Hi I'm getting very bored of waiting now :( does anyone have any idea how long we have left.
Local searches are finally back and only one enquiry left to answer does anybody how long we should have left until exchange/completion?

I’ll follow this as in similar position!
We sent answers back to buyers solicitors Tuesday. Wondering if they will come up with other enquires. Our last sale fell through so keeping everything crossed this time

Similar position here with our sale too. Just awaiting a copy of a guarantee to forward on and then we'll have answered all the queries.

Have signed contracts and returned them in preparation for exchange but have zero idea how long things might take from here.

Have you been asked about exchange/completion dates yet OP? I read somewhere that there is still a way to go if solicitors haven't started asking for dates. No idea if that's true though!

No I haven't been asked about dates yet keep hearing different stories. We have also signed contracts in preparation but still not a clue how long left. How long has it taken you so far?

Ours has only been 6 weeks. But our new buyer bought local authority searches and survey etc from our old buyer. So that saved quite a while. And everything else from our house up is ready for exchange

It's nice to chat to people at a similar stage of the process! I seem to spend a ridiculous amount of time reading these boards and MSE ones just to try and shed some light on it all 😂 Also it makes me feel like I'm doing something Grin

We are (separate from our BTL sale) purchasing a house too. 6 weeks in and all going smoothly but searches aren't due back for another fortnight so obsessive googling is currently focused on the sale Grin

@BlueCherryBlossomi go through phases of that. Refreshing my emails is a habit 😳 as I use a conveyancing company that do most online. They’re quite good actually and you get an automated email when there’s any ‘action’ on your file!

And as much as I love Easter... people moving house do not need their solicitors having two 4 day weeks!!!

Looks like I’m not the only one being left in the dark to how long we have left then 🤔hopefully not to long for us all. Would be interesting to see if anyone has just been through this and how long they were left waiting

We're at the same stage! 8 weeks in, our buyer is FTB and we're breaking the chain and moving in with family- so should be a simple one.

Finding it very frustrating that the solicitors are refusing to talk dates. Glad to hear we're not the only ones in this annoying little boat though Grin

I think it depends on what (if any) enquiries are raised based on the results of the search.

Our buyers had their searches back at the beginning of this week (Monday) we exchanged today and we complete next week.

Last time we moved we had 6 days notice, which felt like it came out of the blue! The time before it was about 6 weeks (20thish of may searches were back and completion was first week of July)

As soon as our searches were back our solicitor started talking dates so hopefully not too much longer for you

We sent replies and management pack back on 26th, if no other queries I think we should exchange and complete in the next couple weeks on an investment flat. I accepted offer mid February.
However, my own sale is slooooow. Accepted offer early Feb, but they just did survey this week and raised enquiries from searches. I have to dig out a guarantee and suspect get indemnity insurance (I know it's useless but it ticks a box).
So, no rhyme or reason to it. It takes as long as it takes.

It all feels like it's been very quick! Just under 8 weeks from offer to completion, so a bit of a whirlwind.

This Easter weekend has felt like the longest ever...

Fingers crossed that everyone sees some progress made this week.

Tempted to give my solicitors a call tomorrow to see if they can shed any light on timescales, but there seems little point given they've been closed for 4 days and we only sent our enquiries back on Thursday. Makes much more sense to hold off until later in the week but ugh, I feel like I have all this pent up 'need to know' energy Grin

The EAs usually keep an eye on what is going on through the whole chain.

Ask them what else is outstanding. There may be extra surveys, negotiations around retentions or other lender requirements going on in other parts of the chain.

As the EA. Tell them you seem ready to go.

Discussion about exchange and completion date happens between solicitors, so you could ask your solicitor to start that conversation.

Hurray Easter weekend is over. I don’t mean that really!! But pleased that solicitors etc are open again!

I made contact with sellers and my buyer over the weekend and we are all keen to get moving ASAP. So everyone is going to chase today 🤞🏼

After employing my highest levels of restraint yesterday I phoned my solicitors this morning, brimming with gumption and a list of things I wanted to ask/chase.

No one available to talk to me. They are going to call back. What an anti climax Grin

Sorry to hear about the bombshell survey on your other thread @Leigh8721. Fingers crossed it doesn't cause too much of a hold up.

We've answered all enquiries now but I'm just waiting for a similar left field bump in the road Confused
