So the vendors came back yesterday and offered to pick up some of the work themselves. As we realised how hard it is to rent at the moment we are going to ask for a damp survey, drainage survey and a check of the floors as they were the main issues. Will make a decision after that. Have had an awful night's sleep worrying about it all and wishing we had never even started the process of moving quite frankly.

That sounds like a step in the right direction wonderful. What a nightmare though - I completely hear you on the stress impact, it's such an awful process. At least the vendors seem to be keen and trying their best, hope you can get somewhere.

Good luck for tomorrow guessing - hopefully a better house is round the corner. And congrats to Paddington on the mortgage and Maud on exchange date - keeping my fingers crossed for everyone!

Checking in. Survey came back as needing the electrics checked so that was done on Tuesday. All was OK except for a new fuseboard needed so hopefully that won't be too big a spanner in the works. According to my solicitor they are waiting on the buyer's solicitor to come back that all queries have been answered and they're ready to proceed.

Considering this is an uncomplicated sale - they're FTB and we are chain free as moving into rented - I feel like it's taking forever. We accepted their offer on the 22 April so it's over 2 months now. Normal?!

I keep changing names so forget what I've posted!

we are buyer a fixer upper - survey came through - nothing we didn't expect. Damp, extensions that need to come down, electrics need checking, boiler needs checking (it's old) etc. etc.

As the searches aren't back, we've arranged a drain inspection, asbestos inspection, electrics and plumbing inspection.

No news on our survey yet - really worried about it as there are a number of things that aren't perfect with our house and waiting to see how the buyer feels about it!

one question for you all - I thought there may have been knotweed right in back of the garden - the surveyor didn't say anything and he did go through the garden. He also didn't recommend that we get someone to come out and look. I may have been mistaken as I'm no gardener! We have a bit of time - would you get it checked? I'm not sure it would put us off either way though it's probably the one thing we could deduct off the price if we wanted.

@Themostwonderfultimeoftheyear a lot of surveys are commenting on ceilings. The fixer upper they commented on them but tbh they are just old ceilings. What's the age of the house you're buying?

And what was their concern about them? V frustrating for you - I really hope the sellers can sort some of the stuff for you. Would you not consider just deducting something off the price for some of the issues?

We are buying an 1860 - surveyor mentioned how they were old and needed redoing but they are old ceilings Grin and have managed to stay up since whenever they were last done!

So all of a sudden our chain is ready to go and now I'm the one feeling nervous having had it together up until this point. Please tell me it's just typical cold feet :( I'm trying to weigh it all up.

Pros:

  • House is a literal dream house, once in a lifetime type deal. We are both in love with it
  • It's in a good decorative state and doesn't need much work inside, survey results confirm this
  • it will move us to a quieter location than we are in currently, and from a mid terrace to a semi
  • it has much more space than our current home
  • we are putting down about a 45% deposit, so technically it's a "safe" investment in the sense that we are unlikely to need to worry about negative equity etc.

Cons

  • our bills will more than double. Technically it's all affordable, but it means we will need to be more considerate of what we spend and we are both having a wobble about having far less disposable income for holidays, eating out etc.
  • The house is old and we are moving from a well insulated modern house to a house with single glazed windows. It's also listed, meaning even if we do get permission to install double glazing or just better quality replacements, we will be looking at high costs
  • higher maintenance costs in general as survey suggested some outside works required which would total about 20k
  • we haven't been sleeping well due to the stress and upheaval. As I pushed for the move in the first place I'm terrified of making the wrong decision! Our way of life now is comfortable and we could easily pay off the remainder of our mortgage here and have a bit of cash left over in savings.

I didn't believe moving could be so stressful, but, newsflash, it is Sad

DH has asked that the damp be dealt with before completion but is asking for money off for some other things. Seller works on oil rigs however so communication is slow. Really hoping to get an agreement either today or Monday.

Haven't updated in ages, but we still aren't much further forward with our purchase because our vendors have just pulled out of their purchase and had an offer accepted on a different house.

