know what we are taking on.
I feel this may all take quite some time 🙄

I have no clue what I’m waiting for currently! Buyers solicitor was asking for indemnity insurance for my conservatory. I said no. Haven’t heard much regarding my purchase… so I (probably wrongly!) am assuming that’s going fine!

After getting some removal quotes, we’ve looked at a storage unit for a month, which seems quite reasonable. Cheaper, local, we have a van so can move the remaining essentials ourselves…

Is it normal to have cold feet and be questioning everything about the house you are buying? Not sure if normal and should be ignored or a sign to change things.

I think it’s a bit of both @Themostwonderfultimeoftheyear. It’s probably the largest purchase you’ll ever make so you’d be foolish to not have reservations. You just need to know when they cross the line to either delusion 🤣 or ‘it’s not right’

hello all, just had a offer accepted so we're beginning the process again

hopefully all will go well, it looks amazing but I suspect the survey will turn up a few defects. it's just over 100, so has solid walls and a few disused chimneys.

If this one has the same issues with damp as the one we're selling (we've outgrown it) then I'm buying an ex-showhome instead. I'm not going through all the injection damp course, replastering/redecorating again, it took forever and is no fun with kids/pets.

@Newhousehope did you need Building Regs for your conservatory? If you didn't I don't understand why they want indemnity. If you did, then the indemnity won't cover them for a non-compliant extension any way.

Having had our sale fall through (twice - flakey buyer, nothing wrong with the house!) we are cautiously optimistic about this sale.

When we re-did some of the sellers' forms we had the old ones for reference and they were dated 2 months ago to the day. What a waste of time.

Our onward purchase is all but complete (mortgage/survey/searches and enquiries in - no upward chain) so just waiting for our new buyers to play catch up. I'm somewhat hopeful that we'll be done before the september stamp duty holiday cut off.

@Themostwonderfultimeoftheyear I suppose it depends on the "signs" you're getting.
If my kids weren't happy eldest hates noise and is taking a bit of convincing then we'd stay put for now.
we still need to build a porch at the front (main roads don't mix with cats and dogs) but it looks like planning is a formality from what the neighbours have done. we can still enclose what is there with some french doors.
It's not easy when you have to factor in your job, oh, kids and pets and then find something to suit everyone.
one day I'll have a spotless, white penthouse above the clouds...

@creativebuilder it was here when we bought the house back in 2006. Our solicitor at the time didn’t question it (or if they did, I have no knowledge of it, which is highly possible 🤣)

Gah! My damn buyer has pulled out so I'm back on the market. So far my estate agent has been busy, with one viewing on Saturday and another next Wednesday. The second viewing is a lady who put in an offer first time round but was outbid.

Just spoke to the EA, as didn’t want to badger my useless solicitor again! And within the space of 5 minutes, 2 emails later, both us and buyers have agreed to go halves on the indemnity insurances so we can look to set some dates!