Everything is good to go our end, and we were hoping to exchange in the next week or two, but now it feels like we are back to the beginning Sad

I think you (and I!) need to focus on the positives about moving and remember why you made an offer on that particular house, especially if you haven't seen it for a while! I've been browsing Pinterest to get some decor ideas. It'll be a while before we do anything but I am feeling more excited about the move. Smile

@redavocado Thank you so much, it definitely makes me feel better to know I'm not alone. I haven't been in the house since we offered a few months ago. I think I will go for a pre exchange check as it'll calm my nerves. I took your advice and have been looking at decor and furniture ideas and it did help! I also reside some sums and realised we will have enough from our sale to pay for the new house insurance in full for the year (not an insignificant amount!) and buy the furniture we need for now. That also helped :) I still feel nervous but I suppose that's to be expected in times of upheaval.

@lazyakita house buying/selling was ranked as more stressful than bankruptcy or divorce in a survey! So your feelings aren't unusual

Just to reassure you on the listed front. I had a listed property and we put secondary glazing in which was better than any double glazing I had mainly because the walls were so thick in the first place. They do have different challenges listed property but they tend to hold the heat in well as they needed to!

Maybe ceilings are the current fashion item in surveys. Our survey pointed out that some ceilings were lath and plaster (the parts of the house that are 1920s) and that unlike plasterboard, they tend to fail suddenly when they do fail. I knew this, as I was once under one when it did. Grin
Basically, if they are papered, you don't strip the paper as it may be holding the whole shebang up. So I just painted the paper on those ceilings. When we cleared the loft to re-insulate, we took a look from above, and they seem fine. The odd very slight sag here and there you can see from below, but they feel sound enough, look okay from above, and may always have been like that, i.e., not quite flat. Lath and plaster can sometimes be repaired, if you're very careful with it and it is just a small bit.

Are you basing the doubling bills on the vendor's bills from the property info stuff? If so, you may not need to panic, they may be keeping the house a lot hotter than you would. Older houses ought not to be heated to high temps anyway. With our 1920s house, it had condensation because it had been overheated, partly by an old gas fire being used full blast a lot of the time. When we moved in, it was so clammy it felt freezing in August. Not using that fire, and turning the heating down to a sensible temp, and it's costing a lot less. It's also dried out as a result, so it feels masses warmer than it did at the same temp when clammy. This only works if you are the sort who, when it's cold, puts on a sweater rather than expecting to be able to walk around in a T-shirt all winter. T-shirt types should avoid older houses. Heating them to temps a modern house can stand can lead to them ending up wringing damp. In fact, after a while you get used to cooler temps, and unless you're elderly or ill, it's healthier, especially at night.

They bought the house 8 years ago reasonably done up, but have done nothing to it and it’s now showing signs of wear, but they have supplied no info on previous works, it’s been knocked through, chimney breast removed, no info on building control, electrics, boiler etc.
Survey had brought up possible £10,000 works and suggests we get all services certified and building control certification.
Should we ask them to get electrics/gas/boiler certified ? What if they refuse to do it?
We’ve sold and bought before, but have always provided this info, we’ve not experienced uninterested sellers before so I’m not quite sure what approach to take ?

My sellers refused to give us any of that as it was his Father's house. He said he had limited info on the property so it was up to us whether we wanted to proceed as he had plenty of offers.

We decided to go ahead as houses are going around here before people can even get a viewing. Will get a boiler service as soon as we have the keys though.

Still no further forward than the last time I posted…..Hmm

Though finally the vendors have the information from the management company to pass on to our solicitor- only taken since early March! The management company was taken over in April so that wouldn’t have helped but reviews are not entirely positive!

Their onward purchase is due searches in late July but we’re hoping that they’ll get indemnity insurance so that we can push for a July completion, we’re in rented and need to give notice!

@Newhousehope our movers will be about £1300 and we’re only moving 10 mins (3miles) but that includes packing which is worth the £500 in itself - I’m never packing my house ever again!
Happy to recommend - we’re in Herts but they cover London and Home Counties.

I haven’t heard from anyone (apart from moving quotes!) all week. As we weren’t hitting stamp duty holiday I thought I’d let them off!! But I’m keen to get going now, starting to lose interest for my new house and second thoughts are creeping in!
